Is market being flooded?

Can someone who knows more than I do tell me if the condo market is not becoming over-saturated with product especially at the mid and high end?

I have a unit and have found it very hard to sell. It also competes with the developer which wants to sell its own.

I have also found it hard to find tenants even it a good location.

LH says it wants to build more condo projects. I see more and more super tall projects such as M.

The older projects (10 years plus) seem to be hard to re-sell due to all the new product.

I am thinking of letting go of a downpayment which is why I am asking.

remember, the world economy has gone through a very serious recession....
(in addiiton to bad simultaneous hits of local political problems, swine flus, etc.)

I personally think you would be giving up at the wrong time...we are slowly going into the up cycle now....not to say there is not an over-supply...there is...but good locations and high quality is a good medium-longer term bet ..

real estate, by definition is a more patient game...if you want quick roller coasters, buy APPLE stock did you see Q4 earnings announced yesterday (close of New York trading day)!!!! stock is humming!


buy when people are panicking and depressed , not when times are great....sell when times are great and people are gorging (not when times are depressed)....

hey Ranch Boy,
if you really in a crunch and have to forfeit your downpayment. Did you ever consider try to sell 10% below the asking price? assuming you paid 30%, then at least you can get back 2/3 of you money. You should talk to an agent before you give up.

project ? Nakheel belonging to Dubai World is restructuring its
debt at the moment.

Iguess they dont even know whats going on with the project, Delloite took over the managment last week, still studying the company, Nakheel was the major Inverstor/Hotel operator as far as i know,but from what i heard they didnt pay yet 100% for their land...

Same may be with the Cappela/Jumeirah, tough i think there they are just going to operate the hotel, not owning the project, so it might not affect that project thatmuch, time will tell...
