半山分層豪宅新高價 入場8400萬 本月內開售

 豪宅成交熾熱,不斷創出高價,為發展商對樓盤定價打下強心針。恒基地產及培新集團合作的港島半山干德道39號正式命名天匯,由於最近九龍新盤不斷造出高價,恒基以「呎價3萬冇難度」形容對天匯銷情的信心,而天匯最快本月內開售。

 恒基地產營業部總經理林達民昨日於記者會時表示,旗下天匯估計兩周內可獲批出售樓同意書,最快本月內開售,標準單位意向呎價3萬至3.5萬元,至於特色單位呎價在4.5至5萬元水平。由於目前豪宅需求非常大,加上物業坐落傳統豪宅區內,兼擁全維港景,未來看好豪宅市場,因此相信「天匯呎價3萬元冇難度」。以呎價3萬計算,將是半山豪宅新高價。

頂層複式意向售價3.8億

 天匯只提供66個單位,標準單位面積為約2,800至3,200平方呎,特色單位面積3,500至7,600呎,以意向價計算,標準單位入場費為8,400萬元;頂層複式連天台泳池單位,面積7,600平方呎,售價可達3.8億元。

林達民:外資擬8億洽10伙

 林達民指出,天匯暫時計劃只會推出66個當中的27個單位,當中標準單位佔2/3,特色單位佔1/3,而其餘會保留收租用途。天匯主要針對區內換樓用家及投資者,而目前已經接獲8至10名內地買家洽購;而早前亦有一名海外投資者參觀現場後亦希望洽購10個單位,估計涉及金額8億至10億元。

 他稱,天匯之「天」字象徵物業聳立於太平山頂傳統豪宅區之優越位置,將成該區地標豪宅;「匯」字寓意匯聚最頂尖設計及建築元素,融合國際知名品牌配套設備,展現世界級建築藝術。

樓高約80層 全球最高住宅之一

 為將天匯打造為系內頂級豪宅,林氏表示,天匯由收樓至發展歷時20年。同時大廈樓高約80層,傲視同區物業,與全球最高住宅大廈之一,樓高73層的中半山司徒拔道豪宅曉廬相若。

 恒地策劃部總經理鄧明庚表示,整座物業之最高點離海拔320米,為了盡享最佳景致,因而在建築設計方面別具心思,大樓規劃呈向外展翼式伸展,另外更配合特大落地玻璃窗及觀景露台設計。提供單位間隔包括標準單位、半複式單位及頂層複式單位,其中住客會所及花園平台設有香薰水療天地、園林式室外大型游泳池、健身室相連室外瑜伽練習場、宴會廳相連池畔派對園。

so according to this article this apartment will be "ONE OF THE TALLEST APARTMENTS IN THE WORLD, at 320 M"

and it is aiming to break the record of the most expensive apartment in HK, starting from HKD$30,000 per sq ft for normal units
and HKD$45,000-50,000 for special units, so the starting price would be HKD$84M for 2,800 sq ft (around US$11M) units and around HKD$380M for the penthouse (around US$50M). The penthouse will be situated on the 88th floor.

didn't realize it's actually that tall. (double the title count of 40fl)
but is it really 88 floors? or is it just numbered to be 88 floors?
i.e. only ~70 floors, but no 4s and 13 to make it 88.

Probably numbered to 88.

88 regular floors would make it a skyscraper (easily) would it not, not to mention Hong Kong's tallest residential.

I counted only 33 floors in the pictures. The articles mentioned there are only 66 flats in the building. Wonder are they all two story units.

At HK$30k per sq ft, it's probably not particularly outrageous for a new building in mid-level. But the unit sizes are huge, range form 2,800 to 7,600 sf per flat. The minimum price tag is HK$84 million for one unit, and the top levels are to be sold at around HK$308 million. This is insane.

Where do people find all these money to live there?
Aren't we just awaking from the economy tsunami?

HK is an economic hub in Asia. With high salaries white collared residents can afford to live a good life. And the economy is bouncing back!

Prices for the luxury sector have taken off lately. We see a push of several high-end projects, such as in Kowloon Station and Celestial Heights. These sky-high prices are not for the rest of us who live a more frugal proletariat existence.

so so thin! Brilliant! I suspect it looks taller than it is just by sitting on that 'cliff'. I also suspect you guys are correct in saying that 13's, 4 and any other suspicious number has been missed out!!!!!

There are close to 40 'liveable' floors - the carpark and clubhouse seem to be massive though, adding another 20 stories themselves.

Taller floors as well probably, being a luxury unit. And the top floor is not "only" $308 million, but $380 million.

Starting at 6,100 sq ft it will have a starting price tag of $610M HKD (USD $78M), the biggest unit of 7800 sq ft will have a price tag of HKD$760M (USD$ 98M)

If they are sold they will break London's ONE HYDE PARK record (GBP 6000/sq ft) as the world's most expensive property psf.
