There are 700,000 people in Mississauga, but the streets are almost empty. In the summer, I bet Yellowknife gets as many people on the average 100 metres of sidewalk as Mississauga. Mississauga does feel very desolate/ghost town; they're all in their cars, houses, offices, or malls.

that's also my impression. I don't know mississauga well enough, but I have the feeling there were many planning mistakes made there. the city has - no doubt about it - an impressive skyline, but that can't be it. I have been to toronto a couple of times, and I was impressed by the amount of activity at street level (at certain central locations), which I found quite impressive for a north american city, but it seems mississisauga is totally different.

A lot has changed since 2001 the most important thing being that there is a now concerted effort to improve things so create a vibrant pedestrian friendly city centre. I've been going to MCC for years now and I can see the changes, things have improved quite a bit but it's still a few years away from being really noticable to the occasional visitor. When I moved to TO, from Montreal, back in '91 the downtown core and the waterfront was bleak and pathetic but jump forward 15-20 years and things, in many ways, have vastly improved but it took time. Mississauga has made some serious urban planning mistakes over the years but certain bigwigs have finally got it and are trying to do the right thing. But what it comes down to is that people simply have to demand better out of their city and get involved.

I would say that the next 2-3 years should serve as a good indicator as to how effective the city efforts have been. Some of the projects on the go:

1> redevelopment of civic/library square will be completed
2> several new downtown urban parks will be completed
3> Phase 1 of Sheridan college will be open bringing almost 2000 students to the area, phase 2-3 will bring another 3000 students
4> all current condo projects (6) will be completed bringing thousands of new residents including many young families to the core.
5> 7-8 new condo projects would have started and some close to completion
6> A lot of new street level retail will be open for business including at the base of Absolute 4/5, Widesuites and Chicago along with a new full service grocery store north of SQ1 among other retail/shops/restaurants
7> new BRT transit system will be well on its way
8> the ground work for the new Main Street district will be in place

In the next 5-10 years hopefully the new LRT system will be well under construction. One thing that it does need is a full service urban oriented sports and entertainment complex with ice rinks, soccer pitches, basketball courts, sports program, etc. It would be great to see young kids walking along side a revamped Burnhamthorpe with their hockey gear in tow going to shoot some pucks.

I would say that 10 years from now MCC will invoke that wow factor considering how it started off as a city being car oriented to a pedestrian friendly vibrant mini-urban core.
