I am guess it skips the 13th floor and all the 4's floors (4, 14, 24, 34, 40-49, and 54)
You take all those out, it is exactly 47 floors (the correct number of floors according to the Chinese news articles posted.)

It's just a superstition thing in HK to take all the unlucky numbers (13 and anything with the "4") out.

Another residential block that doesn't have number 4s...
Now the 47-storey towers are boasting floor counts in excess of 60!

The building next to it is 30 floor tall... but this Serenade is like double the height, but only 17 floors more...

This looks like Korean apartment towers. Not particularly more elegant than typical ones, but still different enough to count.

So this is what happened to Tiger Balm Gardens. Anyway, the 1st floor of the build starts a fair way up the slope and up on a platform, so this new development's 1st floor would be at the height of the 10th floor, so it's 20 floors vs. 47 floors at roughly double the height. Since new blocks also seem to have marginally lower ceilings... works out about right, proportionately.

Nah, this wasn't Tighe Balm Garden.
Tighe Balm Garden is the two tall gray buildings just to the immediate right in the back of the picture.

I thought about the ceiling thing, too. But the "30" does sit right next to the roof top of the 30-story building next to it, so 1st floor may not be 10th. I counted 21 or 22 stories below the "30" label above the podium.

But since the lower 22 stories aren't for sell, but as a compensation for the previous building property owners, the lower 22 stories may have a shorter ceiling height than the upper 25.

Neat upper floor edges. Didn't see that in the renderings!
