I think in general HK projects don't always publicize as nice renderings.

Hennessy centre looks nice, its good that small buildings can have such intricate designs.

I dont think its a copycat at all of Bishopsgate. However, speaking of Bishopsgate, Kohn Pederson Fox really impresses me after seeing it and SWFC. 2 incredible designs.

Actually, if you search for Dennis Lau Architect website...under the Commercial building section, the latest rending for Hennessy centre redevelopment looked different than the previously posted picture here. And it definitely looks different from this building in London.

I personally really like Dennis lau's design.

So, there is no copycat here.

197m is just about the same height as Times Square.
But only 37 floors?? That's over 5m per floor on average...

Aye, quite tall - as in unexpectedly tall. Will add to the Causeway Bay skyline certainly.

It says each floor-ceiling height is 4.8m, same as for that development at 256 Hennessey Road.

I prefer the design on page 1, but this one is alright too. I hope those sky gardens are open to the public.

This is a pleasant surprise. The gap in the middle will lessen the dominating effect of such a tall building and will help the street level environment.

Much of the height may be taken by podium level retail, etc. which might explain the low floor count...remember, 1 IFC has 38 floors and is 210m tall.

I'm a bit surprised this site has not seen much change for so long considering such a prime location. But then, with the retail slump coming, once construction finishes, the economy should pick up again and the developer can score on increasing rents.

希慎傾向獨立重建興利中心

【明報專訊】希慎(0014)銅鑼灣興利中心重建項目,早前獲屋宇署批出建築圖則,可連同毗鄰永光地產持有的黃金廣場一併發展,樓面由之前的71.56萬方呎增加至80萬方呎(即約為中環匯豐總行的80%樓面)。

早前獲批與黃金廣場一併發展

接近發展商消息指出,申請新圖則只是為了長遠規劃,因多一個圖則,可增加發展彈性,現時仍會根據08年8月批出興建1幢35層高商廈,另加4層地庫的圖則興建,樓面維持約71.56萬方呎,現正遴選承建商。

興利中心曾是三越百貨的總部,06年時獲批首份建築圖則,可建一幢41層商業大廈,並附設4層地庫。

希慎商場出租率98%

儘管去年下半年經濟轉壞,核心區商場營業額仍錄增幅,希慎商鋪租務及市場推廣部總監陳正思昨日出席醒獅活動時表示,去年旗下商場營業額有雙位數字的增長,零售樓面出租率達九成八,辦公室樓面出租率達九成七。今年推廣費用,將較去年以倍數增長,以吸引更多人流。至於興利中心項目,仍會依據○八年八月批出的圖則,興建約七十一萬方呎的商業及零售樓面,預期二○一一年落成。

It sucks that the 41-story building had to be the tallest building in Hong Kong to pass away. The reason is unknown. I don't think it was falling into disrepair and most of the office space wasn't vacant. But then again, we are building a near-200-metre office tower on this site. Any progress this month?

希慎:前興利中心重建項目2011年底完成,即將批出總承建合約

《經濟通通訊社10日專訊》希慎興業(00014)於其截至08年12月底全年業績報告表示,按目前的進度,前興利中心(位於軒尼詩道500號)的重建項目將於2011年年底完成,現時正進行地下室結構工程,集團亦即將批出總承建合約。

集團表示,重建項目有36層結合寫字樓及商舖用途的大廈,提供4層額外的地下樓層,建築面積約71萬平方呎。

另外,集團表示,截至08年底,未償還債務總額由07年底的29﹒21億元升至約36﹒98億元,所有未償還借貸均為無抵押及承諾貸款,當中24﹒9%為銀行雙邊貸款,75﹒1%為來自債務資本市場,而集團債務組合的平均還款期為3﹒9年,於去年底,須於兩年內償還的債務約6﹒2億元,佔未償還債務16﹒8%。因此,集團短期內並無重大的再融資壓力。集團截至去年底的定期存款、現金及銀行結存為10﹒15億元。(kl)
