Saw an ad in PDI today about this, it's at the corner of Dela Rosa and Washington. Wondering if this will be where the basketball court is right now...

That's 3 years of construction assuming they will have to start off right away.
"Again" probably means after what they have done with Fort Victoria in Fort Bonifacio.

they launched a lot of projects lately. including the one near SM North and one besides GMA 7.

i mean the 'comparing' stuff. placing affordable side by side with pricey ones in makati and FBGC will make us really compare.

thanks for the rendering and map superboy. based on the map, this will be very near the Cityland developments.

accessibility wise, it's good. dela rosa is my point of entry to the CBD everytime i come from the airport. (taxi lang ah)

it gets flooded also in that place, i think worse than in Oriental Place's location. i dunno how bad tho.

being near Cityland, I see nothing bad about it. although i also can't think of any benefit.

Yes, that area always gets flooded, usually up to knee-level. But I'm sure the flood problem will be solved in years time.

Good luck to this project. It's nice to have this in Makati!

That part of Makati, what with the Cityland buildings etc., is beginning to look a lot like the Pioneer area in Mandaluyong. Plain, conrete boxy buildings dotting that area of Makati.

i reserved a unit, they will have an open house this Wednesday from 11AM to 8PM at the project site. Probably they'll start building the foundation soon.

very high density, but with large unit sizes... this one is a good investment for rental purposes... buy 3 units, rent can be as much as 15-20k for this development..

you mean 3 units then have them merged? what do you think about the rentability of the units jp? i guess they'd fare better than the neighboring citylands. and it's always easy to rent out units of smaller cuts than the huge ones.

san jose should try to give this one a topnotch property management.

by the way, got a flyer from waltermart last weekend. it says 3-BR has 42 something sqm. all 3 rooms at the loft level. units with loft levels are a come-on to buyers. look at GA Towers for instance.

no do not have them merged.. rent them out separately.. buy one in lower floor, then mid, then upper...

for the affordable segment of developments, you're correct in saying smaller cuts rent out faster, so this would fare well for that purpose...

and i love the lofted units too.. its a catch, unless you mind the density.. but if i can read it correctly, there are 9 elevators, 2 of which are service elev and one stairwell. quite okay really..

most people who dwell in condominiums especially the young ones do not really mind living in high density towers. it serves the purpose anyway - having a place you can call your home, and your own. plus they don't stay inside in most hours of the day anyway. so you're right jp. then let's go and reserve for 3 units now.

i guess i'll see you guys tonight. kidding
i'm really excited about this project since I getting my own unit. Hope it turns out better than QC Victoria Towers, which I really like btw.

I dont know how to interpret architectural renderings, but does the perspective look like a combination of glass and claddings? or are the colors just blue and white paints? (silly question, i know)

I dont think it's high-density since it's designed to look like back-to-back Es, I guess that's for natural lighting and ventilation. But if high-density is a technical Archi term, then I must be wrong with my assumption
