SHKP launches sales blitz

Sun Hung Kai Properties (0016) expects the real estate market to improve in the first half of the year and plans to go all out to sell flats.

The market is expected to record more transactions and end users will dominate the market, said Sun Hung Kai Real Estate Agency executive director Eric Chow Kwok-yin, adding that banks have started to loosen their lending requirements. He described 2009 as a year to sell flats.

However, Fitch Ratings said the outlook for Hong Kong's luxury and mass markets are negative, reflecting the current global economic downturn.

``2009 is expected to be a tough year, in particular, for the luxury market,'' said Michael Wu, director of the agency's Asia Pacific corporate team.

Positive market signals might emerge when local banks start adopting less restrictive lending policies, which is largely anticipated to happen after the Lunar New Year, said Piers Brunner, managing director at property consultant Colliers International.

But SHKP remains bullish, saying that it aims to sell projects such as The Cullinan, One Hyde Park, The Latitude and the second phase of Harbour Place and Peak One this year. SHK Real Estate Agency executive director Victor Lui Ting said the company expects to reap HK$5 billion from selling 200 homes at The Cullinan at Kowloon Station after the Lunar New Year.

He said 2011 will see a peak of sales in the company's development at Kowloon Station, including The Cullinan, which has a total of 800 flats.

Premium units are priced at HK$15,000 and HK$20,000 per square foot. One prospective buyer reportedly offered HK$30,000 psf.

Sales project director Amy Teo said the developer has received the presale consent for its Yuen Long project, One Hyde Park, and expects to begin selling after the first quarter.

The developer is awaiting the presale consent for The Latitude in San Po Kong and hopes to launch it in the second quarter.

海桃灣傳874萬入場新地擬推譽.港灣 定價參考天璽

【太陽報專訊】市區新盤魚貫排隊登場,南豐今起以預約參觀形式開放示範單位的奧運站海桃灣,代理稱,該盤昨突流傳1座6個海景戶的參考價,平均即供呎價8,343元,售價874萬元起,定價貼近同區二手海景戶市價;另新地今加推紅磡海濱南岸1座園景兩房戶發售後,之後部署接力開售太子道東譽.港灣,定價參考同系天璽。代理稱,昨日流傳的海桃灣第1座6個A、B室海景戶的參考價,單位分布11至43樓,面積1,110至1,300方呎,即供售價874萬至1,140萬元,呎價7,874至8,769元,據悉,該盤提供一百八十天成交期付款辦法,入伙前分段先付樓價15%作首期,並需按即供價多付約5%。他指出,南豐低調透過代理接受買家出價預留單位,但暫未落實任何單位的交易,據悉,買家需提供30萬元本票及相關資料才可進行預留,另市傳首推6伙已悉數獲預留,日內料可落實成交。

代理認為,首推海桃灣參考價單單位,屬項目優質的1座A、B室海景大戶,料可為樓盤確立高價指標。據悉,目前同區海景單位的二手呎價介乎8,000至逾1萬元,該批單位參考價可算是貼市價;另下周一,南豐將與星展銀行公布該盤銀行按揭優惠。港置陳子光稱,同區君㶅港2座中層D室,剛以1,700萬元易手,呎價約7,834元,原業主持貨近兩年獲利37.5萬元。

濱南加推 下周封盤

另新地代理執行董事周國賢昨午稱,海濱南岸今將加推1座A、K室園景兩房戶發售,下周起封盤,他透露,發展商早前曾向代理要求取回項目撻訂單位的已付佣金,但與合作夥伴商量後,有感該盤重售以來銷情理想,且絕大部分撻訂單位經已重售,故決定昨起至周日期間,若市場共促成該盤200宗一手成交,發展商便不向代理追討撻訂交易的已付佣金。他稱,集團正積極部署接力開售譽.港灣,項目料於月內獲批預售文件,售價將參考同系天璽,他強調,該盤用料、景觀及前景等均會創造東九龍區豪宅的新定位。

譽.港灣接五千登記 月內售

新地之前推售九龍站天璽及紅磡海濱南岸,銷情報捷,故乘勢於短期內開售太子道東譽.港灣。發展商透露,該盤早前進行的路演共錄逾5萬人次參觀,初步已有逾5,000組買家預先登記資料查詢,項目將以貼市價開售,首批有機會先售剛命名為雋譽的第6至8座單位,而第1、2座樓王則已命名為尚譽。

內地客3800萬掃濱南
新地代理項目總監(銷售)張卓秀敏表示,譽.港灣料於短期內獲批預售文件後隨即開盤,正部署最快月內以貼市價發售。項目有機會先推第6、7、8座雋譽的單位開售,具體安排待定,而第1、2座樓王已命名為尚譽。

新地代理高級項目經理(銷售)林青龍稱,譽.港灣整體佔50%單位為三房或以上間隔,而所有座數的A、B室均為逾千方呎海景大戶。

另中原稱,一名內地投資者連購紅磡海濱南岸8個一手單位,涉資3,800萬元。

新蒲崗譽.港灣 料貼市價登場

新地旗下的新蒲崗樓花「譽.港灣」,現時仍待批預售樓花同意書,不過,發展商積極軟銷,最新公布單位間隔及呎數,並部署先推出第6至8座,以貼市價登場。

新地代理業務部項目總監張卓秀敏表示,「譽.港灣仍未批出售樓紙,但可望在月內批出及推售,而設於觀塘創紀之城六期的售樓處及示範單位,已接近竣工。另外,為配合物業坐向優勢,現將樓王第1和2座,命名為『尚譽』;第6至8座則名為『雋譽』,其中雋譽有機會先推出市場,涉及 750伙,面積由663至1,337方呎,提供2房至4房設計。集團將參考九龍區豪宅價,以貼市價推出。」

譽.港灣5幢物業共提供1,159個單位,標準單位面積由約571至 2,032方呎,當中5成為3房或以上單位。另物業更設不同類型特色單位,面積約由571至約3,217方呎,包括31個連平園單位、5個連天台花園單位、3個相連單位及7個複式單位。

譽.港灣下周賣600萬有找

多個新盤爭相在下周一連四天的復活節檔期推售,其中新地太子道東譽.港灣今日率先開放示範單位予傳媒參觀,首階段推售200伙,海景戶意向呎價8,000至逾1萬元,料入場費有機會低於600萬元。至於昨日正式獲發預售文件的天水圍慧豪廷,發展商長實表明,為滿足區內及元朗區「上車」客,單位入場費料 100餘萬元。

新地代理項目總監(銷售)張卓秀敏稱,譽.港灣可望日內取得預售樓花同意書,設於觀塘創紀之城6期的展銷廳及四個示範單位已竣工,暫未決定開放予公眾參觀的時間,該盤本月四日起一連十天會在觀塘商場apm進行新一輪路演,惟銷售部署最快可望於下周進行,其中兩房戶最細面積700餘方呎,料入場費或在600萬元以下。另市傳該盤會先推逾2,000方呎四房戶。

世紀21富山鄭國志稱,鄰近的新蒲崗越秀廣場1座低層F室,獲同區用家以197萬元承接,呎價3,288元。

濱南摸出月賺25萬

而新地等上月減價重售的紅磡海濱南岸,再錄第3宗投資者獲利個案。中原鮑志德稱,1座中層E室以378萬元「摸出」,呎價約6,000元,原業主持貨一個月賺25.7萬元。

另長實地產投資董事劉啟文稱,慧豪廷於昨日取得預售文件,會盡快推售,料首批推出多於20伙,定價將參考同區二手價,料最低售價100餘萬元。項目一期有兩成買家來自內地,慧豪廷料會到深圳及珠三角等地推廣。

長實執行董事趙國雄料,慧豪廷會以市價開售,首批以優惠價推出,近期多個新盤同時開售,令樓市興旺,有助增加市場透明度。中原王樹明稱,慧豪廷即將開售,一期慧豪園業主紛紛反價或封盤,及將議價空間收窄3至5%,令三月成交量按月減45%,其中1座高層H室,作價193.8萬元,呎價2,432元。

翹翠峰傳今派價單

此外,新世界的元朗翹翠峰,發展商有機會最快於今日派發價單。

另何文田半山壹號半山徑27號一高層單位,市傳以2,400萬元售出,較原業主一手購入價逾3,400萬元,帳面蝕約1,000萬元,貶值30%。

太古城地產高級發展經理馬淑貞稱,北角港濤軒上周已通知97個單位的業主收樓,並全獲銀行估足價,個別業主要求延長成交期。尚餘87伙貨尾,平均呎價不會低於九千元。

譽.港灣復活節開放參觀

由新地發展的新蒲崗譽.港灣,於本周復活節假期間,將開放示範單位予VIP率先參觀,而VIP購入單位可獲置業優惠,至於物業會留待復活節過後才推售,市場消息指,日前已發放物業資料予代理作推廣,而該盤第二A座的A室大單位,現可供洽購。

VIP獲置業優惠

新地代理業務部項目總監張卓秀敏指出,自上周向外公布譽.港灣四房示範單位資料後,市場反應不俗,本周復活節假期間,將率先開放予VIP參觀,購入單位更可獲置業優惠,詳情會稍候公布。另外,下周五也會開放示範單位予公眾人士參觀。

張卓秀敏再指,該盤會留待復活節過後發售,至於先推何類型單位,會在稍候時間再決定。而明日會聯同代理進行誓師大會,屆時會委託代理作銷售。此外,今天也會公布與滙豐銀行合作的樓按優惠。

市場消息指,日前發展商已發放物業資料予代理先行作推廣,同時也有公布該盤整體的規劃圖,其中第一B座及二座B單位,主要擁山景,一A及二A座單位就可擁海景,此外,明日也會開放示範單位給代理參觀。

此外,現時第二A座的A室單位現可供洽購。

本港樓市氣氛持續升溫,於過去復活節長假期中,一、二手市場交投同樣活躍,而多個將推出的新盤,亦加快推售步伐,其中新地旗下新蒲崗新盤譽.港灣,在復活節舉行路演,連日吸引不少準買家前往參觀;市場指,過去四日已錄約五十宗預留,昨日更加推七座B室單位供預留,呎價由七千至逾八千元。

新地旗下新盤譽.港灣,開放展銷點進行路演後,連日亦有不少參觀者到場參觀,市場消息指,該盤於復活節假期間,市場已錄約五十宗預留個案,而昨日該盤更首推七座B室單位予有意買家預留,平均呎價約七千至八千餘元,與同座A室預留價相若。

市傳錄約50宗

據了解,七座B室單位,面積一千零七十三方呎,三房連主人套房間隔,昨日首度推出供預留後,單日已有約十伙獲有意買家預留;其中一伙四十樓以上的單位,獲買家以約八百六十三萬元預留,每方呎價逾八千元;而另一伙二十樓以下七座B室,則以每方呎價約六千八百元預留。市場消息指,該盤於上周起,已首推二A座及七座A室單位予有意買家預留,而早前的預留個案,都以七座A室單位為主,呎價由約六千八百至逾八千餘元,現時七座A室單位,已近乎全數獲預留,只餘下數伙高層單位。

另外,市場消息指,該盤昨日亦再錄一宗二A座逾四十樓高層四房戶的預留個案,單位為高層A室,面積逾一千九百方呎,獲有意買家獲留,售價逾一千八百四十六萬元;目前已有逾十伙獲預留。

對於市場盛傳該盤有部分單位獲預留,新地代理業務部總監(銷售)張卓秀敏表示,對於市場消息不作評論。

參觀者家庭客為主

該盤於復活節檔期中,在觀塘apm商場內舉行路演,吸引不少準買家前往參觀,就現場所見,參觀者以家庭客為主,當中亦有意買家,特意到商場參觀及查詢資料,而場內更擺放了物業的模型,方便參觀者更清晰了解樓盤環境。

事實上,有市場消息指,該盤位觀塘創紀之城六期內的示範單位,可安排已出價預留的有意買家低調參觀;另外,該盤可望在本周內推售,而VIP更可優先參觀示範單位。

另外,發展商今日將聯同東亞銀行,公布最新樓按優惠及最新銷售部署;而該盤早前已夥拍滙豐銀行,推出首兩年定息二點三八厘,其後為P減一點七五厘,(P為五厘,實際息率為三點二五厘)的樓按優惠,由即日起至下月十五日期間,該盤買家均可獲得該優惠。

發展商早前表示,首階段推出二百伙應市,將主打第七座的單位,面積由六百至一千三百餘方呎,其中山景戶意向呎價約六千元,海景戶意向呎價約八千元;若以其中面積最細,約六百餘方呎的山景兩房戶計算,即入場費逾三百六十萬元。新地旗下位於新蒲崗的譽.港灣,由五幢物業組成,提供一千一百五十九伙,標準戶面積由五百七十一至二千零三十二方呎,單位間隔由一房至四房,另外,第一及二座已命名為尚譽,而第六至八座,則命名為雋譽。

二萬人睇樓 200伙預留 今開售
譽.港灣首批勢掃清

近期多個推出的住宅新盤均獲市場追捧,其中新地(00016)今日開售的太子道東譽.港灣,消息人士稱,昨已趁勢單日累錄逾130伙預留,包括一內地人士斥約1,800萬元預留兩伙。發展商指出,該盤首批第七座共50伙昨提前悉數獲預留,集團遂推出第2A座供買家限量洽購,即火速錄得約20伙預留,個別呎價最高近1萬元。

市場人士指出,由於對譽.港灣有興趣的買家眾多,故發展商昨因應市場需要,提前推出第七座的C、D、E及F室,該批兩至三房戶,面積介乎約700餘至800餘方呎。同時,提前推出該盤第八座A室,單位面積約1,335方呎。

內地客留兩伙
市場估計,該盤昨錄得逾130伙預留,若連同早前預留單位計,該盤迄至昨日的預留伙數共約200伙。近月,內地資金積極來港投資,如上述內地買家昨以約1,800萬元,預留該盤第七座中層兩個單位,面積各約1,100及1,300方呎。

新地發言人表示,譽.港灣昨開放位於觀塘創紀之城30及31樓的展覽廳予新地會會員參觀,全日共接獲近兩萬名人次到場,反應踴躍,故原計劃今日才開售的第七座A、B及F室共50伙,昨已全數獲買家預留。據悉,該批共50伙分布於17至46樓,面積663至1,322方呎,即供平均呎價約6,892元,單位入場費由361萬元起,依價單位計算,該集團套現近3.6億元。

最高呎價近萬
同時,發展商昨推出第2A座供預留,並錄得約20伙預留,平均呎價約9,000元,個別最高呎價近1萬元。

曼山賣2430萬
另一方面,同系的荔枝角曼克頓山亦錄得一宗一手成交,香港置業分行高級營業經理葉佩雲表示,剛售出的一座高層A室,面積約2,356方呎,連車位成交價為2,430萬元,呎價約10,314元。
