The Grade A office development KCTL215 developed by Sun Hung Kai Properties (SHKP) in Kowloon West commences its pre-leasing and has been officially named as "Kowloon Commerce Centre (KCC)". A press conference was held today (September 4) during which the developer unveiled the concept behind its name, and the details of the new project including master planning, transportation and environmentally friendly design.

KCC is located in Kowloon West, next to Kwai Hing MTR Station. The project is developed in 2 phases, in which the first phase has been ready for move-in in third quarter this year while the second phase is scheduled to be completed in 2010. Tower 1 is a 35-storey building, with ceiling height from about 2.85m to 3.1m and an average floor area covering approximately 23,000 to 25,000 sf. The total GFA of office and commercial floors inclusive is about 500,000 sf. The project received overwhelming response since its launch and 30% of the office space has been leased.

Sun Hung Kai Real Estate Agency Executive Director Victor Lui said, "The demand for developable land of Grade A office development in traditional commercial district significantly exceeds its supply, and hence the market demand for Grade A office maintains to be strong in the market. As a result, there is urgency for developing a brand new commercial hub. Our Group deems that Kowloon West is strategically advantageous and has great potential. Modeled on the International Finance Centre (IFC) and International Commercial Centre (ICC), we develop the first landmark Grade A office development in Kowloon West and instill new vibes into the district. From aspects of architectural concept, development plan, transportation network, and to greening facilities, KCC is an innovation as it will transform the district and heighten the district's development."

Mr. Lui added, "KCC is situated at a transportation hub with convenient access to Kwai Hing MTR Station and public transport; thus enjoys an advantage over traditional commercial area by the easy accessibility to airport, container terminals, Lo Wu and Lok Ma Chau border, etc. In addition, a ventilated footbridge is under construction, by which tenants can arrive at the Kwai Hing MTR station from the office lobby in just two minutes. Simultaneously, preliminary leasing of KCC has been going well, with about 30% has been leased. We are currently negotiating leases in final stage with several large corporations in which include some multinational companies from traditional commercial districts".

Sun Hung Kai Real Estate Agency General Manager (Office Leasing) Mr. Lo King Wai said, "SHKP actively promotes green building in recent years. KCC adopted various eco-friendly and greening design concepts, and has been the first building in Hong Kong that was constructed complying to the standards and requirements by the Leadership in Energy and Environmental Design (LEED). We have already registered with the Council for the corresponding certifications. The eco concept of this project prevails from within the building itself to the external environment: (1) various landscape area and sky garden were built throughout the building; (2) maximize the use of natural lights by applying the design of double glazed curtain wall system and installing 19-meter high glass main door entrance; (3) in order to enhance energy efficiency, all energy-saving power and electrical installations include central air conditioning system and elevators comply with greening standards; (4) installation of CO2 detectors to improve and monitor indoor air quality; (5) using eco-friendly or recyclable materials, such as reused piling, SFC wood, Low-VOC (Violate Organic Compound) paints, and carpet (GRI Green Label) for construction; and (6) to recycle condensed water from the air conditioning system, which was designed to reduce 50% of waste water disposal. Being the first Grade A commercial building in the district, KCC will be a new landmark development incorporating extraordinary and superior facilities. In the short-run, we believe KCC would promote the development of the district and transform it into the new commercial hub in Hong Kong".

And this is a weird location for Grade A office building. Kwai Hing MTR Station?

It could be useful in bringing up the area a bit. I used the Kwai Hing (or was it Kwai Fong? not sure) station a fair bit last year, and there were a few office buildings along with a sizable mall. It was much nicer and more of a transport hub than I anticipated.

Two towers of strength during turbulent times
Upbeat developer says occupancy at Kowloon Commerce Centre is satisfactory despite the global financial crisis

The Kowloon Commerce Centre, developed by Sun Hung Kai Properties, expects to attract a wide range of businesses including multinational companies, trading firms and those in the garment, logistics and service industries.

The grade A office project at 51 Kwai Chung Road, next to Kwai Hing MTR station, is a redevelopment of a former Kowloon Motor Bus depot and is being built in two phases. Tower 1 is a 35-storey building ready for occupation, providing a total floor area of 500,000 sqft. The second phase is scheduled to be completed in 2010.

Lo King-wai, general manager (office leasing) at Sun Hung Kai Properties subsidiary Sun Hung Kai Real Estate Agency, said the leasing response to Tower 1 had been satisfactory with a target rent of HK$18 per sqft a month, and about 30 per cent of office space at the building had been committed as of last month.

"Our project is in the major transport hub of West Kowloon with easy access to the airport and container terminals. While the large supply of new buildings in East Kowloon has drawn much market attention, Kowloon Commerce Centre [KCC] offers a good choice for companies looking to expand in West Kowloon," he said.

"There is good demand from companies of different sizes in different businesses for quality offices in non-core districts."

Mr Lo said the global financial turmoil created market uncertainties in the short term that could affect the pace of business expansion in certain sectors. But he remained optimistic about the prospects for office leasing in Hong Kong. "The overall leasing market is healthy with underlying demand. The outlook is expected to be stable and there are still negotiations for major leases under way. We do not expect any significant downturn or tenants surrendering space," he said.

"Office leasing is a long-term business. As long as we have demand, the market fluctuations in the short term are not major considerations. Risks always come together with opportunities. Even today, some businesses that had not been hit that much by the prevailing crisis might take advantage of the environment to secure larger space at more attractive rents."

SHKP hopes to see KCC, with its exceptional grade A office building facilities and specifications, help transform the district into a new commercial hub for various businesses.

Tower 1 features ceiling heights from about 2.85 metres to 3.1 metres, and an average floor area covering about 23,000 to 25,000 sqft. SHKP emphasises its environmentally friendly design, such as the provision of landscaped areas and sky gardens, maximising the use of natural light, enhancing energy efficiency, installation of carbon dioxide sensors to improve indoor air quality, and using eco-friendly or recyclable materials, such as reused piling, for construction.

Mr Lo said KCC had adopted various eco-friendly and greening design concepts, and was the first building in Hong Kong complying with the standards and requirements of the Leadership in Energy and Environmental Design.

He said it was SHKP's established policy to actively promote green building and encourage sustainability in various aspects of development - from planning to design, construction and property management.

"We strive to introduce new elements and ideas in our projects to meet the increasing needs of tenants. And we do the utmost to maintain and upgrade our existing buildings with more green initiatives such as replacing the air-conditioning systems with better chilling systems to save more energy," he said.

"A lot of effort is also made on the software side, especially constant upgrading of the property management services. We provide systematic training for our people to improve their skills and the quality of services continuously."

To raise customer satisfaction Mr Lo said the company valued long-term relationships with tenants and provided flexibility in the leasing aspect to cater for their needs. Instead of a standard lease term of three years, for example, it could offer a shorter or longer period to cope with tenants' demands.

Other options include the right of tenants to take up more space for business development when needed.

新地KCC 傳洽租全層有折

【明報專訊】由新地(0016)發展、有「西九版創紀之城」之稱的葵涌區商廈項目KCC(九龍貿易中心),代理界消息稱,正在招租的物業叫租約18至19元,若洽租全層,可接受12至13元的水平。

每呎叫租18至19元

代理指早前有亞洲大型衛星電視台洽租KCC其中數層,但至今仍未成事。「近年商廈供應大增,其實有很多公司正在留意葵涌和東九龍這兩個新興區域,主要是來自灣仔至鰂魚涌的工貿客,又或者是船務、製藥公司,他們不像一些金融行業有『中環情意結』,會考慮其他地區,以減輕租金壓力。」

據悉,新落成商廈選擇眾多,租客的主要考慮因素,除了是租金外,其次便是交通問題。由數個財團合建、連接九龍灣鐵路及商廈的「超級天橋」,至今仍未落成,相信落成後可幫助吸納租客。



九龍貿易中心 多個單位放租

日進工商部區域營業董事楊龍表示,葵涌葵昌路五十一號九龍貿易中心一座各層單位現正放租,面積約二萬一千七百方呎至二萬四千二百一十六方呎,有山景或海景不同景觀,高層單位更可望山海雙景,意向呎租十四元起。

他又指出,該廈由兩座樓高三十五層、配有玻璃幕牆的智能商廈組成,第一座今年六月已入伙,預計第二廈於二○一○年入伙,九至三十五樓共二十三層作寫字樓用途,地下至八樓為商場停車場,料可吸引租戶。

New Office to Function as DHL Global Forwarding’s North Asia Pacific Regional Office

HONG KONG & PLANTATION, Fla. - (BUSINESS WIRE) - DHL, the world’s leading logistics company today announced an investment of over HK$100 million in Hong Kong. The investment goes towards the new 120,000 sq ft DHL Global Forwarding (DGF) office in Kowloon Commerce Centre (KCC) and the “DHL Fashion Competency Center” which is based in KCC. The DHL Fashion Competency Center will develop customized logistics products and solutions, and house a core team of industry experts providing consultancy services to customers in North Asia Pacific.

The Fashion and Apparel sector comprised 11% of total exports in Hong Kong in 2008, and in January to February of 2009 alone, total exports for this category amounted to 16%. In 2008, the export of fashion and apparel goods from Hong Kong to the European Union occupied 36.5% of total exports, with an equivalent value of over US$10 billion(1). In particular, export values to Finland, Russia, Sweden, The Netherlands and the United Arab Emirates experienced double digit growth by the end of 2008 compared to 2007. The U.S. is Hong Kong’s second largest export market for fashion and apparel goods, at 35.6% with a value of close to US$10 billion(2).

“The Fashion and apparel industry is Hong Kong’s second-largest export commodity worth over US$26 billion(3), after electronic products. The sector comprised 11% of total exports in Hong Kong in 2008 and experienced double digit growth in exports to many European countries. We see tremendous opportunity in the coming years. Despite the economic slowdown, speed to market remains crucial for business to stay competitive,” said Hermann Ude, Global CEO, DHL Global Forwarding.

Hong Kong’s total Airfreight export for the Fashion and Apparel sector amounted to more than 130,000 tons while Ocean freight export amounted to over 270,000 TEUs (twenty foot equivalent units) in 2008. The Airfreight and Ocean freight export of the sector is expected to reach over 124,000 tons and 276,000 tons, respectively in 2009.

“Hong Kong is the sourcing, merchandising and distribution hub for fashion in Asia. We believe in the long-term potential of the sector and continue to invest in Hong Kong. The new DGF office will function as our North Asia Pacific Regional office, drawing together a total of 800 employees under one roof. The new office is equipped with state-of-the-art facilities and sustainable features. This is a reason for our selection of the KCC as it is in line with our strategy to reduce our carbon footprint,” said Kelvin Leung, CEO, North Asia Pacific, DHL Global Forwarding.

  葵涌區新地(00016)旗下甲廈KCC(九龍貿易中心)出租情況不俗,相繼有知名品牌租客進駐。市場消息透露,三洋電子剛承租KCC兩層樓面。據悉,該項目由去年招租至今,出租率已達7成以上。

  消息透露,三洋電子承租KCC兩層樓面,分別為27樓及28樓全層,面積合共約4.7萬平方呎,平均呎租約13元。

  據了解,該品牌現除租用尖沙咀港威大廈2萬平方呎樓面外,亦在葵荃區的工貿大廈租用樓面,故該品牌承租KCC為辦公室「升級」。

物業7成樓面獲承租

  KCC去年中開始招租,業內人士指,直至目前為止,已有7成樓面獲承租,當中不乏知名品牌。包括最大租戶DHL,承租共5層逾10萬平方呎樓面。

  另外,投資銀行Wachovia Bank,亦承租KCC一層作數據中心之用,該集團總部則設於中環AIA Tower,而大型電訊公司中國移動(00941),較早前亦承租該廈兩層半樓面。KCC樓高35層,總樓面約50萬平方呎。

  業內人士分析,KCC為葵涌區少有的甲廈新供應,對區內用家有一定吸引力,故成功吸納一些本於葵荃區租用工貿大廈樓面的用家,加上發展商開出租金亦相對便宜,呎租約10餘元水平,故吸引到不少打算為辦公室「升級」的租戶洽租。
