峻弦 料明年中下旬開售

08年將至,新地已急不及待為飛鵝山畔豪宅新盤命名,為明年推售作準備。由新地於05年9月從政府拍賣場上購入,佇立於牛池灣豐盛街地皮項目,正式命名為峻弦(ARIA)。

新地業務部項目總監(銷售)張卓秀敏表示,項目位處九龍半山,視野開揚,環境恬靜,故取名峻弦。「峻」意指峻宇雕牆,象徵豪華居處,高人一等的意思,至於「弦」喻為高雅脫俗。屋苑英文名稱為ARIA,原指歌劇中美妙旋律,與樓盤四周環境極為配合。

設六星級會所

項目擬建5座樓高31層住宅,每層2至6伙不等,共提供750個單位,面積由500至2,000平方呎,分1至4房間隔。另備3,000至 4,000呎相連及複式間隔,戶戶連露台設計。此外,屋苑設有一個六星級會所,同區罕有。由於項目位處高地,當中逾半數單位更可享有遼闊海景。

張氏指,項目可望於短期內入紙申請預售樓花同意書,預計明年中下旬開售,或有機會早於同系新蒲崗萊茵港推出市場。由於距離開售尚有一段時間,發展商暫時未能釐定意向開售價,但強調會參考西貢、清水灣及九龍一帶物業造價。

interesting upper half design, but otherwise it's just one of the normal "luxury" developments.

飛鵝山畔豪宅「峻弦」,將是新地08年下半年主打豪宅之一。750個單位提供1至4房設計,還有複式及相連間隔,務求一次過吸納不同的家庭組合。

俯瞰東九龍開揚景

峻弦位於牛池灣豐盛街,毗鄰同系的曉暉花園,整個項目位處半山之上,由5座31層高物業組成,大部分單位均可俯瞰東九龍一帶開揚景致。單位面積由約500至2,000方呎不等,間隔多元化,1至4房設計。

複式最大4,000呎

去年尾,負責該盤的新地業務部項目總監(銷售)張卓秀敏曾透露,峻弦設有少量特色單位,分別是面積約3,000至4,000方呎的相連及複式單位。另外,該盤也設有住客會所及食肆等設施。資料顯示,峻弦現址是新地於05年9月,以42.3億元從土地拍賣會奪得,每方呎地價5,436元。

that actually looks like a very nice place to live, much cooler than most HK appartment blocks. but after all, the article said this is a luxury one.

So it's on Kowloon peak, eh? is that near victoria harbour?

新地譽.港灣及峻弦上半年推

由新地發展的兩個東九龍區新盤,均會在本年上半年推出市場,合共提供逾一千八百伙,其中新蒲崗譽.港灣,會在農曆新年後再行推售,預期可在第一季登場,售價會參考九龍傳統豪宅區的造價,至於牛池灣峻弦,將緊接其後,在第二季發售;另外,同系元朗原築,現已售出八成半單位,目前就夥拍兩家銀行,推出樓按優惠吸客。

共提供逾1800伙

新地代理業務部項目總監(銷售)張卓秀敏表示,集團旗下兩個東九龍區新盤,合共提供逾一千八百伙,當中新蒲崗譽.港灣,在早前已入紙申請預售樓花同意書,會在農曆新年後進行推廣,預期最快可在首季推出市場發售;此外,現時該盤已錄得五百宗查詢個案,除本地人士外,也有來自內地及東南亞人士作出查詢。

譽.港灣半數擁海景

張卓秀敏再指,譽.港灣的意向價,會參考九龍傳統豪宅區的造價,包括何文田,至於示範單位及展銷廳,就設在觀塘創紀之城內,可望在首季開放。此外,該盤約有一半單位,可擁海景景觀。

譽.港灣提供約一千一百五十九伙,由五幢物業組成,標準戶面積介乎五百三十三至二千零三十二方呎,間隔由一房至四房,主打逾千方呎的大單位,同時也設有特色戶。至於物業逾千方呎的大單位,均可擁有海景景色,而兩房戶就主要可擁山景景觀。另外,該盤可在明年下半年入伙。

同系牛池灣峻弦方面,張卓秀敏指出,該盤會在稍後時間申請售樓紙,預期可在第二季,待譽.港灣發售後再推出市場。而物業提供約七百三十餘伙,由五幢物業組成,面積由五百餘至二千餘方呎,每戶均有露台,單位間隔由一房至四房。同樣可在明年下半年入伙。

原築累售85%

另外,元朗原築方面,張卓秀敏再指,現時物業已售出八成半單位,標準單位尚餘七十餘伙待售,暫時未有提價打算,但開售至今,已有百分之三至五的累積升幅。

目前亦夥拍兩家銀行,推出樓按優惠,其中與星展銀行合作的按揭計畫,首兩年息率為P減二點二五,實際息率為三厘,其後息率為P減二厘。而另一個樓按計畫,就與渣打銀行合作,首三年定息為二點八八厘,其後為HIBOR加零點七厘,而年利率上限,則為P減一點七五,P會以當時的水平作準。

市區峻弦及海泓道最矚目 五盤上月申預售涉二千伙

踏入○九年,發展商加快項目部署,上月有五個新項目入紙申請預售,當中包括信和、華置及南豐早前合作投得的兩幅海泓道地皮、新地牛池灣峻弦、新地上水古洞路洋房、永泰懿薈及信和坑頭路洋房,共涉達一千九百五十六伙,為去年九月後四個月以來,申請預售單位數目最高的月份。

地政總署於昨日公布上月預售樓花申請,申請宗數達至二十一宗,共涉一千九百五十六個單位。上月新增申請預售的單位數目,為去年九月後四個月以來,申請預售單位數目最高的月份。

海泓道項目提供852伙

新申請預售的項目包括兩個大型市區分層住宅,當中由華置、南豐以及信和,早年於拍賣場上投得的西九海泓道及海庭道項目,涉及六座共八百五十二伙。而新地旗下位於牛池灣的峻弦,項目提供五座共七百一十八個單位,面積介乎五百至二千餘方呎之間,單位將提供一房至四房。

新地代理業務部項目總監(銷售)張卓秀敏指出,峻弦將於上半年推出,將安排在同系新蒲崗譽.港灣後發售,而本月將進行譽.港灣的軟銷工作。發展商早前表示,峻弦的售價將參考九龍區內豪宅,並籌備於第二季推出發售。

而系內的上水古洞路項目現時亦申請預售樓花,住宅樓面達六十八萬三千二百九十八方呎,將提供三百三十個單位。

此外由永泰持有,並計畫於農曆新年後推出的何文田科發道二號「懿薈」,共涉四十三伙。發展商曾表示項目將於二○一○年上半年落成,並會參考同區灝畋峰及九龍站天璽呎價。

峻弦料上半年推出

另一方面,上月亦有多個項目獲批預售,包括嘉里與市建局合作發展的西營盤項目,獲批預售樓花同意書,涉四百九十六伙,而恒基旗下兩個住宅項目,包括上水清曉路八號,干德道三十九號,別涉及三百六十二伙和六十六伙,合共四百二十八個單位;至於新地的元朗逸林首府項目,發展商早前指,取得同意書後現可隨時上馬,而呎價將參考同系同區的葡萄園及御葡萄,介乎每方呎六千至逾七千元之間。

鄰近峻弦的曉暉花園同屬新鴻基出品,樓齡10年,以用家主導,6月至今暫錄7宗成交,平均呎價約$4,300,600餘呎山景2房造價約$250萬起。利嘉閣高級經理莊鎔溶指,部分業主見新盤即將開售,已即時表示封盤,放盤量由年初約40個減至不足20個,每呎叫價約$5,000起,600餘呎的山景2房,叫價由$270萬起,而高層2房海景戶則由$340萬起。至於港鐵彩虹站上蓋清水灣道8號近期平均呎價約$4,532,而新地4月推售的新蒲崗譽•港灣已售出的單位,平均呎價約$7,600。

牛池灣峻弦是繼新蒲崗譽.港灣後,新地於東九龍另一新盤項目,約723伙,4成為逾千方呎大戶,不過,整體單位選擇多樣,包括1至4房,目前正待批售樓紙。新地代理項目總監(銷售)張卓秀敏早前提過,「峻弦部署下半年開售,正申請預售樓花同意書,單位面積由約500至 2,100方呎,另有面積約1,000至4,600方呎的特色單位,大部分單位設有露台。」

【明報專訊】市場消息指出,被新鴻基地產(0016)打造為東九龍半山重點豪宅的「峻弦」,剛獲當局批發預售樓花紙,意味着樓盤可於短時間內,正式開展宣傳推廣工作。代理界估計,峻弦可於第4季內推出市場。

新地代理項目總監(銷售)張卓秀敏回應指出,峻弦的確剛獲批發預售樓花紙,集團正部署樓盤的推廣和銷售工作,預料年底可推出。由5座組成的峻弦位處東九龍飛鵝山麓,單位總數720餘個,標準戶型約500至2000餘方呎、屬1至4房間隔。另設1000餘至4000餘呎特色大戶,預計明年下半年落成入伙。

新地於05年9月以42.3億元的作價,投得峻弦目前所處的豐盛街地皮,樓盤市場定位為東九龍半山豪宅,中、高層單位坐擁開揚的港九都會、維港景觀,是新地下半年的新盤「重頭戲」。代理界認為,峻弦具體定價雖然仍未敲定,但估計呎價有機會在1萬元或以上水平。

Developer expected to catch up

Sun Hung Kai Properties (0016) is expected to report tomorrow flat underlying profit for its fiscal year ended June 30 following a decline in first-half results, according to analysts.

According to 19 brokers polled by Thomson Reuters, the property giant will post underlying profit of HK$11.78 billion, a 3.31 percent decrease from a year ago, excluding the effect of fair-value changes on investment properties.

Credit Suisse that although SHKP's first-half earnings were down 18 percent year on year, it expects ``a substantial catch up'' in the full year _ driven by the February launch of the Cullinan, a luxury residential project situated on top of Kowloon Station.

Other primary earnings contributors were Harbour Place in Hung Hom and La Grove in Yuen Long.

Credit Suisse estimates SHKP sold about HK$16 billion worth of properties in the first half.

``The company's sales pipeline for the next 12 months is expected to be extensive with six major projects, which is likely to make it one of the most diversified developers,'' wrote Credit Suisse analyst Cusson Leung.

HSBC Research expects SHKP to launch major projects, including Aria in Kowloon Peak, GreenView in Tuen Mun and YOHO Midtown in Yuen Long, over the next few months.

``We think [SHKP's] outlook is strong,'' said Daiwa Research analyst Jonas Kan.
