The battle to build New York City's tallest, and possibly priciest, residential building is heating up along Manhattan's 57th Street corridor.

Extell Development Co. has leapt ahead. The New York developer already has built 22 floors of a 90-story condo and hotel project that will sprout 1,004 feet high, near Carnegie Hall.

Four blocks to the east, on Park Avenue, Los Angeles-based real-estate investors CIM Group with developer Harry Macklowe are building a tower that they have said privately has the rights to top off at more than 1,000 feet. While they haven't revealed their final plans, people in the New York real estate community expect they will build close to that height.

Meantime, Houston-based developer Hines is trying to revive the stalled MoMA tower project on West 53rd street that has been approved to build up to 1,050 feet.

Well 1004 ft is more or less understandable seeing as it's a foot off. But yeah, that 90 floors figure shows they're not doing research

According to curbed, units will start at $5M and go up to roughly $30M.

Nothing is written in stone though at this point. Frankly, I would not be surprised to see the penthouse get north of $30M, a 12 or 15th floor apartment at the Plaza sold for $45M earlier this year. We'll just have to wait and see.

That are the prices they gonna sell the units for the first time. But given future real estate circumstances, theese units, especially the higher ones, could end up astonishingly expensive, since the view will be amazing.

Yeah, exactly. Those are the prices you would pay if you bought directly from the developer. I have to imagine that more people will express serious interest in buying than the number of available units, because like you said the views will be perfect.

With that in mind, this developer Extell is also responsible for another similar project a block west on 57th street, that will also be residential or hotel/residential like this one and taller. This project was initially funded by some Middle Eastern financiers, I believe from Abu Dhabi, so Extell will certainly use the immense interest they get for these units to show how high demand is for high end NY real estate to those same investors. And hopefully we can two 1000 ft Extell towers rising a block from each other.

Yes. And like germantower said, I wouldn't be shocked to see the people lucky enough to buy at those prices sell them at substantial mark ups. The views from this tower are as pristine and perfect as is currently possible.
