Hey agwe23. sorry to hear your plight... here's the turn over team's number

6836100 loc 105. I looked that up in the net. and then made kulit all the departments to get me through the turn over team.

you may want to follow up also with the financing dept to ask if they have sent the deed of sale to the bank (and other docs) in order for the bank to release the loan proceeds (if and when it's still not released). if it's released na, you may ask the financing dept to route the approval to the turn over team. you may ask laurice corpuz to transfer your call to the financing dept. you really should have your unit by now...

you can also ask your bank if they have released the loan na just to double check.

hope this little info helps :-) whatever your bank is, it should not be a problem really... and you deserve not to be given the run-around. God bless!

jeez.

ok here's the next part of the story.

the check from bdo is with robinsons already, but bdo has yet to issue clearance for the release of funds because the deed of sale has yet to be issued.

we paid all the misc and transfer fees first half of sept (sept 15 i think), and for them to release the deed of sale they need 2 SIGNATURES. 2 SIGNATURES, and up to now, the deed of sale HAS NOT BEEN SIGNED YET.

2 signatures for 6 weeks???? how hard could that be?

Hi mods and FAP owners!

Is FAP still under construction? Like the sentiment of @cokelitro above, I know that this project is finished and only the individual units are being renovated by their owners now. And because it is finished, this project should already be moved to the completed projects section. Many other very good projects have graduated from u/c to that section so why not FAP? You should all be happy to graduate right?

And by moving this thread there, I do hope the mods can move the whole thread or at least some of the last few posts so that owners and friends can continue posting there.

The project is not completed yet. The lower floors are just starting turnover and the upper floors are just completing construction.

Barcat & others who have done walkthrough,

My cousin has just completed walkthrough of our unit. The unit did look good and with NO more major flaws. However, hope you can help me with these issues:
1) He said the tubing for washer is in the restroom. Is this usual and also the same in your units?
2) Did you have electricity and running water when you did your walkthrough?
3) How long did it take to repair all your issues?

hey akaflores!

1. yes, the tubing of the washer is in the restroom kasi i think that's where it was planned to be placed. the bathroom is actually spacious enough to accommodate the washer and dryer if you wish to place one.

2. yes, i had electricity and running water during my walkthrough. tested the sink, flushes and shower.

3. i had minor issues like the sockets were not aligned, there were some scratches of paint etc. they repaired it quickly naman like a week or two. the engineer who oversees the walkthrough is also very helpful and accommodating.

fyi, someone asked for the final payment. Below is our final payment for a 85 sq. meter 2BR (P5M)

Retention Fee (30% balloon payment)= 1,634,864.25
Miscellaneous Fees = 37,008.70
Transfer Tax = 151,300.90

AkaFlores - My architect already accepted mine last friday. The unit was in pretty good shape with minor things that RLC promised they would rectify even when the unit was accepted. RLC is really very flexible and works quick with any issues I had. Based on the pics I was sent there is elctricity and water in the my unit. My contractor is starting soon on the retrofit work. I will be flying home next week hopefully they are half way complete by then and baka matirhan ko pa on my last week in PI.

Thanks Prinsesa8 and Barcat. Our initial walkthrough is ok as well, sabi ng pinsan. Just like you, only minor issues. Yung nga lang we didn't have water, so we cannot test leaks.
I would ask them the same promise they gave barcat in fixing our unit even after signoff.

Bong when will you be in Manila? I'm Manila bound mid-Nov. and just wondering if you're homebound too that time. Kitakits na lang tayo sa BGC in case our schedules match.

Just got feed back from my contractor that there is insufficient electrical capacity at the units. For example the lighing is just limited to 500 watts which according to my contractor is very unusual and substandard. The range can only be a 2-burner. The space provided in the kitchen is for a free standing range/oven. It just does not make sense. Cant imagine what the resticted loading fot he Ac units are. Can any one now in the philippines verify this so we can prepare for the appliances.

wow bummer Anthony. Is it just a wiring problem in your unit or is this their standard for all the units? Maybe you can ask your contractor to ask RLC's engineer to accompany him to the occupied units and see if they have any electrical problems so far, ie. does air-con work without tripping their system.

It is for all units. Parang may design problem. I even asked Jeannie and she said yung maga nag turnover na clients niya cook top lang ang binili. Pangit yung. Parang promdi style. I hope RLC rectifies this issue.

this can indeed be a problem. my uncle is now handling my unit. he said yesterday na he will submit an approved electrical plan for our permit. will keep you guys posted on this.

i remember that the rlc engineer gave a list of the allowable appliances to be placed. i have a jr. 1 bed. so 1 hp aircon in the living and dining and then .75 in the bedroom. i will get back to you on elecrical loading of elec unit (60 amps i think). i will also show you the electrical plan...
