觀塘新項目落成 開源道醞釀變化

投資者經常說,鋪位不容易買,同一條街道,只消一個轉角位,境況已截然不同,街道一個輕微改變,足以影響鋪位生意,這原理在觀塘工業區內最旺的街道──開源道,近期得以窺見。

開源道一向出現有「陰陽街」情況,雙號數街鋪較單號數旺,皆因雙號數街道連接港鐵站兩個高人流流量的出口(B一及B二),該兩個出口連接區內傳統零售項目觀塘廣場,單號數連接的B三出口,接近觀塘消防局,消防局沒有可供消費的東西,因此,一直以來,甚少人流使用B三出口。

食店匯聚 帶旺人流

惟這情況近期有了改變,隨着新商業項目鱷魚恤大廈於B三出口落成,逐漸帶旺單號數街道,該物業現時已聚集食肆及酒樓,有代理話,不少食肆希望落腳觀塘區,但創紀之城位置有限,難得有個近港鐵站物業,肯以吸引的每方呎十多元吸客,所以,很快就填滿了,加上近期經濟好,中午時分食肆人流如鯽。

投資者有見改變,近期亦有動作,毗鄰鱷魚恤大廈的業發工業中心,近期受「鋪王波叔」鄧成波的垂青,購入該廈二期三H單位,面積約四千二百四十方呎,涉資約九百六十八萬元,呎價約二千二百八十三元,是該廈落成後最高呎價。鱷魚恤大廈零售做得好,毗鄰工廈受帶動是可以預期。

鄧成波968萬購業發工中

翻查資料,業發工中成交不多,去年僅有兩宗,除了上述波叔所購入的,二期三G單位於去年九月以呎價二千零一十一元沽出,於○八年高峰期,該廈呎價亦只是一千六百至一千八百元。

不過,開源道單號數是否能夠像雙號數一樣旺,暫時還是看不到,皆因街道的轉變需要時間,目前雙號數除了擁有零售項目觀塘廣場,還有連大廈內的巷仔聚集零售生意(包括波鞋店甚至紅酒店)的駱駝漆大廈。

單號數那邊還是以工廈入口居多,零售店鋪較少。還有,由港鐵站沿單號數街道行走,走過業發工廈及毗鄰的王子大廈,就是橫街巧明街,積琪蓮印象中,橫過這條馬路相當麻煩,這個路口,將會影響零售行業一氣呵成地發展下去。

單號數多工廈入口

不過,無論如何,開源道於觀塘工業區內的興旺程度,還是無可匹敵,是可以追溯原因的,於區內經營五金製品三十多年的廠家仇麥美娟說,喜歡開源道盡頭(近觀塘碼頭的地方)有個圓形交通迴旋處,交通四通八達,生生不息,令這條街道充滿活力。

積琪蓮打開地圖,發現除了盡頭有迴旋處外,開源道位處港鐵站的那邊,亦有個更大的圓形迴旋處,這裏正是觀塘道、協和街和開源道的交界。

所以,開源道頭尾皆有迴旋處,這些交通交匯點,有不同的交通工具,源源不絕地帶來人群,為開源道帶來商機。
