Exactly what I was going to say. It's not like Extell is the first developer ever to buy land in NYC and then say "Hey here's an idea, how about I try to make some profit from my investment..." I believe the city gives incentives to developers who create public spaces on their property, be it an outdoor plaza, enclosed atrium, inter-block walkway, or some other area. Anyone know the details on these incentives, and specifically, whether One57 is taking advantage of them? My guess would be no, since there are only two entrances in the renderings: one for the hotel and one for the residences.

I feel pretty cool for figuring that out independently based on the LOS through Riverbank Park towards Lower Manhattan over the GWBridge approach

That construction site looks to be nearby w 62nd street. Hard to tell how close to the shoreline it is
