【東方日報專訊】東南九龍一帶雖然以舊樓為主,但自從大型基建陸續拍板後,區內出現不少新進的優質屋苑,如傲雲峰和翔龍灣等,而且更一直是市場的熱捧對象。明年該區將有另一個大型新盤項目「譽•港灣」推出,提供約1,100伙新供應,肯定會是明年東南九龍的焦點所在。

由新鴻基地產發展的譽•港灣(the Latitude),前稱萊茵港,屬近年啟德一帶最矚目的發展項目。整個屋苑由5座物業組成,樓高37至41層,提供約1,100伙單位,單位面積由600至2,000方呎。

半數單位擁海景

譽•港灣間隔多元化,由一房至四房都有,而屋苑就主打1,000方呎以上的大單位,以三房及四房為主。

東南九龍一帶的屋苑多以海景作賣點,譽•港灣亦不例外,約一半單位均擁有維港海景,發展商表示,該盤預期於明年上半年開售,售價將更優於同系的何文田山一號。現時何文田山一號的二手平均呎價約在11,800元水平。

I wonder if they can get a good view of the Kai Tak development. Someone on this forum has to buy one of these units :-D hkskyline?

It's across the road from Kai Tak so the upper floors should have a very good view of the site.

Don't think I can afford the luxury though!

Yes I'm surprised by its "glassiness" too.

Let's just hope for the people who bought these flats' sakes, that they don't build a shit load of gov't housing right in front of them. LOL.

more glass is good, enough to distinguish it from all the other residential towers in hk.

Not having 35 of them all the same height is also good.

Let's hope the towers are as spaced out as they look in the render.

由80至200米 沙中綫車廠暫不受影響 東九龍三地段設高度限制

各區加入高度限制陸續施行,其中政府昨日公布,就慈雲山、鑽石山及新蒲崗分區計畫大綱圖加入高度限制,幅度由(主水平基準以上,下同)八十米至二百米,是次為面積在四千三百零六方呎以上的住宅甲類用地,分別定出三個高限水平,為住宅甲類用地未來發展提供彈性。至於沙中綫車廠項目暫不受影響,高度及密度暫維持現況。

慈雲山、鑽石山及新蒲崗分區計畫大綱圖最新加入高度限制,涉及範圍由鄰近啟德發展區、即太子道東西北面起,住宅及商貿物業高限由主水平基準以上一百米,至內陸慈雲山中心最高限制為二百米,加入高限的地皮主要為住宅甲類用地及其他指定用途地皮。

包括慈雲山新蒲崗鑽石山

有關文件指出,為免在細小地段內發展又高又窄的建築物,並鼓勵合併土地作綜合發展,住宅甲類地皮面積在四千三百零六方呎以上,則分別定出高限為一百二十米、一百四十米及一百六十米水平。

而政府擬用作公屋發展的前新蒲崗工業大廈用地,是次修訂圖則把該地由工業用途改為「住宅戊類」,並限制最高以六倍地積比發展,高限為一百米。文件中顯示,沙中綫項目不設高限,待檢討用地後再作決定。同時有關方面亦在區內加入兩個非建築地帶,及限制兩個狹長地皮高度在十二及五十四米,成為區內的通風口。

免除又高又窄建築物

事實上,區內多個項目由於早前已獲批出發展方案,故此未有受到加入發展限制的影響;不過區內不少舊樓是次則加入高限,幅度由八十米至一百二十米;包括譽•港灣西北面的一帶舊樓,高限為八十至一百米;而聖母書院以南一帶舊樓,亦加入高限一百米,而滙豪山鄰近一帶舊樓,高限為一百二十米。

加入兩個通風口

其中,現正有財團收購的項目,其中獲財團購併的蒲崗里四十至四十四號,是次加入高限為一百二十米,惟該地盤已於五月份獲批圖則,可建一座四十三層高住宅,另加兩座五層低密度住宅,故此偌未來業主不大幅修改圖則,將不受是次加入高限的影響。

至於新蒲崗商貿區方面,該區高限由一百米至一百二十米,其中新世界旗下新蒲崗六合街工地,雖然高限設一百二十米,但早前亦獲批建一座三十二層高商廈,料未來不大幅更改圖則的話,將不受影響。

原築售400伙達標 預告全面加價5%
新地譽‧港灣明春接力

新盤熱銷刺激一手樓市再掀開盤潮,新地旗下元朗原築已售出近400伙,套現逾8億元。發展商稱,項目原定入伙前出售80%單位的目標料將提前達到,達標後將適量加推單位,並計劃全面加價5%;另同系提供約1,100伙的太子道東譽.港灣,剛已入紙申請預售文件,現部署農曆新年後開售。

新地代理項目總監(銷售)張卓秀敏稱,原築銷情已遠超原定開盤首3日沽出300伙的目標,成交呎價2,700至4,700元,售出單位佔85%為兩房戶,80%買家為用家,該盤部分1座兩房戶已加價3%,整項目兩房戶已售逾80%,僅餘少量售價低於200萬元單位。

她指出,該盤原定於明年入伙前售出80%單位的目標,估計快將可以提前達到,銷情達標後將適量加推單位,並計劃全面加價5%,加價後呎價料3,300至3,400元。而項目投資者比例不斷上升,當中15組投資者連購兩伙,3組客分別各購3伙,最多涉資近1,000萬元。

頂層複式意向呎價5000
特色戶銷情方面,她透露,原築已推出的4個面積逾千方呎大單位,全數經已售罄,兩個頂層複式戶意向呎價逾5,000元,但暫未推售。對於銀行調高新做按息,她認為,加息只對買家起短期心理影響,部分買家為鎖定銀行現有按息,可能更會加快入市步伐。

張卓秀敏又說,譽.港灣有機會成集團下個開售新盤,項目剛已入紙申請預售文件,示範單位設於觀塘創紀之城,料農曆新年後開盤,至於原定今年開售的元朗逸林首府,由於至今尚未獲批預售文件,應延至明年才開售。

譽.港灣申預售涉逾千伙
據了解,譽.港灣由5座37至41層高物業組成,提供約1,100伙,標準單位面積約600至2,000方呎,間隔一至四房,當中約半數單位為可享維港海景的三至四房大戶,並以面積1,000方呎以上作主打。新地早前表明,有信心該盤售價可較同系何文田山一號更好。

戈林傳呎價1.3萬成交
另代理透露,同屬新地的沙田壹號雲頂,昨再售至少5伙,兩個為頂層天際屋特色戶,其中面積1,832方呎的6座頂層B室,呎價約1.07萬元。而同區宏安地產正接受洽購的戈林,市傳5號屋率先以3,500萬元售出,呎價約1.3萬元。

新地明年主打九龍盤

【明報專訊】預計本年度開售2400個全新單位的新地(0016),明年的「重頭戲」將轉移至九龍區;新地代理執行董事周國賢接受《明報置業網》(property.mpfinance.com;相關影片稍後播出)專訪時指出,地產市道預計可於明年首季回穩,除了旗下位於西九龍的天璽外,隨着觀塘將進行大型市區重建、以及特區政府拍版自行興建郵輪碼頭(啟德機場原址),東九龍將成「財富集中地」,為集團明年開售的兩大新盤——太子道東「譽•港灣」(新蒲崗裁判署原址)、飛鵝山麓「峻弦」,創造有利的客觀環境。

周國賢:料明年次季樓市好轉

周國賢認為:「東九龍未來將出現翻天覆地的大改變,因為觀塘裕民坊進行大型重建後,將可令當地成為九龍新一代購物區;加上政府拍版興建郵輪碼頭,都對東九龍的地區面貌帶來重大正面衝擊,相信東九龍將可成為香港的『財富集中地』。」

周續稱,譽•港灣、峻弦將有各自的市場定位,前者由於毗鄰郵輪碼,所以定位為「海濱豪宅」;他指出:「郵輪碼頭毗鄰的社區,一定是擁有優美海景的豪華住宅區,樓房價錢一定高,這是世界各國的共通點,所以譽•港灣將被打造為集團在東九龍的地標式分層豪宅。至於峻弦,由於位處半山上,定位自然是『半山豪宅』。」

儘管金融海嘯的陰霾仍未完全消散,但周國賢強調:「相對金融市場,樓市表現相對平穩、安全得多,在海嘯下更加可以發揮資金避難所的角色,預計09年首季過後,樓市成交量和價錢都可雙雙重上升軌。」

新盤好賣二手有升勢

【東方日報專訊】最近市場有兩大新盤開售,帶動樓市焦點重回一手市場。一手銷情向好,部分屋苑即出現業主反價個案,令樓市呈現久違了的熱鬧氣氛。金融海嘯下另一輪新盤焦點,集中於九龍市區盤。不過,最近有銀行率先調高按息,會否對二手市場構成阻力,仍屬未知之數。

金融海嘯後地產市道陷入低潮期,縱使十月仍有新盤推出,但市場缺乏焦點,二手市場尚未復甦。至近日再有新盤推售,銷情理想,令沉寂一時的二手市場迅速被帶動。以元朗市中心一帶的指標屋苑如YOHO Town及采葉庭為例,上周個別業主已趁新盤推售效應,將放盤單位反價5至10%不等。短期將有多個新盤接力推售,當中包括奧運站一帶的新盤如亮賢居及海桃灣。受新盤利好因素,買家入市步伐相對加快,奧運站上月交投已回升至35宗。

加按息影響短暫

不過,日前㶅豐銀行帶頭調高按息,各大銀行亦隨即跟隨,或影響二手市場交投。中原研究部聯席董事黃良昇認為,銀行加按息只是短期因素,預料各大銀行憧憬美國未來仍會減息,調高按息只令本港銀行仍有跟隨美國減息的空間。預計二手樓市只呈短暫影響,加上有新盤推出,樓價較高峰期下跌兩成後,將會暫時止跌,料今年底樓市會出現支持位。

發展商趁熱推盤

新地旗下的沙田壹號雲頂及元朗原築,為金融海嘯後次輪推出的新盤,銷售一周兩盤同時報捷,當中走豪宅路線的壹號雲頂銷情超標,開售首三天即售逾 210伙,套現逾30億元,為金融海嘯後套現金額最多的新盤,部分單位已提價5至10%,整體平均呎價約7,300至7,500元,特色戶呎價最高達 1.5萬元,當中20至25%買家為投資者。

同系另一細價新盤原築則主攻上車客,以入場費低約150萬元起作招徠,開售首三天大賣近400伙,當中第二、三座標準戶已近沽清,並數度加推單位,售出的單位呎價介乎2,700至4,700元,八成買家選擇即供付款。以上兩盤分別吸納上車、換樓兩種買家類型,而不少買家亦選擇即供付款,顯示市場貼近市價開盤,縱使發展商逐步提價,市場仍有一定承接力。

新盤銷情熱烈,令部分發展商重拾推盤信心,不少正計劃趕在今年尾班車推售的新盤,正蓄勢待發。華懋九龍城豪門一期在本周三進行優先認購,即晚更沽出逾20單位。鄰近的譽.港灣則最快明年農曆新年後推售。囱基三個市區單幢盤大角咀亮賢居、佐敦德成軒及旺角百匯軒亦將考慮短期推出,其中德成軒入場費約280萬元起。

豪門一期 譽.港灣

短期擬推出的新盤,焦點將重回九龍市區盤,而華懋旗下位處九龍城的豪門一期,是接力推出的另一個單幢新盤,發展商公布最新價單,呎價約5,000元起。

豪門分兩期發展,一期鄰近富豪東方酒店,提供212伙,標準單位面積介乎700至1,100餘方呎,設有約2,000方呎特色戶,物業屬現樓,已於早前取得入伙紙及滿意紙。華懋售樓部總經理吳崇武表示,已於日前派發最新價單,華懋會會員可享2%樓價折扣,另買家如提前付清樓價,最高可獲樓價3.8% 折扣優惠。

至於附近亦有個較遠期的大型新盤,為新地旗下的譽.港灣,整個項目由5座物業組成,提供約1,100伙,間隔甚多元化,由1至4房都有,主打逾千方呎的大單位,吸納區內的換樓客市場。

發展商表示正入紙申請預售樓花同意書,最快可於明年初推出。

亮賢居 海桃灣

大角咀亦有多個新盤擬於短期推售,已有一段時間未有新盤推出的囱基地產,位於大角咀的亮賢居單幢新盤,可望於明年初登場。

亮賢居坐落大角咀詩歌舞街83號,鄰近同系的港灣豪庭,雖為單幢盤設計,但自設雙會所,讓住客享用多種會所的動、靜設施。

標準單位由兩至四房(連雙套房)設計,兩、三房比例各佔一半。

另位於同區奧運站的海桃灣,由南豐及市建局合作發展,早前發展商曾透露,可望於今年聖誕推出。屋苑由3座物業組成,提供522伙,屋苑將以三房大單位為主,佔整體供應60%,每戶面積由700至2,000方呎,逾半數單位可遠望海景景致。

譽•港灣Mikiki明年招租

新地(016)旗下太子道譽.港灣商場已命名為Mikiki,投資額約13億元,總樓面面積約二十一萬方呎,預期 2010年落成,並計劃在明年年初起招租,意向呎租則未有透露。集團代理租務部副總經理鍾秀蓮表示,對於未來兩年的商場經營環境持審慎樂觀態度,並預期旗下八大商場在本月20日至明年1月1日期間,人流將按年上升12%至八百二十萬人次,營業額則上升10%至3.7億元。

另一方面,新地近年舉行連串活動推動閱讀文化,其中為基層兒童推出的閱讀活動,包括贊助二百名來自屯門、天水圍和九龍城等區的小四至小六學生戶外活動,並給予學生津貼購書。集團執行董事黃奕鑑表示,在金融海嘯下,家長為子女購書或添壓力,商業機構應協助,故集團明年將在推動閱讀等環節加大力度。

新地太子道東商場耗13億

【東方日報專訊】啟德發展計劃帶動下,區內零售前景被看高一線,新地(00016)旗下太子道東638號商住項目,其中商場部分已命名為Mikiki,總投資額約13億元,現時有興趣的準租戶包括餐飲及大型超市,項目最快明年初招租,意向租金會參考同系觀塘apm等。

命名Mikiki推廣費千萬

新地代理租務部副總經理鍾秀蓮表示,受惠於啟德發展區大型計劃,將帶動區內人流及消費,加上沙中線效應,區內零售前景佳。為配合Mikiki於明年初招租,料推廣費逾1,000萬元。至於意向租金,她表示,去年已參考了5、6個大型商場,將稍後公布。

太子道東638號商住項目,住宅部分為譽•港灣,商場Mikiki共由三層組成,總樓面約21萬方呎,預計二○一○年第二季落成。

8商場聖誕生意料多10%

鍾秀蓮另預料,新地旗下包括上水廣場等共8個商場,今年聖誕節期間的營業額約3.7億元,人流量約820萬人次,將較去年同期分別增加10%及12%;另預計該8個商場於○九至一○年的營業額,可錄得10%至15%升幅。

新地代理租務總經理馮秀炎稱,新地旗下包括大埔超級城等11個商場,本月首兩周人流達1,300萬,營業額2.3億元,按年升逾18%及12%,而大埔超級城期內人流260萬,營業額9,000萬元。

Just another information on height: The tallest tower is 166mPD high, and the ground level is around 5.5~6.5 mPD.

譽•港灣 賣郵輪碼頭概念

【明報專訊】自去年底開始「發力」推盤的新鴻基地產(0016),在踏入09年後,除計劃推出九龍站豪宅「天璽」外,另一位處東九龍太子道東的大型屋苑——「譽•港灣」(新蒲崗裁判司署原址),亦有機會於今年首季推出。由5幢大廈組成、提供約1100個單位的譽•港灣,除被發展商定位為東九龍地標式分層豪宅外;更重要的是,譽•港灣前臨特區政府已拍板興建的國際級郵輪碼頭(啟德機場原址),是本港少數坐擁「郵輪碼頭概念」的屋苑。

新地代理執行董事周國賢表示,根據如北美、加勒比海國家等的發展經驗,在郵輪碼頭毗鄰地段發展的住宅,都會成為有關地區的指標性豪宅;此外,郵輪碼頭對當地旅遊業,乃至整體經濟發展都會大有裨益,而碼頭周邊更特別具有「聚寶盤」效應。周續稱,譽•港灣除定位為「海濱分層豪宅」外,更會打造為新地在東九龍的指標式物業。

單位面積600至2000方呎

預計2010年落成的譽•港灣,戶型選擇性相當豐富,單位面積介乎600餘到2000餘方呎,標準戶型的間隔由1至4房不等,但當中會以面積超過1000方呎、向海景的3、4房大單位作為主打。

此外,屋苑亦會提供多款複式、相連、連私家花園的特色大戶。新地表示,譽•港灣目前尚待批發預售樓花紙,預料最快可於本季內登場。

至於譽•港灣基座的20.5萬方呎商場「Mikiki」,將會以年輕、型格為路線,預計將是繼觀塘apm後,東九龍另一焦點商場。

Mikiki年租金料達5000萬

新地(016)旗下新蒲崗項目「譽.港灣」基座部分的商場Mikiki,正式開始招租,預期全數租出後每年租金收入約五千萬元,零售樓面每方呎租金約五十至一百元水平。

新地代理租務部副總經理鍾秀蓮指出,Mikiki至今已錄得約一百個準租戶的查詢,包括大型超市和餐飲等,集團首階段招租將集中在餐飲、生活超市和娛樂設施,預期租戶租合以餐飲為主,佔約三成,時裝和化妝品約佔二成半,娛樂設施和超市分別約一成半和一成。

總樓面約二十一萬方呎的Mikiki,將分三層發展,其中零售舖位面積介乎三百至三千方呎,餐飲以一千至三千方呎為主,另設四個面積約三千至四千方呎的複式舖位,預料適合時裝或體育用品零售商。

鍾秀蓮對今年的市道保持審慎樂觀,並表示部分商戶亦相信市場存在商機,普遍期望租金出現彈性。她指出,旗下租戶磋商續租時租金升幅有下調的情況,惟仍有逾一成的升幅,並強調沒有出現退租的情況。

另一方面,為配合項目的租務活動,發展商亦斥資約一千萬元,在將軍澳中心設置一個樓面約八千方呎的Mikiki概念館,予準租戶參觀■

Considering much of that area has few glass buildings until the commercial ones in Kowloon Bay, these will offer quite a huge contrast.

新地譽.港灣及峻弦上半年推

由新地發展的兩個東九龍區新盤,均會在本年上半年推出市場,合共提供逾一千八百伙,其中新蒲崗譽.港灣,會在農曆新年後再行推售,預期可在第一季登場,售價會參考九龍傳統豪宅區的造價,至於牛池灣峻弦,將緊接其後,在第二季發售;另外,同系元朗原築,現已售出八成半單位,目前就夥拍兩家銀行,推出樓按優惠吸客。

共提供逾1800伙

新地代理業務部項目總監(銷售)張卓秀敏表示,集團旗下兩個東九龍區新盤,合共提供逾一千八百伙,當中新蒲崗譽.港灣,在早前已入紙申請預售樓花同意書,會在農曆新年後進行推廣,預期最快可在首季推出市場發售;此外,現時該盤已錄得五百宗查詢個案,除本地人士外,也有來自內地及東南亞人士作出查詢。

譽.港灣半數擁海景

張卓秀敏再指,譽.港灣的意向價,會參考九龍傳統豪宅區的造價,包括何文田,至於示範單位及展銷廳,就設在觀塘創紀之城內,可望在首季開放。此外,該盤約有一半單位,可擁海景景觀。

譽.港灣提供約一千一百五十九伙,由五幢物業組成,標準戶面積介乎五百三十三至二千零三十二方呎,間隔由一房至四房,主打逾千方呎的大單位,同時也設有特色戶。至於物業逾千方呎的大單位,均可擁有海景景色,而兩房戶就主要可擁山景景觀。另外,該盤可在明年下半年入伙。

同系牛池灣峻弦方面,張卓秀敏指出,該盤會在稍後時間申請售樓紙,預期可在第二季,待譽.港灣發售後再推出市場。而物業提供約七百三十餘伙,由五幢物業組成,面積由五百餘至二千餘方呎,每戶均有露台,單位間隔由一房至四房。同樣可在明年下半年入伙。

原築累售85%

另外,元朗原築方面,張卓秀敏再指,現時物業已售出八成半單位,標準單位尚餘七十餘伙待售,暫時未有提價打算,但開售至今,已有百分之三至五的累積升幅。

目前亦夥拍兩家銀行,推出樓按優惠,其中與星展銀行合作的按揭計畫,首兩年息率為P減二點二五,實際息率為三厘,其後息率為P減二厘。而另一個樓按計畫,就與渣打銀行合作,首三年定息為二點八八厘,其後為HIBOR加零點七厘,而年利率上限,則為P減一點七五,P會以當時的水平作準。
