奧運站旁項目闢30米通風廊

信和回應居民環保訴求

【明報專訊】信和置業(0083)牽頭奧運站(奧運城2期旁)大型住宅項目,由於相當接近海富苑的居屋群等,籌劃2年多以來,於區內引起頗大回響。政府多個部門近期從中斡旋,發展商為回應居民的訴求,決定於地盤的中央闢出一條闊30米(約100呎)的通風廊,令奧運站附近居屋及大角嘴一帶舊樓的居民,皆可某程度受惠。

信和發言人回應查詢時表示,集團海庭道項目,建築師經考慮整區的環境,作出整體的佈局,將加入大量環保、綠化元素,亦決定加設一條闊達30米的觀景、通風廊。

05年投得 未設高度限制

信和牽頭於05年9月以59.2億元投得的奧運站旁兩幅相連地皮,由於當時本港仍未實施全區高限,所以地契未有列出高度、發展模式的限制,而項目亦不用城規會審批,所以亦不用作公眾諮詢。

發展商只要根據建築物條例,符合各項建築規格等,取得建築圖則便可興建,而條例並無賦予屋宇署就建築圖則,作公眾諮詢的權力,而直至入伙前,若沒有發展商同意,市民不能索閱圖則。由於項目毗鄰海富苑、富榮花園等公屋及居屋群,普遍為約23層高,區議會就項目多番討論,而有區議員表示,由於未能於圖則批出前向居民預告,被不少居民埋怨。

6幢由高至低排列

信和原打算興建4幢50餘層高住宅,發展商近期經與多個部門會面後,決定採用6幢一字排開,每邊3幢,中間闢有一條30米闊的通風廊,及採用高低有序的設計,改善從富榮花園及大角嘴一方,望向建築物的視覺效果以及通風。項目於7層平台之上共建6幢,樓高45至55層。

項目現時的建築物較原設計纖細,而一般項目會將座與座之間的間距平均分佈,現時特意將每排3幢之間的距離稍減,特意闢出一條特闊的通風廊,是罕見的安排。另外,發展商同意加強項目的綠化及平台設計。地產界消息指出,發展商已於可行的範圍,作出積極回應。

恒地京華道自行評估空氣流通

另外,恒地(0012)北角臨海的京華道申建2幢41層高住宅項目,原訂今天由城規會審理。發展商表示,為了回應公眾及部門意見,將會聘請專家,為項目進行空氣流通評估,申請延期審理。

政府暫時只規定政府相關項目,若符合特定條件,才需要進行空氣流通評估。

Hong Kong's first residential land sales in a year raised HK$10.15 billion _ at the high end of analysts' expectations _ in a sign that developers are betting the recent slowdown in property sales won't last.

The sale of three lots in Kowloon fetched 63 percent more than the combined minimum price of HK$6.24 billion, meaning the government raised in one fell swoop almost half its projected sale revenues of HK$21.1 billion for the fiscal year ending March 3.

A consortium led by Sino Land, which included Chinese Estates Holdings and Nan Fung Development, paid a combined HK$5.92 billion, or HK$5,408 per square foot, for two adjacent lots in West Kowloon.

The third plot in Ngau Chi Wan, near Choi Hung, went to Sun Hung Kai Properties for HK$4.23 billion, or HK$5,436 psf _ nearly 30 percent above analysts' expectations of up to HK$3.3 billion.

Investors did not share the evident confidence of the developers in the direction of property prices, as property stocks fell on concern that soaring land prices would crimp builders' margins.

``With such higher-than-expected prices, it will probably be [difficult] for the developers to make a reasonable return,'' said Tung Tai Securities associate director Kenny Tang.

Sino Land chairman Robert Ng dismissed suggestions that his group overpaid. Henderson Land Development executive director Martin Lee agreed, despite his group's losing out in the bidding for the Ngau Chi Wan site. Both said they expect property prices to rise.

The Sino-led consortium fended off nine competing bids from Cheung Kong (Holdings), Sun Hung Kai Properties, New World Development, Hang Lung Properties and other unidentified firms to win the two adjacent lots in West Kowloon for HK$3.19 billion and HK$2.73 billion.

The plots _ one on Hoi Ting Road and the other at its junction with Hoi Wang Road _ would be developed together into a luxury residential project, with a combined gross floor area of nearly 1.1 million sq ft.

Ng estimated total investment at HK$9 billion to HK$10 billion, or HK$8,200 to HK$9,100 psf, including costs for land, construction and interest.

Sino will have a 50 percent stake in the project, while Chinese Estates and Nan Fung will each have a 25 percent stake. For future selling prices, Ng said he would refer to prices for property at Kowloon Station, which he said were going for about HK$15,000 psf now.

A shopping center will be built on the first three floors, with apartments on top.

The consortium will apply to the government for a change in the land grant to develop the two sites together in return for paying an additional land premium to be set by the government..

Auctioneer Alexander Paton, assistant director (Kowloon) of the Lands Department, said the developers were free to apply to develop the two sites as a unit, with shared carpark and recreational facilities.

``The government would be prepared to entertain such a lease modification in order to allow that to happen, subject of course to payment of a premium,'' he said.

Sun Hung Kai outbid eight rivals, including Cheung Kong, Nan Fung, Sino, New World and other unidentified companies, to grab the third lot in Ngau Chi Wan, East Kowloon.

Just last October, Sun Hung Kai paid HK$4.7 billion, or HK$3,844 psf, for a residential lot in San Po Kong, also in East Kowloon.

Sun Hung Kai Real Estate Agency general manager Eric Chow said the group plans to develop the Ngau Chi Wan site into a luxury residential project. Chow did not reveal the total expected investment.

Florient Rise an early exemplar of Tai Kok Tsui's makeover

Tai Kok Tsui in West Kowloon is widely regarded as an old district dominated by 40-year-old-plus residential blocks, industrial buildings and light-industry workshops.

All of that is due to change as a result of a redevelopment plan initiated by the Urban Renewal Authority.

One of the first signs of the new times envisaged for the area is Florient Rise, a joint venture between Nan Fung Group and the URA that will be ready for occupancy in September.

Targeted at home buyers in or near the district who want to upgrade their living standards, Florient Rise appears to have hit the spot, attracting buyers for 220 units when sales kicked off last weekend.

The Lands Department gave the go-ahead to launch the project in September, but the sales campaign was halted because the property market was badly hit by the financial meltdown in the last quarter.

Other new projects in the same district include Shining Heights on Sycamore Street, i-home on Larch Street, Bedford 28 on Bedford Road, and MOD 595 on New Reclamation Street. All are single-block developments with minimal facilities and offering mainly smaller-size units.

Located on Cherry Street, Florient Rise is just a stone's throw from Olympic Station. It consists of three blocks offering 522 units ranging from 598 square feet to 1,326 sq ft. Penthouses are 1,338 to 1,987 sq ft.

The development offers tenants clubhouse facilities that come with an outdoor swimming pool - almost a standard item nowadays in newly developed large housing estates but a luxury for residents in the neighbourhood.

Prices fetched last weekend ranged in most cases between HK$5,200 and HK$6,396 a square foot, according to the developers. A 1,111 sq ft unit on the 36th floor was sold at HK$9.81 million, or HK$8,837 a square foot, while a 1,300 sq ft unit on the 33rd floor fetched HK$11.16 million, or HK$8,585 a square foot.

Another new project in the same district with comparable facilities is the three-year-old Harbour Green, which comprises five blocks offering 1,517 units in total and is located 15 minutes' walk from Olympic Station.

According to data from the Land Registry, 23 units were sold in Harbour Green in the last three months at an average price of HK$5,975 a square foot. There are currently 33 listings in the development on the market at asking prices ranging from HK$5,153 to HK$9,075 a square foot, according to Centaline Property Agency.

Meanwhile, cheaper options can be found in the neighbourhood at the five-year-old Metro Harbour View, where ample listings are available at asking prices ranging from HK$3,136 to HK$5,011 a square foot, but getting to the nearest train requires a shuttle bus ride.

由信和、華置及南豐合作,於05年9月從拍賣場上投得海泓道及海庭道地皮,正進行施工,發展商已入紙申請預售樓花同意書,可望年內推出,成為九龍區焦點新盤之一。

據悉,海庭道項目地盤總面積約66,511平方呎,可建樓面面積達498,825平方呎。項目比鄰同系柏景灣、帝柏海灣,落成後可塑造新一代海景豪宅。項目就近大角咀櫻桃街公園,綠化地方充裕。

奧運站區內發展一日千里,除了有港鐵線作後盾外,多個屋苑相繼落成,吸納不少中產家庭進駐。香港置業維港灣高級經理戴學文表示,奧運站6月交投表現持續暢旺,截至18日錄得70宗二手成交,較上月同期升約八成。一名早前向隅新盤客,斥資$960萬購入帝柏海灣1座高層F室,1,336呎,3房連工人房,望海景,平均呎價$7,186。帝柏海灣本月平均呎價約$6,855。

海桃灣貨尾低調提價

至於由南豐及市建局合作發展的海桃灣,自今年3月開售,迄今售逾310伙,平均呎價約$5,500至逾$7,500。雖然示範單位經已關閉,但發展商新近低調地提價重推,平均加幅5%。其中1座中層1,300呎A室,原本訂價$1,318萬,最新訂價為$1,400萬,加幅6.2%。項目尚餘約200個一手單位,主要集中於第2座A、B室為主。

Kind of unusual these days... the buildings are already half way up there, and the complex still doesn't have a fancy name, not in chinese, not in english.

Just think of a word in French, Italian, English or Chinese that is a synonym for any of 'palace', 'heavenly', 'diamond'...etc, and you have a general idea of what the name is going to be.

西九龍兩項目 打造國際級豪宅 信和土儲足可建樓面500萬呎

雖然近期賣地次數不多,但發展商卻以不同渠道補充土儲;現時信和在本港可發展物業面積,就達五百萬方呎,其中西九龍的兩大項目The Hermitage及海泓道、欣翔道及友翔道交界項目,未來會打造成國際級地標豪宅,相信可吸引各路買家青睞,而連同該兩大項目,未來將有七個焦點盤陸續發售;另外,同系烏溪沙銀湖.天峰,現累售逾一千八百伙,未來會按照市況,考慮再作提價。

信和營業及市場部總經理劉貴玉表示,現時集團土儲充足,在本港可發展物業面積達五百萬方呎。

其中位於西九龍的兩大項目,將打造成國際級地標豪宅,其中海庭道項目已命名為The Hermitage,早前已入紙申請售樓紙。據資料顯示,該盤提供約八百五十二伙。

西九The Hermitage已申請售樓

劉貴玉再指,位於尖沙嘴的海泓道、欣翔道及友翔道交界項目,該盤尚未命名,而樓盤毗鄰港鐵柯士甸站,以及廣深港高鐵西九龍總站,未來發展可期,相信可受各路買家歡迎,當中包括內地豪宅買家。

七個焦點盤陸續發售

劉貴玉指出,連同該兩大西九龍項目,集團未來有七個住宅項目推售,當中包括上水雙魚河Goodwood Park洋房項目、大埔白石角、九龍塘廣播道、香港仔惠福道、灣仔利東街項目。至於實際的推售時間及次序,會按照未來市況而定。

據資料顯示,Goodwood Park提供十三幢洋房,至於九塘廣播道項目,早前已批出批出圖則,可興建六幢樓高十層的住宅。

推盤次序按市況而定

有地產界人士指出,信和兩大西九龍項目,由於未來區內可提供的新盤數量不多,再加上物業具有中港概念,相信正式發售時,可受市場注目外,更可望吸引一批內地豪宅買家注意。

銀湖.天峰累售逾1800伙

另外,系內烏溪沙銀湖.天峰,劉貴玉指出,在過去兩周,該盤售出約二十五伙,當中不乏大單位,其中面積約二千零五十二至二千四百一十六方呎的銀湖大宅門單位,就售出四伙,平均成交呎價約六千二百至七千八百元。同時亦售出低層連平台花園單位,平均每方呎價約八千二百元。

平均呎價5500元

劉氏續稱,目前該盤累售逾一千八百伙,平均呎價約五千五百元,餘貨中以高層為主,而未來會根據市況,考慮再作提價安排。

考慮再作提價

而早前發展商就夥拍渣打銀行,提供全新HIBOR按揭計畫,全期為HIBOR加零點八厘,以昨日的銀行同業拆息計算,按揭息率僅為零點九厘,按息上限為P 減一點七五厘,並可享FamilyLink額外零點八厘存款紅利,現金回贈為貸款額的百分之零點五,設有一年罰息期,貸款額最少為二百萬元。

銀湖.天峰由七座物業組成,共提供約二千一百六十九伙,標準戶面積約由六百九十至二千四百方呎,同時亦設有不少特色戶,暫定於今年十一月入伙。

Why would you name a middle/upper-middle class development as the habitation of a hemit?

Not many are going to think of The Hermitage in St. Petersburg...

I wonder if they'll feature the real Hermitage in the advertisements ... hope they will be sued for false advertising!
