恆地6盤明春登場

【東方日報專訊】○八年進入倒數階段,不少發展商已有新一年推盤計劃,今年大盤欠奉的囱地(00012)部署明年收復失地,計劃於明年上半年推售6 個新盤,涉及逾1,200伙,包括已取得預售文件的大角咀亮賢居及快將平頂的油塘草園街6號等。至於同系九龍荔枝角道百匯軒昨再錄5宗預留個案,令預留單位增至40伙,發展商擬本周四元旦日加價。

亮賢居提供348伙

囱地營業部高級副總經理林達民表示,集團估計明年頭炮新盤於新春後才登場,惟具體推盤日期及時間尚待研究後公布。至於籌備上半年推售的6個新盤,由於多屬中型或單幢式項目,故涉及單位量逾1,200伙,其中最多盤量為設有362伙的粉嶺及上水地段231號項目,至於兩個豪宅新盤包括西半山干德道39號及沙田仁安醫院側的沙田市地段539號項目,分別提供66伙及約185伙。而大角咀亮賢居則提供348伙。

資料顯示,囱地早前估計今年售樓量不足1,000伙,較正常少20%,而年內大型新盤欠奉,近月則積極推售如百匯軒及佐敦德成軒等單幢式項目。

百匯軒擬元旦加價

林氏又稱,正進行預留的百匯軒部署元旦日加價,而項目特色戶獲買家以呎價逾1萬元洽購。另消息人士透露,百匯軒昨錄5宗預留個案,其中一個低層C室獲買家以399.8萬元預留,呎價約5,967元,而連日來累積達40宗預留。至於鄰近的新地(00016)大角咀柏豐28昨亦售4伙,其中22樓D室成交價約292萬元。

其他新盤方面,華懋的九龍城豪門1期過去四天累售4伙,發展商部署元旦日催谷同系馬鞍山迎濤灣及青山公路傲庭峰,昨更向代理派發全新價單。

九建(00034)旗下的西半山羅便臣道31號,其中高層B室示範單位以約3,780萬元售出,呎價約1.63萬元。中原許偉邦表示,元朗牛潭尾翠巒最後一幢單號屋以950萬元售出,呎價4,800元,項目減價後一個月沽清最後5伙。

至於二手市場,中原陳永傑稱,過去四日13個主要屋苑共錄80宗二手成交,其中單是周六、日錄得42宗,按周回落6.7%,5魚涌太古城四日錄9宗成交。

另嘉華國際(00173)營業總經理陳玉成稱,上海嘉寧薈推售首3日累售逾180伙,套現近2.8億元,最高成交呎價為每平方米2萬元人民幣。

Henderson Land Targets HK$18 Bln Home Sales This Yr- Report

HONG KONG (Dow Jones)--Blue-chip property developer Henderson Land Development Ltd. (0012.HK), aims to raise 18 billion Hong Kong dollars from the sale of 1,500 apartments this year as it shrugs off gloomy predictions for the property market, the South China Morning Post reported Saturday citing an executive.

The newspaper cited Deputy General Manager Thomas Lam as saying the company plans to sell at least 10 residential projects this year.

Projects to be sold include the third phase of Beverly Hills in Tai Po and developments at Headland Road and 39 Conduit Road, the report said.

恒地長實今年推盤步伐不敢鬆懈

【明報專訊】除新地(0016)表明,今年屬「全速賣樓年」外,另一龍頭地產商恒地(0012),今年亦會發力推盤,其中大角嘴詩歌舞街「亮賢居」,已被打造為「恒基系第2代市區豪宅」,已部署春節後登場,加上西半山干德道39號、沙田仁安醫院毗鄰的新住宅發展及赤柱赫蘭道洋房項目,組成恒基系09年四大焦點新盤。

事實上,提供348伙的亮賢居,軟銷宣傳已開展,估計新春後正式開售,標準、特色大戶的意向呎價分別為7000及逾1.5萬元。至於提供66伙的干德道39號,單位由2800餘至6000餘方呎,而毗鄰仁安醫院的項目,由2幢約27層高大廈、約4至5幢獨立洋房組成,恒基營業部高級副總經理林達民指出,兩項目都會被打造為區內指標式豪宅,有信心做價可破同區紀錄。

赤柱赫蘭道11至12B號項目,由4幢近1萬方呎洋房組成,代理估計恒基開價約在2.5萬至3萬元。

至於去年售逾2800個單位而成「賣樓王」的長實(0001),今年的推盤步伐不會鬆懈,當中天水圍栢慧豪廷、大圍車廠項目首期、將軍澳日出康城2期,三盤合共提供約4000伙,年內會「列隊」推出;而何文田半山壹號2期(400多伙),亦有機會於年底登場。

【太陽報專訊】豪宅在求過於供下,需求仍見殷切。囱地營業部總經理林達民透露,今年將是集團的「豪宅年」,全年料開售五個豪宅項目,除頭炮的大角咀亮賢居外,干德道39號、沙田富健街及港島南赫蘭道項目,意向呎價分別逾2萬、逾1萬及至少2.5萬至3萬元,而干德道39號頂層複式戶呎價更料至少3.5萬至4萬元,勢創區內新高。林達民接受本報專訪時表示,經歷金融海嘯後,本港樓市最壞時間料將過去,而樓價自高位下跌約兩成多後,現已回復至吸引水平,加上市民供樓負擔比率維持約30%水平,現時是入市的好時機,相信今年豪宅樓價可升15至20%。

豪宅價今年看升20%

他強調,本港豪宅供應一直缺乏,傳統豪宅地段更加買少見少,隨?內地及海外買家紛紛來港購置豪宅,整體豪宅需求正不斷上升,因此,集團對今年本港豪宅市道看高一線,相信今年豪宅樓價可以上升15%至20%。

他指出,集團今年將開售五個豪宅新盤,當中頭炮為集團第二代豪宅亮賢居,該盤以摩天豪宅定位,外形設計立體兼富時尚感,內部則引入單幢項目首創的地台加熱系統、特高樓底及最新智能系統等賣點,項目向南單位佔70%可享維港煙花景,向北單位佔90%可享九龍半島山景。

干德道39號最快七月賣

他透露,集團今年亦將推售多個超級豪宅,其中已獲批預售文件的干德道39號,以及正待批預售的沙田富健街項目,兩盤建築成本呎價料約4,000元,勢創集團新高,前者料獲批入伙紙後,最快今年七月開售,該盤單位面積約2,200至5,800方呎,目標客源為超級富豪,因此引入大量藝術品擺設及頂級水療設施,意向呎價料逾兩萬元,頂層複式戶料至少3.5萬至4萬元。

赫蘭道洋房入場費2億

除分層豪宅外,林達民說,集團今年亦會推售赫蘭道及大埔比華利山別墅3期等洋房豪宅,前者提供4座萬呎大屋,最大洋房面積約1.4萬方呎,項目意向呎價至少2.5萬至3萬元,入場費至少逾2億元。

至於富健街項目亦會提供4座面積5,000至6,000方呎獨立屋,相信備受中港商人垂青,意向呎價料逾1.5萬元,較該盤分層戶意向呎價逾1萬元為高,項目引入大量綠化元素,目標吸納新一代富豪及專業人士。

INTERVIEW:Henderson Land Expects '09 HK Ppty Sales HK$10 Bln

HONG KONG (Dow Jones)--Hong Kong developer Henderson Land Co. (0012.HK) expects property sales in its home market to hit HK$10 billion (US$1.28 billion) this year, and targets China sales of about CNY5 billion from now through April 2010, Executive Director John Yip said.

The company, which derives a small part of its profits from operations in mainland China, plans to bid for two sites in the city of Dalian, Yip said in an interview with Dow Jones Newswires.

He said Henderson Land will also revisit opportunities to buy land for mid- to high-end residential projects in the second-tier Chinese cities of Hangzhou, Tianjin, Ningbo, Chengdu and Jinan because prices have now retreated to more reasonable levels.

"Early on, we held talks, or had even bid for land sites in those cities. But we were never successful as bidding prices were too high, especially in Hangzhou," Yip said.

The company has a land bank of 116.9 million square feet in China in different locations such as Beijing, Xian, Changsha and Nanjing. One of the sites it plans to buy in Dalian will be developed into a complex comprising of retail shops, offices, serviced apartments and residential property, and the second will be earmarked for residential development.

Henderson Land officials will visit the sites next week and hold talks with government officials, Yip said. The land auction is expected to be held in two weeks.

"Dalian has strong economic fundamentals. It is tipped to be the next region for growth trailing Pearl River Delta and Yangtze River Delta," Yip said.

He said the company is also looking to buy land in first-tier Chinese cities, though land supply in those areas is scarce and purchases might involve tearing down existing buildings, which the company would want to avoid doing.

Henderson Land aims to launch 800,000 square meters to 1 million square meters of residential projects in China each year. Yip estimated that in five years, the company could derive annual recurring income of more than CNY1 billion from its mainland property investments.

"Rental rates in China are on the rise. But they are still lower than that of Hong Kong's, and we see room for growth," Yip said.

Among its projects, Henderson Land has completed construction of the World Financial Centre in Beijing, and is working on an office and retail complex called Lot 155 in Shanghai, and Lot 688 in Nanjing Road West.

Yip said the company also isn't ruling out tapping hotel management opportunities for 44.21%-owned Miramar Hotel and Investment Co. (0071.HK), though the hotel market in China in the past two to three years has been weak.

Launching Hong Kong Projects

Property transactions in Hong Kong have shown signs of a rebound, rising to 8,062 in March from the recent trough of 3,786 in November. New launches by Hong Kong developers such as Sun Hung Kai Properties Ltd. and Cheung Kong (Holdings) Ltd. were also well-received.

Henderson Land plans to launch projects in the second or third quarter, including The Beverly Hills in Tai Po and 39 Conduit Road in Mid-levels. Yip said the firm isn't willing to sell at very low prices even if the market turns sour.

Yip said the company intends to replenish its land bank in Hong Kong by converting agricultural land instead of buying at land auctions. Henderson Land has the largest farm-land bank among Hong Kong developers, equivalent to 32.3 million square feet, followed by Sun Hung Kai Properties' 24 million square feet and New World Development Co.'s 21.7 million square feet.

The firm aims to convert an average of 2 million to 3 million square feet of farm land into developable areas each year, Yip said, adding that it is still upholding its target of converting about 3.5 million square feet of farm land in a year's time.

Yip dismissed market concerns that the lengthy process for land conversion in Hong Kong would hold back the developer's profit growth, saying earnings would be supported by stronger contributions from investment properties and mainland residential sales.

Analysts have said the firm might have to rely on its Hong Kong investment properties and its investment in Hong Kong & China Gas Co. (0003.HK) for earnings growth while the land conversion process continues.

Commenting on a media report that the Hong Kong government has asked Henderson Land to pay a higher premium of HK$2,300 per square feet to convert farm land in Wu Kai Sha, Yip said there was "some gap" between the price sought by the government and the company's target price. He didn't give specific figures.

恆地暫銷樓20億 全年料推900伙

【本報訊】恆基地產(00012)今年預計推售的住宅單位達900伙,涉及樓面100萬平方呎,年初至4月底止,集團售樓已套現20億元。

另外,嘉里建設(00683)預計今年全年目標銷售為50億元。

嘉里冀全年賣樓50億

恆地副主席林高演表示,今年推售的項目包括干德道39號、上水的御景峰及香港小輪(00050)旗下位於油塘的嘉賢居,而比華利山及亮賢居也續推售。他說,亮賢居已售逾50%單位,套現7.3億元;而嘉賢居已獲發入伙紙,將在第三季推售,項目總樓面達16.5萬平方呎。

林高演認為,環球經濟最壞情況應已過去,隨著息口持續低企,各國央行又放寬銀根,相信港股走勢會理想,甚至有機會上試二萬點,樓市也會同步上揚。

林高演看好股樓走勢

去年香港小輪的股票及股票掛勾票據市值大幅下跌,錄得4億元的虧損,但近期大市向好,現時的價值已有一定回升,暫時毋須作出任何撥備。

嘉里建設旗下的嘉里物業管理執行董事朱葉培表示,位於半山的SOHO 38已套現7億元,現時尚餘10伙。

位於荃灣國瑞路的商住項目以及西半山第一街及第二街項目,正申請預售樓花同意紙,前者料6月可推售,後者會在今年第四季或年底開賣。
