Article: First Look at Glass and Diagonal Bracing at 181 Fremont

Quote:
The column-free floor plates that will host 435,000 square feet of Class A office space are taking shape. When the dust settles, tenants will be treated to floor-to-ceiling glass windows that allow an abundance of natural light to enter the workspaces. Recycling of building materials and an impactful green roof contribute to the building's pre-certified LEED Platinum status

They are working on the floors that divide the office portion from the residential portion and contain "amenity" spaces for the condos (things like the gym and other recreational facilities). I'm not sure if they also contain any mechanical equipment but they are structurally much more complex than the other floors with beefy diagonal bracing that appears to be meant to stiffen the overall structure (and, one assumes, especially the residential floors--people don't like that rock & roll effect in those Richter 3 or 4 quakes that aren't too uncommon in the Bay Area, especially so high in the air).

Once this section, approximately 3 floors in height, is finished, the upper residential floors themselves should go up quickly and we could see topping out in a few months.

"Amenity" floors now appear complete and they are beginning to work on the upper residential floors which should go quickly as they are standard and the same, one floor on top of another, until they reach the crown.

Progress adding floors to this thing seems to have slowed down as they finish up the unique "amenity" floors that separate the office portion from the upper floor condos but they are busily installing glass:

It stopped gaining height for a while, then restarted when Salesforce caught up. However, cladding installation was never stopped.

I think they say it will top out in October. I hope so.

I've seen posts by several people implying the "pause" in new floors had something to do with a competition with the Salesforce Tower. I don't think so at all. I suspect one of two things:

(1) The 3 floors of "amenities" for the upper residential portion of the building are unique and unusually complicated, apparently meant not only to provide for the recreational and other needs of residents but also to add rigidity and strength to the structure. The steelwork for these 3 floors took a l-o-o-o-o-ng time, more or less as the first 2 or 3 floors which are also different and more strongly built than the floors above.

(2) The steel in this building, like that for much of the heavy construction on the West Coast, probably came from China and those of us who live here can recall when the dock strike slowed cladding of several buildings for months. It's possible there was a delay in arrival of the steel though I haven't heard about anything like that.

Anyway, we now seem to be past that issue whatever it was.

You are certainly right but I don't think the reason was anything of serious concern.
