really? that's actually a clever idea. i was thinking of doing the same thing but i have no contacts... do you have any idea how much /sqm do general contractors charge for basic masonry (knocking down walls, tiles, painting etc)

can you suggest a particular store in binondo? i've never been there...

Start with the basic rate of a working foreman of about 500 pesos a day plus 300 for a worker. Estimate the time it will take and triple it and then you have a good idea on the costs.


I'm currently renovating my house in Sta. Rosa Laguna and am paying about 2500 per day for about a crew of 5 including the foreman. This includes their meals na.

I have to warn you that supervising the construction is a full time endeavor. Aside from sourcing materials and arranging deliveries, many unforeseen situations can happen.

However, I'm actually enjoying the experience and if I had to do the joya unit again, I would try to do a labor only contract with the contractor and do everything else myself.

As far as binondo, for fixtures, go to Soler and T Alonzo streets. Canvass some of the pricing and try to find a couple of places who can do delivery and then start planning a schedule of delivery for needed materials. Sticking to 1 to 2 hardware stores can yield discounts in the form of cash or free items per order.

The underground walkway (from Joya to PowerPlant) was recently completed. No more getting wet when it rains.

Joya South

would like to inquire where in the joya south tower is the garbage chute? went there to view some units but i forgot to check the exact location of the chute. is it in the same area as the fire exit?

second question to the joya residents here, is there a provision for an exhaust for the washer / dryer?

all furniture are from our old house - didn't have enough money after being fooled by by contractor. the only thing that's new are the kartel lamps and ghost chair. will be posting the most recent photos (with appliances, bar chairs and frames etc) next week.

manansala vs joya

just wondering, which is a better tower to invest in? manansala or joya? i noticed that the windows in manansala are bigger so it's a bit cooler if you don't want to use the A/C.

can anyone here mention the upside / downside of staying in joya? would like to get some honest opinion from the residents. thanks.

I've lived in both towers in Joya and have 3 friends who've lived in Manansala.

-Joya is newer and as a result, looks and feels cleaner (units, lobby, gym).
-Joya is slightly closer to the mall and have an underground passageway for when it's rainy/extremely hot.
-My friends have said that Manansala elevators are slower despite there being 6 total versus 4 in each of the Joya towers.

Manansala is nice but Joya is nicer on the whole.
