洲際酒店批建61層樓

新報 - ‎Mar 28, 2011‎

屋宇署2月共批出49份建築圖則,其中規模最大的為新地屯門大欖涌大型住宅發展項目,可建樓面近98萬方呎,批出可建共12幢16至17層高的住宅;另外尖沙嘴新世界中心及洲際酒店等現址,獲批建61層高摩天樓,料為新世界中心東翼重建,涉及總樓面逾135.76萬方呎。


新地屯門大欖涌大型住宅發展項目,可建樓面近98萬方呎,當中的住宅樓面佔92.8萬方呎,批出的圖則分為東翼及南翼,兩者均可建2幢16層高的分層、及4幢17層高(於1層地庫之上)的分層住宅,即整個項目,共批出可建12幢16至17層高的住宅,料提供約992伙。至於尖沙嘴梳士巴利道18至24號的新世界中心及洲際酒店等現址,獲批建61層高的摩天樓(於4層地庫之上),料為新世界中心東翼重建,涉及總樓面逾135.76萬方呎。而資料顯示,新世界就重建早前已補付近9.23億元地價。


2月港僅349伙落成


另外,信和持有的淺水灣38號洋房,3幢3層住宅另加1層停車間,面積1.21萬方呎,地積比率為0.75倍。信和約10年前以1.9億元購入,2009年曾為項目補價4313萬元。而華懋於拍賣場上購入的義德道3至5號,獲批出可建3座3層高,及2座13層高的住宅項目。此外,利嘉閣地產研究部主管周滿傑表示,根據屋宇署今天最新發表的資料月報顯示,今年二月份全港只有5個私人住宅項目、合共349伙單位正式落成,較今年一月份的156伙彈升接近1.24倍;不過,今年首2個月累積落成單位數量只有505伙,數字不僅較去年同期的4,870伙銳減接近90%,並創近3年同期的新低。

恒地上月獲批4舊例發水則

2011-03-29

【明報專訊】政府將於下月1日收緊豁免樓面規定,由原來沒有法定上限,收緊至發水上限為一成。根據屋宇署公布資料,恒地(0012)於上月獲批最少4份舊例下的發水圖則。


恒地上月獲批圖則的包括石峽尾南昌街202至220號、巴域街1至27號、耀東街1至14號,
各獲批建26至31層高住宅,另恒地西營盤英華臺7至9號,亦獲批建1幢29層高住宅。


新世界中心重建 縮層數


慈善家余彭年近年一直希望將九龍塘地標之一的理想酒店,連同毗鄰旗下物業,重建成一幢較大型的商務酒店,惟由於被城規會認為規模太大,已先後三次拒批。余見合併方案暫難實行,向城規會申請將理想酒店旁的根德道5號養和護老院,先重建為1幢4層(包括1層地庫)、提供4個複式單位的豪宅。該申請於本周五審理,規劃署剛提交意見指出,申請與規劃意向相符,不反對該申請,預料護老院可先獲批重建的機會濃。


另外,新世界(0017)尖沙嘴新世界中心重建為寫字樓及酒店項目,獲批修訂圖則,由一幢高63層另加3層地庫,改為61層另加4層地庫。

i am still skeptical about having a 61-floor monster right at the waterfront.
it'll be even closer than the 2IFC. it's going to look ugly.

Yep. Stupid planning. The view from top of Braemar Hill will be nice though, but that's about it. From sea-level Causeway Bay and Central, it'll look horrendously ugly.

Hopefully it's 61 floors minus all the ones ending in 4, and also excluding 13. So it may be as low as 54 actual floors!

i'm sure it'll be the other way around with 61-actual floor, but numbered to 70s or even 80s.

Yeah, way too expressive and in-your-face. The design is better off in cities like Dubai.

I stayed in the New World Hotel a couple of times, wasn't a bad hotel. I also really hope they refine the design, this new design is a little extraneous and will attract too much visual attention.

When is the tower expected to be completed? I agree that a 60+ story building right on the waterfront is not going to look good. The only thing they can do is to cluster around it but that would take time and there is the train station behind so there's not much land to play with.... Sigh... Would have been better if they demolished the Mariners Club and Sheraton. Put the 60+ storey at the Mariner Club site, a 30 storey at the Sheraton and a 15 storey on the waterfront... We can dream =)

Could anyone provide a reason why the building housing the InterContinental Hong Hong hotel wasn't demolished along with the rest of the complex?
