The good news is that MoMA should look as it did, just slight shorter. Also, the roughly 300m height for MoMA should be great, as Carnegie 57 looks quite tall.

I'm also looking forward to this Portzamparc tower which will rise on Park Avenue South!

That looks more like the classic portzampark. When is construction scheduled to start? This is almost an abstract intrepretation on gothic.

Demolition of the buildings on the site started recently.

Do you have a pic of the building to be demolished?

It's the white one in the middle, 220 Central Park South. The CPS frontage is quite narrow but the building runs through the block to 58th Street and fans out in the back. Thus, the footprint on 58th Street is much wider.

Do you have a render of the tower that will replace the building on CPS?

It has not been released. It's simply described as a glass, forty story tower by Pelli.

Extell 57 Rendering

@Robert Walpole: Can you say where you found that rendering above. It's the best I've seen so far. Would like to see a rendering from 58th Street POV.

It's not official. An architect who posts on SSP and saw the plans reproduced it.

Is it possible to contact him directly? I'm most curious about the 58th Street setback....how deep it is, etc., and would crawl across broken glass to learn more.

This is a bit off topic, but I was considering buying a place not too far from this on 58th street. what do you think will be the fallout if i moved in, say 3 months from now.

i never lived next to a massive construction site, and am worried about noise, increased traffic, increased pedestrians, etc.

Thanks in advance for your thoughts.

You'll likely get a bargain from someone short-sighted seeking to flee. Yes, there will be noise and construction vehicles for the next few years, but after that, the neighborhood will be that much more valuable and attractive. Go for it!

Let me clear up a couple things.

-I'm not an architect(but thanks )

-The 'plans' are the publicly accessible building permits filed with the DOB.

That combined with the two renders released allowed me to guestimate a model of the building.

The DOB plans indicate that the north wall of the tower will be significantly set back from 58th street.

There's a great rendering on SSP's diagrams by KOOP65.
