I heard about some demolitions in Savamala area with massive protests against it, however, from the NIMBY source, so I am doubtful about the real extent and significance of the demolitions. What really happened?

Is there really such a high demand for new office spaces, luxury housing and hotel rooms in Belgrade? These are quite big projects, so one may wonder.

P.S. I love Belgrade, so I hope to see them built!

Definitely yes. To buy an apartment in BW Residences applied more than 6000 people. In total there are 296 apartments.
And apartments are not cheap, between 2500-5000 euros per square meter.

Usce Tower II - Pro

Development of an A+ class office building with 22,000 m2 GLA, and two level underground garage for 750 parking places. With its 103,90 m and 22 floors, Tower II will have at same height as existing twin Tower I (BC Usce). International architectural birou Chapman Taylor, prepared a modern and functional concept design. Local architectural birou, VMS is appointed for preparation of design required for permitting process and construction. The main goal is to develop a green building in accordance with BREEAM standards. The opening is expected in 2019.

Yes.Belgrade couse it s positon, with confluence on two most importaint rivers Danube and Sava,coridor 10,11 also as cultural,bussines,transit,airport and railway hub of western Balkans,most important strategic partner on silk road with China, deffinetly is the bigest construction site on this part of Europe ,and it is real.

Zdanje starog MUP-a otkupila je renomirana kompanija za razvoj nekretnina AFI Europe, jedan od vodećih investitora u Beogradu i regionu centralne i istočne Evrope. Novi vlasnik je bez gubljenja vremena pokrenuo sve procedure za realizaciju projekta sada nazvanog - Skyline Belgrade. Preuzimanje zemljišta obavljeno je tokom proleća prošle godine, a vrlo brzo nakon toga najavljeno je da će izgradnja početi 2017. Rušenje zgrade saveznog MUP-a završeno je tokom poslednjeg kvartala 2016, a danas je prvi put javnosti prezentovano i idejno rešenje novog kompleksa kod Mostarske petlje.

AFI Europe je predstavio projekat izraelskog arhitekte Ami Mura, koji podrazumeva značajne promene u odnosu na prethodna rešenja, kako u nameni, tako u urbanističkom i arhitektonskom konceptu. Dok su prethodna rešenja podrazumevala kombinaciju komercijalno-poslovne namene, sadašnji je dominantno stambeno-poslovne funkncije. Prema predstavljenom rešenju radi se o kompleksu visoke kategorije sa ukupno 68.000 m2 (GLA), od čega je 34.000 m2 stambenog, oko 30.000 m2 poslovnog i 4.000 m2 komercijalnog prostora. Kompleks će posedovati i veliku podzemnu garažu sa 900 mesta.

Prateći oblik placa na padini, projekat je koncipiran kao kompleks tri kule, sa centralnom poslovnom kulom kao slobodnostojećim objektom (129m) i dve manje stambene kule na bočnim ivicama parcele (77m i 64m). Između kula biće formiran plato, koji će sa unutrašnje strane bloka biti oivičen niskim komercijalnim aneksom. Stvarajući aktivan javni prostor u unutrašnjosti kompleksa, ovaj otvoren koncept mnogo bolje koristi prednosti lokacije i značajno je unapređenje u odnosu na sva prethodna rešenja. Imajući u vidu da investitor planira uređenje parka kod Gazele, nova orjentacija objekta omogućiće integraciju kompleksa i parka sa jedne, i Ulice kneza Miloša sa druge strane.

Manje kule su izdužene posebnim aneksima koji se pružaju ivicom bloka, gde aneks kule u Kneza Miloša predstavlja visinsku vezu sa objektima u uličnom nizu, dok aneks kule u parku formira kaskadu ka Sarajevskoj ulici. U prostoru između ova dva krila nalaziće se komercijalna zona sa unutrašnjim platoom i zelenilom. Kombinacijom valjkastih, zaobljenih kula i izlomljenih pravougaonih aneksa stvoreno je kvalitetno i promišljeno rešenje, kao važan arhitektonski iskorak za Beograd. Svojom visinom od preko 100 metara, na vrhu grebena i tik uz autoput, kada se završi ovaj kompleks postaće novi prostorni i visinski reper grada.

U sledećem koraku realizacije sledi izrada projekta za građevinsku dozvolu, dok je Plan detaljne regulacije već usvojen prošle godine. Planirano je da se za nekoliko meseci na lokaciji otvori izložbena i prodajna kancelarija. Realizacija je planirana u dve faze, a početak gradnje može se očekivati u periodu Avgust-Septembar ove godine. Gradnja čitavog kompleksa mogla bi da traje između 4 i 5 godina. Vrednost investicije na projektu Skyline Belgrade procenjuje se na oko 200 milliona evra, a ekskluzivni zastupnik prodaje biće vodeća konsultantska kuća za nekretnine CBRE Srbija.
