Midtown Penthouse Is Sold for Most Ever in New York

By ALEXEI BARRIONUEVO

Published: May 17, 2012

Foreign buyers, including Brazilians, Chinese and Russians, have been on a buying spree in New York and Miami in recent months, developers and brokers say. Russian and Ukrainian buyers have shown a particular willingness to pay top dollar for so-called trophy properties.

Mr. Barnett was quick to dispel any notion that the One57 penthouse was sold to a Russian, saying the buyer was not Russian, Ukrainian or from “any other part of the former Soviet Union.”

He described the buyer as a “very nice family” who plans to use the penthouse as a residence, and as “someone that people would recognize.” The sale had been a well-kept secret; the buyer agreed to buy the penthouse more than three months ago, he said, when the apartment was listed at $98.5 million — before Extell raised the asking price to $115 million to adjust for the market tumult caused by the 15 Central Park West sale.
..

“I am hopeful we will break it one day,” he said of the $100 million barrier, “in this building or another one.”
My guess as a buyer would be Mark Zuckerberg. He's got plenty of cash now.

In China, they often skip the 4th floor in residential buildings (the word for 4 in Mandarin - Si4 - sounds like the word for death). So, people generally don't enjoy living on the 4th floor...or even having the number 4 in their telephone numbers.

On the picture above, you can see about 8 floors of cladding reflecting the backside of Essex House along the bottom right edge of One57.

Mhhhh, i am curiuos about one fact regarding this building. There is this so called 6,5th avenue, which goes the whole way from 51th street up to the russian tea room. It seems like this building has a slight space open, between it and the next door buildings on seventh avenue.

Can someone clear that up for me, like RW or anyone else?

For those who are in the know, these ground-level covered passageways are a good way to avoid getting mixed up in slow-moving crowds along 7th Ave associated with the Des Moines Girl Scout trip and the like.

Sure, one of the corridors between 56th and 57th ends right across the street from the entrance to One57. And there's already a mid-block traffic light for pedestrians there. And One57 goes through the whole block to 58th St.

But does that mean that Extell will put in a through-corridor to 58th St? Of course not. Because you can't make $$$$ building public space. And this building is all about money. Money stolen from poor people (evil kleptocrats) or money taken legitimately from stupid investors (Facebook dude).

There was an article in the Wall Street Journal a few months back about these pedestrian alleys. Makes a great shortcut to cut across the long sides of Manhattan blocks instead of walking around.

Public spaces can make money dependent on how its used. Zuccati park is a privately owned park, owned by Brookfield Properties. You make money by negotiating with the city for a reduced property tax rate, renting out space to vendors, and the added amenity of outdoor space near the buildings that surrounds it allowing for higher rents in the office or apartment buildings.
