ZAGREB - construction update

Thanks to my friend Alberto, and with a bit of research, there are now a number of towers on the rise in central Zagreb Croatia, focused on the 2 main streets of Savska & Vukovarska.

Currently next door to the existing 22 storey Cibona tower, work is nearing completion of Stage 1 of the HOTO Business Tower which will house Croatia Telecom. Work has reached level nine, but the original height of the tower which was to be at 21 storeys, may be scaled back to 15 stories due to a stuff up in the number of underground car spaces. After many years, Cibona Tower will have a new neighbour .....

HOTO Business Tower - 32 Savska, Zagreb


Work was approved last month for the construction nearby of 2 commercial towers on Vukovarska Ulica. One tower will be 12 storeys, while the second will be double its size at 25 stories.

However, the best is yet to come. Zagreb may in fact allow for Europes tallest tower at 376 metres & at a whopper 104 stories under proposal to be built. Although I am sceptical of such a huge building rising above the old Hapsburg quarter of Zagreb.

The rise in building permits recently for such towers has caused a crisis in Zagreb City Council which is rushing to finalise a master plan for the CBD. Zagreb City Council up until last month was anti-highrise, but has given into demand by local developers and foreign investors.

Silouette of another tower under plan in Zagreb. Due to the number of proposals and construction in the nearby vicinity, Croatia Railways is to build a new station "City" to service new workers and residents ...

Duž Savske i Vukovarske - Zagrebački Wall Street
Hoto toranj bit će visok kao i onaj Cibonin, Mamić i Kordić gradit će twinse od 12 i 25 katova, na križanju Vukovarske i Heinzelove u proljeće počinje gradnja 22-katnog Zagrebtowera, a neboder od dvadesetak katova u Vukovarskoj priželjkuje i Erste Bank
Usvajanje detaljnih planova uređenja dijelova Savske i Vukovarske ulice u četvrtak, na sjednici Gradske skupštine, samo je potvrdilo ono što neki arhitekti već duže vrijeme govore, a to je, da bi se na nekim dijelovima duž tih ulica trebale graditi visoke poslovne zgrade.
Tim je planovima uređenja, koje umjesto lokacijske dozvole propisuje novi GUP, investitorima Zdravku Mamiću i Josipu Kordiću dopuštena gradnja dvaju nebodera, tzv. twinsa, visokih 12 i 25 katova na križanju Vukovarske, Lučićeve i Humboldtove ulice.
Tomo Horvatinčić smjet će, umjesto traženog 21 kata, nastaviti graditi svoj Hoto toranj u Savskoj do 15 katova, čime bi se Hoto izjednačio s Ciboninim tornjem, djelom arhitekta Marijana Hržića. Zanimljivo je da je Hržić projektirao i Mamićeve i Kordićeve twinse.
Dakako, sama gradnja neće početi prije nego što prođe osam dana, odnosno prije nego što odluka Skupštine iziđe u Službenom glasniku. Tada investitori mogu zatražiti izdavanje građevinskih dozvola, koje, pak, očekuju do kraja godine.
Glavni nadzorni inženjer Hoto tornja Božo Blažević kaže, da će se odmah pristupiti pripremnim radnjama i traženju novih suglasnosti za daljnjih sedam katova zgrade na kojoj veliki radovi stoje još od ljetos. Gradnja će trajati cijele zime, kaže Blažević, zahvaljujući montažnoj tehnologiji gradnje. U gradnju 15-katnog nebodera sa 270 parkirališnih mjesta u podzemnoj garaži ulaže se, saznajemo, oko 50 milijuna eura.
Osim ovih, u medijima često spominjanih nebodera, Savska i Vukovarska mogle bi dobiti još tri poslovna nebodera i time postati hrvatska poslovna četvrt, poput Wall Streeta na newyorškom Manhattanu.
Naime, detaljni plan dijela Savske predviđa još jedan neboder i to od 25 katova, u dvorištu sadašnje Pivnice Medvedgrad. To je, međutim, tek prijedlog izrađivača plana i tek bi trebalo provesti arhitektonsko-urbanistički natječaj za to područje, koje je sada u privatnom vlasništvu.
Gradnja Zagrebtowera, poslovnog nebodera sa 22 kata arhitekta Otte Barića, na križanju Vukovarske i Heinzelove trebala bi, pak, početi na proljeće, nakon izdavanja građevinske dozvole, što je u tijeku.
Izgledna je i izgradnja poslovne zgrade Erste&Steiermärkische Bank od oko 25 katova u Vukovarskoj, i to kao nadogradnja postojeće građevine između Fakulteta elektronike i računarstva i tzv. Galićeve stambene zgrade. Kako se i ovdje radi o važnom gradskom području, novi GUP i tu propisuje izradu detaljnog plana uređenja, što je investitor, Erste Bank, već zatražio u Zavodu za planiranje razvoja grada.

Yep, I'll have to look into this new 104 level tower. It would stand out like something crazy. I'm not too sure if Zagreb City Council will allow it. They have a hard time approving buildings taller than 20 levels.

My guess is the developer is using a trick to get the council to approve something close to that height, but not exactly that height. We'll keep an eye on this project as its just early days.

Anyway the good thing for Zagreb is that several towers are under construction or will begin construction in the new year. So far this is the new count

Wow, I read in that croatian article that Zagreb might build more than 300 meters tall skyscraper! That's amazing! What are the chances for that to really happen in a near future?

It looks like Zagreb will get many new great buildings soon! Cool!

Indeed Mikael & Bziherl, this new tower under proposal would make it Europe's tallest skyscraper and also the world's 10th tallest skyscraper. Here are some facts .......

Levels - 104!
Height - 376 metres
Completion - 2008 if everything goes OK.
Design - Rumor has it that it will look similar in design to Deutsche Bank Tower in Frankfurt.

Currently a suitable site is being looked at and the proposal in being taken into consideration with architects and engineering meeting with the builders of similar towers such as the Petrona's.

So how serious are they? They seem very serious and currently have a number of jobs, including under construction in Zagreb of the 21 level HOTO Business Tower.

There is demand in Zagreb for more commercial space as the former anti-highrise city council has changed their tune much to the whinging of companies seeking new space and developers.

If it does get knocked back, and it may, there certainly will be a huge new tower close as possible to that height built, if not at lease a couple of 50 level towers.

Zagreb Tower - Hot Pics of New Tower

Work finally begins on Zagreb's (Croatia) latest commercial high rise ..... ZagrebTower.

The 22 level tower with a shorter 8 level tower has begun.

Here is another 15 level tower that is to commence shortly on the intersection of Vukovarska/Heinzelova Streets Zagreb. The site has already been cleared for construction ......







The property is located on one of the most attractive sites in the center of Zagreb. The surrounding area consists primarily of offices and includes Chromos Business Tower and the headquarters of Euroherc insurance firm. It is easily accessible both by car and public transport.

Currently the property comprises empty land with an area of 12.055 sq.m. The investor has already demolished the building which formerly existed on the site and has been granted a location permit to build an office complex with 40.000 sq.m. of leasable area. The future complex will include a 15-floor office tower on Vukovarska with an area of 15.000 sq.m. and adjacently on Heinzelova an 8-floor office building of 25.000 sq.m. There will be parking on two floors below ground with an entrance from Vukovarska and exit onto Heinzelova.

Based on the existing project this complex will offer some of the best office space in the city finished to the highest standards and with its attractive design will no doubt become one of the symbols of Zagreb. The investor is a renown international construction company which is willing to sell or lease space in the complex but only in segments no less than 5.000 sq.m.

If someone showede me that picture, i would have sworn that it was a project in the neighbourhood of rotterdam i live in... background looks very similar to dutch city suburbs..

But Zagreb have nice modern buildings. Importane center, National library, Importane Gallery, Zagrebcanka tower, Cibona Tower, Sheraton Hotel all that buildings are pretty impressive.

Zagreb - HOTO Tower Construction Pics

The Croatian capital of Zagreb is riding a construction boom of mid-rise commercial and residential towers. Here are some construction pics of HOTO Business Tower as its nearing completion.

HOTO Business tower was intended to be 21 levels, then Zagreb City Council chopped it down to 9, however after some intervention, the tower was allowed to hit 15 levels. The main reason was a lack of enough underground car spaces. The tower is still under negotiation to be built up to 21 levels.

HOTO Tower is to house Croatia Telecom .......

What is the point of city council not approving a 21 floor building, and getting it down to NINE?

Most residential buildings these days, anywhere you look in the world, are at least 20 floors high.

Never could understand these things - and I hope they never happen in Belgrade, otherwise im gonna go blow up the "city council"

Building design looks great - what does the area around it look like? (photo?)

Here is another development for Vukovarska Street that will start in 2004. These are the 2 twin towers which were originally meant to be 30 levels, both @ 138m. They will now vary in height ......
