HK Cheung Kong Wins Bid To Develop KCRC Residential Proj

HONG KONG (Dow Jones)--Property developer Cheung Kong (Holdings) Ltd. (0001.HK) won the bidding to develop a residential project above Kowloon-Canton Railway Corp.'s (KCRC) maintenance center in the outlying New Territories, KCRC said.

KCRC said in a statement late Tuesday it formed a joint venture with a unit of Cheung Kong, Hong Kong's second-largest property developer by market capitalization, to develop about 4,300 flats above its Tai Wai Maintenance Center.

The statement didn't give details of the companies' respective stakes in the joint venture, the amount of Cheung Kong's bid or the names of the other bidders.

The rail operator didn't disclose the premium it will pay to the government to develop the project, but said it would pay it in two phases.

The project, comprising 12 towers with a gross floor area of 313,955 square meters, is expected to be completed by 2010, the statement said.

KCRC didn't disclose the project's development costs, but Alvin Lam, a director of Midland Surveyors Ltd., estimated they would total around HK$20 billion, including the land premium.

KCRC operates commuter-rail lines in Hong Kong, and long-distance routes connecting Hong Kong with cities in southern China.

The Hong Kong government approved Tuesday a plan for KCRC to merge its network with MTR Corp. (0066.HK).

MTRC primarily operates the subway network in Hong Kong's densely populated urban center.

大圍站首期補地價74億上月三宗勾地申請遭拒

地政總署宣布,九鐵大圍維修中心首期補地價已經完成;另外,上月錄得三宗發展商勾地被拒的個案,其中兩宗涉及屯門青發街地皮,餘下一宗則為長洲水坑西灣住宅地皮。

大圍維修中心分兩期進行補地價,首期七十三億七千五百萬元補地價已經完成,包括九鐵支付的約一億七千五百萬元車廠部分(地盤A)補地價,以及長實(001)發展的上蓋部分中的B和D地盤,兩地盤各約三十六億元,每方呎約三千三百元。住宅發展部分尚餘C地盤的補地價待批。

新地(016)元朗洪水橋項目和上水古洞項目補地價亦獲批,金額分別約一億四千萬元及四億四千五百萬元,每方呎樓面補地價逾一千三百元和七百三十元。另中建旗下深水灣道八十號項目獲批補地價約一億三千二百六十萬元。

另一方面,雖然發展商嘗試勾地,但仍局限於小型地皮,且成功機會不高。其中卓能地產四月曾經兩度試勾長洲住宅地皮遭拒,發展商上月再接再厲,第三度「試勾」惟仍遭被拒。卓能地產董事長趙世曾表示,集團出價已較上次提高,惟亦未能成功勾出地皮。該項目地盤面積逾十一萬一千七百方呎,可建樓面約四萬四千六百九十二方呎,屬住宅(丁類)。

此外,屯門青發街住宅地皮,可建樓面約二十三萬八千方呎,則錄得發展商上月兩度申請勾被拒■

長實大圍站項目 擬8月推; 集團銷售目標達9成 收170億

本港經濟向好,息率低企,帶動一手市場成交量,長實指年初至今集團售樓收益逾170億元,已達全年銷售目標90%,創集團歷年同期新高,而集團亦正計劃8、9月間推出大圍車廠項目。

半山壹號累售210伙 套63億

另旗下何文田半山壹號銷情理想,發展商公布截至昨晚8時,項目累售210伙,套現逾63億元,平均呎價1.38萬至1.5萬元,過去兩日則售出逾80伙,並有機會本周調升售價,幅度3至6%不等。

長實執行董事趙國雄稱,旗下大圍車廠項目將分3期發展,全數提供約4,000伙,第1期已入紙申請預售樓花,有機會8至9月份推售(涉約600伙),以逾1,000平方呎大單位為主,針對沙田區換樓客及市區客,並估計大單位會較受買家歡迎。

趙氏稱,半山壹號上半年只推售250伙,估計本月底有機會達標,餘下250伙留待明年初推出,不過,倘大圍車廠1期項目未能如期取得預售樓花同意書,則考慮下半年推出半山壹號100伙應市。他指半山壹號有機會本周加價,其中2,600平方呎大單位調升幅度較高,估計5至6%,其餘加幅則3%。

新地曼山連錄兩成交

過去兩日一手市場錄得逾117宗成交,其中新地(00016)荔枝角曼克頓山連續錄得2宗成交,美聯物業區域營業董事吳志輝指,其中1座高層A室,獲區內換樓客以3,380萬元購入,面積2,356平方呎,呎價14,346元。

長實冀年底推大圍站項目

【明報專訊】今年賣樓成績已經「爆燈」的長實(0001)有意乘勝追擊,表示若旗下大圍站項目(提供1360伙)於11月內順利獲批預售樓花紙,最快會於12月推出市場。

大圍項目的市場定位為分層豪宅,長實曾表示意向價錢會參考同系的九龍塘畢架山一號。

長實執行董事趙國雄說,集團向來不會囤積居奇,所以大圍項目若能夠在下月獲批售樓,就會於12月推售;大圍項目以逾千方呎3房或以上大單位作為主打,加上長實將其定位為分層豪宅,訂價會以畢架山一號作參考對象,估計意向呎價將在1萬元左右,而項目市值則逾100億元。

大圍新盤 郭子威年底督師

欠違了的長實投資董事郭子威,過年前曾遇上他,首先大家拜過早年,恭祝身體健康、生意興隆之後,便轉入話題,威哥最快要到今年第四季才回流香港,處理大圍車廠項目的銷售準備。

自兩年前的將軍澳城中和馬鞍山嵐岸餘貨之後,他便全力打理北京譽•天下,首兩批獨立套屋已超標完成,上半年正為下一期銷售作準備。

不過,他亦十分留意中港兩地房地產消息,第一便說樓市去年受壓,老樓之前已評估,只是筆下留情(真客氣)。

此外,買家要貼市價樓盤也是正常,姑勿論是上車盤或是豪宅盤無一例外,會否代表大圍樓盤會跟隨最近樓市表現定價呢,不過尚有大半年時間,個市會點變化無人知,但老樓認為,大圍儲了大批換樓客,客底無問題,長時間無盤賣,只是當時樓市氣氛才決定策略,以最貼市形式開售,一向是長實賣樓策略。

Yes - as this is a single development, I highly suspect it'll be uniform heights and uniform design. However, Shatin has traditionally been a less crowded suburb and the location is excellent, being attached to a major rail station that will eventually link directly to Central (railway soon to be U/C).

Noise and safety biggest concerns for councillors in new MTR plan

Kowloon City and Sha Tin district councillors yesterday expressed their concerns about the realignment plan for the new Sha Tin-Central Rail Link, urging the MTR Corporation to minimise disruption to the areas.

The councils met MTR representatives to discuss details of the plan.

Sha Tin's councillors paid focused on a viaduct to be built between Tai Wai and Sha Tin to take the new line to Tai Wai station on the Ma On Shan Line. The viaduct, which will pass near two Hin Keng Estate buildings, is expected to cause noise pollution. Many councillors demanded the MTR Corp install noise barriers.

The MTR Corp said noise reduction features would be fitted at Hin Keng station but it had to wait for an assessment by the Environment Department before deciding whether the barrier or other noise-absorbing materials would be installed.

The councillors were also concerned about the safety of an explosives depot to be built in Shui Chuen O, a remote area in Sha Tin, and questioned the company about what safety measures would be imposed.

The MTR Corp said the magazine would be built and managed in accordance with requirements set by the Mines Division. Special vehicles would be used to transport explosives, a spokesman said, and there would be two blasts a day under the construction. There were also calls for platform screen doors to be installed along the line.

Councillors asked the MTR Corp to speed up its plans, which would complete the project by 2015, but the MTR spokesman said this would be unlikely because of its complexity.

At the Kowloon district council meeting, the MTR Corp proposal to move the To Kwa Wan-Ma Tau Wai section closer to Kowloon City to serve residents was the core of discussion. Some argued the realignment would not benefit all To Kwa Wan residents and suggested the rail be built an equal distance from Kowloon City and To Kwa Wan.

The MTR Corp pledged to consult residents and to stay in close contact with councillors.

The construction of the 17km Sha Tin-Central Rail Link begins next year. It will connect Ma On Shan and Sha Tin to Central and Admiralty, and link East Kowloon to the New Territories West via West Rail.
