The project was originally a two tower project, but the second tower may or may not get built, so I'll leave this as a one tower development.

I actually really like the new one tower idea. This is a great tower, blending in at street level then at the top proudly displaying it's unique top. I'm sure this will be a welcome addition to Calgary's skyline.

A really nice tower and a great addition to the Calgary skyline.

I also hope the other tower will be built; they compliment each other nicely.

The shape is a nod to the Rocky Mountains directly to the west of Calgary.

I'm interested to see the silhouette that this tower creates in a Calgary skyline shot. It really might look like a slab of mountain.

This project is growing on people in Calgary, especially as new renderings are released. The smaller tower will be built up to the podium, and if demand warrants, it will be completed too. We've heard that this building will be similar to 300 N. LaSalle in Chicago, with top notch materials and silver glass.

They really should change the music in that video. I tried to get through it, but just couldn't bare listening to it. It's embarrassingly dorky and cheeseball. Are they trying to lease space in a high end office tower or entice geeks to join the 4H club?

Downtown projects approach finish line

The downtown office development cycle, which is winding down, will see the completion of almost six million square feet of new space in nine buildings within the next three years--and 67 per cent of that has been pre-leased.

According to Susan Thompson, research manager for Avison Young Commercial Real Estate in Calgary, the overall downtown vacancy rate for the first quarter of this year was 3.1 per cent, but jumps to 5.6 per cent if sublease space that is increasingly coming onto the market is included. At the end of 2008, downtown vacancy was 2.7 per cent, and 4.1 per cent including sublease space.

In an off ice leasing report, Thompson said the vacancy rate in the next six to nine months is expected to be 5.4 per cent (8.9 per cent including sublease space).

In the first quarter of 2008, the downtown vacancy rate was 1.7 per cent and 2.8 per cent including sublease space.

The new downtown construction has a total leased area of just over four million square feet, but nearly 500,000 of that is being brought back to the market as sublease space.

It is in this market environment that several projects continue to search for tenants prior to completion.

"The level of interest is high. We're quite happy with the response we've been getting from the people we've approached," said Marie-Pier Germain, director of leasing for the downtown Le Germain office project, which has 87,500 square feet to lease in the 10-storey tower. The project at Centre Street and 9th Avenue also includes a 150-room boutique hotel and residential luxury condominiums.

The office tower is expected to be completed in November.

Despite the current difficulty in the downtown leasing market, there is still interest in Calgary, said Richard Pootmans, business development manager of real estate for Calgary Economic Development.

The city is perceived in good shape with a"medium-and long-term tremendous future," he said.

The Eighth Avenue Place tower, formerly Penny Lane, is proceeding despite no pre-leasing. Plans for a second tower were put on hold.

Mayor Dave Bronconnier said the city is "very, very lucky" to have this magnitude of construction still taking place.
