Old Mill growing new

We have made a visit to the site of the "Old Mill" where construction of a new hotel is underway. Currently the work is primarily focused on the construction of the underground level, but also on a very demanding restoration of the old mill building, which is protected by the state.

The underground part extends almost the entire surface of the complex and it will serve as a garage space for the hotel guests with access from the front of the building or Vojvode Misica Boulevard. The works on the ground have progressed significantly; even foundations of the future office tower are getting shape.

In parallel with the concrete works on the underground floor, sophisticated reconstruction of the old mill building is also underway. This facility is protected by the state because of its historical importance. This implies that the reconstruction will completely preserve the old look of the building and its facade. Very poor state of the mortar requires that the facility is practically broken down brick by brick, so it could be recreated to the original appearance. The same block of bricks will be reused for the new mill, which is a great curiosity in the whole endeavor. Also a number of items that were in the building were preserved, including the beautiful columns of cast steel, which will again be part of the interior or exterior settings.

At the back of the mill building they are pouring foundation for the hotel tower, they’re finishing remaining excavation and works on the underground garage. The concrete core of the hotel tower is completed up to a ground level and on the top plate they erected a temporary building in which the interior designers are preparing a sample room. Designers will have opportunity to realize their proposal, try out the materials, elements of the finishing works, and many aesthetic details. The test room shall be finished and fitted with furniture in the next three weeks, when it will be presented to the board of investors and financiers.

At the request of hotel operator, in this case Rezidor group, there was also a minor optimization in order to improve functionality to meet the demands and needs of guests. The hotel will be part of the "Radisson Blu" brand and it will provide the highest standards in a 4-star category.

According to information we received, the deadline for completion of all concrete works on the underground floors is August this year. All parts of the complex are constructed simultaneously, and construction work on all buildings of the complex will be finished by the beginning of the 2014.

Square Nine Hotel - Belgrade

Square Nine Hotel is located in Belgrade's pretty old-town neighbourhood Stari Grad, only a few blocks away from the Kalamegdan Park and the Danube, and just across from Students Square.

On the ground level, the common areas are ample and integrated, such as the lobby, the bar, the restaurant and a little piazza which succeed one another. On the basement level, a swimming pool haloed by a beam of natural light is succeeded by a gym, spa and sauna, while on the top floor a small bar overlooks the square across the street.

The rooms are split into 3 categories – 32 sqm or 47 sqm double rooms, and 90 sqm suites – taking up 5 levels of the building and totaling 45 units. Each floor features a different hall adjacent to the elevators, with unique and unexpected pieces of furniture.

The ambience is that of low-key eloquence and coziness. The choice of materials (wood, stone and leather), as well as the furnishings (a varied selection of vintage pieces by Scandinavian and North American designers, dating from the 1930s to the 1960s) and the many objects purchased at local antique shops and markets, contribute to this warm and understated mood, at once elegant, plain and unpretentious.

Belgrade Square Nine Hotel on the Forbes top hotel list

The Forbes magazine has put the Square Nine Hotel in Belgrade on the list of the best new hotels in the world. The hotel offers top quality accommodation and the accompanying contents, the Forbes reports.
Belgrade has always has an avant-garde quality compared to other cities in east Europe, says Nebojsa Kostic, one of the hotel’s owners. The hotel meets all the requirements of an urban entrepreneur, Kostic says.

Spanning Danube

The construction of bridge over the Danube that will connect Zemun and Borča banks is making excellent progress with builders using advantage of low water levels to build supporting pillars. At the same time, the construction of access roads is also going as planned with groundwork finished on 5 kilometer long stretch of the future access route.

A number of columns on the Borča side are completed, with 150 piles competed in the process . On the side of the Zemun works are on hold, as builders are awaiting permit after the technical assessment of the impact of works on the surrounding buildings. It is expected that licenses could arrive any day now, enabling start of the construction to in Zemun as well. In the meantime, they erected first and second pillars, which are in the water and therefore not included in the aforementioned building permit.

On Borča side of the river they recently completed the first pair of columns in the river, while the underwater concrete work is underway on other three. The technology used to build pillars includes making of a steel box or cofferdam around the piles, which are drilled inside large steel pipes. Metal cofferdam is then dried using water pumps, allowing construction of the pillars. To be able to pump it dry, divers are working underwater welding on the chest, closing the holes and stopping water penetrating. In this phase of the construction, record low water levels of the Danube are a great relief.

At the inundation of the bridge, or the part that goes from the embankment to the first pillar in the water, was completed in most of the work when it comes to building piers. It remains to complete two pairs of pillars, one on dry land and one pair of partially flooded columns. Behind the embankment, the bridge will have set of columns that will lower it to the ground and connected to the access roads, and they are also completed.

The works on the access roads are also intensive, and along the new route there will be several structures, whether small bridges or omissions in the water channels. Groundworks have been completed on almost 5 kilometers, and a good part of the route is set for the first layers of the road surface. Three concrete irrigation culverts are now completed, with concrete works underway on two more. Next in line is the first bridge structure over one of the major channels.

Works are progressing at the projected rate and on-site concrete batching plant with impressive capacity was set, so the building of the main structure will be able to start soon. This bridge will have two independent structures with three lanes in each direction and over 20 km of access roads. The opening is scheduled for the beginning of 2014 and main contractor is CRBC (China Road & Bridge Corporation).

Science development in block 39

The preparatory work on the construction site of the future science complex in New Belgrade began this summer. The science center along with the center for nano science and materials planed in New Belgrade’s block 39 are a part of broader strategy for the development of country's scientific infrastructure.

Currently on the site there is an ongoing first or preparatory phase and the deadline for completion of this stage is 120 days, or November this year. In this phase they will complete groundwork, pitch stabilization and piles drilling.

On site works begun only a few weeks ago and during this time the ground was cleared of vegetation and excavation started. Earth and gravel are mined and then transferred to the second part of the parcel where they are used for the filling and leveling. Because of the months-long drought, the ground material is watered from separate tanks to avoid raising dust during transportation. This ground surface is quite difficult to handle, so in this phase special attention is paid to its stabilization. When the work on the excavation is completed in about 10 days, they will start drilling first piles.

As noted above, the complex will consist of two buildings or the Center for the Promotion of Science and Nano Center. The Center for the promotion of science is a facility of 29,000 square meters with a number of features including exhibit space, a planetarium, a conference segment of the science club. The price for this segment is 40 million for construction, plus 20 million for equipment. Nano Center is dedicated to development of nano technologies and materials with 13,400 square meters of gross floor space. This building will be organized in two functional areas providing labs and offices. Price of this part of the complex is estimated at 20 million Euros, with an additional 20 million for its equipment.

Falkensteiner hotel

The new and modern multifunctional complex in New Belgrade’s block 11a is in the final stages of construction with furnishings under way, and as we learned in "Falkensteiner" opening is planned for early December, unless there are unforeseen delays.



Complex is located in Mihajlo Pupin Boulevard in New Belgrade, and it’s a joint investment "Falkensteiner Michaeler Tourism Group" and the Investment Fund "MOF Beta Estate AG." It consists of two functional units, commercial building and a hotel wing, covering area of 24,200 square meters. The buildings are interconnected, and underground floors will offer parking space for visitors and tenents.

Currently, work is focused on smaller adjustments that are performed on the interior, and connection to public networks, such as sewerage system, electricity, heating and water supply, is almost done. Simultaneously, they are furnishing the hotel rooms and other hotel facilities.

There is great interest in hotel designed by international star architect born in Belgrade - Boris Podrecca.The project was very well received by the public, and its design is one of the best projects that are currently under construction. The hotel interior was designed by an architect Bea Mitterhofer of „Ra.be Interior Design“ from Brixen, South Tyrol. In her professional activities, she is focused on domestic and international hotel and wellness projects.

Bea Mitterhofer created a unique and modern concept, with mesmerizing colours, interior lighting and high-class furnishing. Visiting the restaurant, bar area and cigarette lounge will assure everyone in Mitterhofen’s vision.

Solar mobile charger in park

Serbian company Strawberry Energy has installed a new public solar charger for mobile devices in Belgrade's Tasmajdan Park. All visitors to the park can now charge their mobile phones, tablet and multimedia devices, free of charge, with solar energy, thanks to the so-called "Strawberry Tree". This is the second such solar charger in Belgrade and the eighth in Serbia and world.

Blok 41a

We are pleased to present our readers with the exclusive preliminary design of the residential and commercial complex in New Belgrade’s block 41a. This modern apartment block is envisaged as twin towers over 75 meters high, with first shopping center of the known retail chain "Carrefour" as a part of the complex.

Block 41a is located at the southern corner of the intersection between Milutina Milankovica Boulevard and Omladinskih Brigada Street, with a building plot of approximately 2 ha. The development of this city block was a topic few years earlier, but numerous facts changed in the meantime. We are now presented with a new solution concept for this block, which will most likely enter into realization in the third quarter of this year. The investor of the project is domestic construction company "Napred".

The building is standing out on its dimensions, especially when compared with other existing new constructions on the right-side of Milutin Milankovic Boulevard. In this sense, it will visually aesthetically and functionally contribute to breaking down a row of closed and low-rise facilities that always stood as misplaced and somewhat limited the functional development of the entire area.

The new complex in block 41a will house a relatively large retail center. It also carries certain exclusivity, as it will be the first facility of long-heralded French retail chain "Carrefour" in Belgrade and in Serbia. The shopping center will have 40,000 square meters of gross space and it will occupy ground floor and two floors above. Below the building will be constructed underground garage on two levels which will also cover around 38,000 square meters. Two residential towers will rise from the shopping ceneter oriented toward the Omladinskih brigada Street and Milutin Milankovic Boulevard.

The location where the planned complex is situated allows the construction of tall buildings, between 50-100 meters high. Having in mind that detailed regulation plan is still being produced, it is not yet entirely sure how tall these towers will be in the end. The investor is interested in the maximum number of floors, but it is the decision of the authorities to grant the request. The towers will certainly have more than 75 meters, but if authorities can loosen their hard stance of high-rise, this time Belgrade could opt to construct a high-rise building after many years. The entire complex will be built simultaneously and in the further process of adopting the detailed regulation plan there is a possibility that this housing project could have greater number of floors then presented in the 3D renderings.

Start of the construction is planned for the third quarter of this year, while the shopping center according to the current plans will be opened before end of 2015.

Block 67a

New Belgrade is closer to the realization of another major residential project. The new apartment block will be built at the corner of Omladinskih brigada Street and Yuri Gagarin Street, with 841 residential units as well as other combined business and commercial facilities.

The investor is Deka Engineering from Belgrade, owned by industrialists Andrej Jovanovic and Bojan Milovanovic, the founders of "Marbo Product", famous producer of snacks and instant food. After the sale of their company to the U.S. food giant "Pepsi", they reinvested certain amount of the capital to the real estate market, with noted acquisition of a very attractive location in New Belgrade’s block 67a.

Through several competition stages, project received its final design proposed by the “Zap” architectural studio. According to the approved solution it is a complex of seven buildings, where 6 are residential and one is an office building with the hotel wing. The plot has an area of 36,000 square meters, while the gross area to be constructed will have nearly 137,000 square meters of both underground and above-ground floors. According to the master plan, the block is divided into 4 parcels, where the housing estate is planned at plot GP2, while the neighboring parcel GP3 and GP4 are dedicated for kindergarten and primary school.

Since this is a very large project, the intention of the investor is that it be implemented in stages. The first phase involves the construction of 3 sections (A, B and C), which are located in the northeast corner of the plot. These three buildings have 296 apartments, and according to the investors, the construction start of these first three buildings will begin this fall. It will offer flats of different types of structures and provide customers a choice of units between 25 m 2 and 145 m2. The complex also meets the highest standards of energy efficiency and shall include large underground garage with 250 parking spaces, 90 parking spaces above ground and playground for younger residents with landscaped walkways. The entrance to the building will also be equipped with stairs and ramps for the disabled, together with a dedicated parking space. Advisor for marketing and sales of this project is Solidity Real Estate Limited.
