新地洋松街項目批建39層高廈

屋宇署2月份批出二十六份建築圖則,其中新地(016)去年首季投得的市區重建局大角咀洋松街7松樹街項目,獲批建一幢三十九層高商住項目連三層平台和兩層地庫,以及一幢三層高商業樓宇連一層地庫,總樓面面積約二十二萬二千六百方呎。

洋松街項目佔地約二萬三千五百七十方呎,是次獲批的住宅樓面約十七萬七千方呎,商業樓面則逾三萬五千方呎。據市建局的資料顯示,該項目將提供約一萬方呎樓面予社會企業等商業或社區用途,並約有四千八百方呎的休憩用地。

另外,近年積極籌劃發展西半山的太古地產,旗下位於西摩道的項目,最新獲批兩個建築圖則。兩圖則涉及的地盤面積有所不同,惟均獲批建一幢三十六層高分層住宅連會所設施。

此外,信置(083)九龍灣宏照道寶興中心,獲批建一幢二十七層高商業樓宇;恆地(012)灣仔國民大廈,則批出最新修訂圖則,可建一幢三十一層高酒店■

Sun Hung Kai Properties (0016) has won an Urban Renewal Authority tender to redevelop a small residential site in Tai Kok Tsui worth HK$1 billion.

The authority confirmed Thursday it had awarded the joint development project to the company.

A company spokeswoman said it had no comment to make on the financial details of the deal or estimated total investment required.

In securing the project, Sun Hung Kai beat seven other tenderers including New World Development (0017), Sino Land (0083), K Wah International (0173) and private developer Nan Fung.

Located at Larch Street and Fir Street, the project has a site area of 23,570 square feet and will offer a gross floor area of up to 212,160 sq ft of residential and commercial space on completion.

About 10,000 sq ft of GFA is allocated for commercial and community use by the URA, while about 4,800 sq ft is earmarked as open space.

No date was given for completion.

Midland Surveyors director Alvin Lam Tsz-pun estimated the accommodation value of the site at HK$3,600 psf.

With construction cost and interest added on top, total development cost could be about HK$5,000 psf.

He estimated the site could squeeze out about 250 residential units for sale, with profits generated to be shared with the URA.

The authority already has four other redevelopment projects in Tai Kok Tsui offering a total of about 888 residential units.

They include Chinese Estates (0127) at Bedford Road and Reclamation Street, private developer Nan Fung at Cherry Street and Sun Hung Kai, also at Bedford Road.

Lam expects Sun Hung Kai to go upscale - such as boutique flats - for its latest project. "If it can go for the upgrader market or for high-quality small units, they could sell for a better price,'' he said.

看好重建概念 提價40至70%放售 投資者頻購大角嘴單邊鋪

大角嘴區重建項目紛上馬,加上區內多個大屋苑入伙,提高消費力,不少投資者看好重建概念,吼準區內單邊鋪位,當中有成功炒賣賺錢,亦有投資者不急於放售,穩收回報的同時,大幅提價放盤,提價幅度更由四成至高達七成,務求放長綫釣大魚。

高價放盤

過往大角嘴區鋪市寂寂無聞,鋪位皆由用家持有,惟近年不少投資者進駐,現場所見,多個發展項目毗近及周邊的單邊鋪位,均由資深投資者持有。名成(店鋪)代理聯席董事林坤明表示,資深投資者李耀華於今年五月,購入洋松街十六至十八號單邊鋪位,作價一千九百五十萬元,近日以二千六百八十萬元放盤,提價三成七,該鋪位目前月租金五萬一千一百五十元,回報亦只有三厘二。

洋松街單邊鋪叫價2680萬

上述鋪位及洋松街及松樹街單邊,地鋪二千三百方呎,連則閣樓二千方呎,鋪面看來充滿工業區特色,由裝修水電公司等承租,惟鋪位面對兩個地盤,新地市建局合作發展的洋松街及松樹街發展項目,將興建一座三十九層高住宅,另一個為新地大角嘴必發道的柏豐28,「當項目落成後,街道肯定有很大變化,該鋪位可租予7-11、銀行或食肆等等,可塑性高。」林坤成續說。

此外,福全街二十至二十八號地鋪,則由另一名同區資深投資者持有,現時為安老院承租的,同樣為單邊鋪,面對裕泰興持有的大角嘴福全街三十一號酒店項目,投資者於今年二月以一千九百七十萬元購入,現時放售價為三千萬元,提價七成一。該鋪位地下一千呎,一樓六千呎,另有一個千呎住宅單位及入契天台。

福全街地鋪提價71%

區內亦早有資深投資者賺錢個案,活躍於鋪市的董姓投資者,早於二○○四年一月購入福全街二十五至二十七號鋪位,作價一千五百六十萬元,當時大角嘴尚未為投資者所留意,今年五月,他以二千零三十萬元出售鋪位,持貨四年,帳面獲利四百七十萬元,幅度為三成,然而,二○○四年鋪市剛起步,對比其他核心區的投資,該個鋪位升幅未見顯著,現時由7-11以六萬九千元租用,以易手價計算,回報四厘一。

林坤成說,上述鋪位位處大角嘴道東面,這裏舊樓混集工業區,另一邊是大角嘴道西面,布滿橫街,是純住宅區,區內鋪市亦早已起動,其中,埃華街及大全街發展成為食街。林坤成道出變化的因由:「埃華街變化如此大,皆因新盤君匯港,有一條天橋連接這條街道。」

埃華街樓上鋪2000萬放售

埃華街以往是一條殘舊的街道,現時就連「樓上鋪」也令人刮目相看,埃華街八十八至一零二號地下,地鋪二百五十方呎,一樓面積四千九百五十方呎,以往經營幼稚園,投資者以一千三百三十八萬元購入,近日剛以十萬元租予火煱店,回報達九厘,他隨即二千萬元放售,預期回報都有六厘。

投資者於重建區域鋪位賺大錢,是令人振奮的事,像資深投資者黎永滔當年經典:九○年,他趁旺角麗聲戲院重建始創中心,以一千四百萬元購入彌敦道七四零號鋪,四年後以三千六百萬元轉售,升幅一點六倍;九一年因時代廣場落成,他買下鄰近的軒尼詩道四二零及四二二鋪位,作價九百萬元,九九年以二千一百萬元出售四二零鋪,四二二號鋪更保留至今,現時以每月約十萬元租予便利店;至於他於九六年,所購入羅素街五十九號鋪,當時作價四千四百六十萬元,現時鐘表店承租,月租過百萬元,回報之高未能估計。

舊區藏新意 攻年輕客群

大角咀是市區重建局一個重要「據點」,區內有不少重建項目,並進行區域的活化計劃,把具有歷史價值的建築活化及大規模綠化街道,積極改變舊區的形象,發展商亦因應該區的轉變,著力塑造新一代住宅項目,以吸引追求時尚生活的買家。

恆地(012)旗下開售在即的亮賢居(SHINING HEIGHTS),亦特別針對了年輕買家的需要,提高了物業各項的配套設施。

「雖然現在大角咀有很多舊式的住宅,但隨著市區重建局活化計劃的展開,我相信整個社區將變得更有規劃及更美觀,可吸引更多外區的年輕買在區內置業;旗下新盤亮賢居亦針對這批年輕買家的生活需要而設計,即使項目只是一座單幢式住宅,但我們亦十分注重每個單位內的家居設備及會所設施,讓住戶能夠在區內體驗一種與別不同的時尚生活。」恆地營業部總經理林達民說。

市建局去年宣布,截至2010年第一季前將動用約2.5億元加大推動樓宇復修計劃的力度,其中每年資助經費預算由過往的2500萬元,增加至6400萬元;當局亦將斥資1.8億元進行十項地區活化工程,大角咀是其一個重點重建及活化地區。

街道名副其實

過去四年,參加市建局樓宇復修計劃的大廈逾五百幢,涉及約四萬個單位,其中大角咀區亦已有多幢樓齡介乎三十五至五十年的樓宇完成復修,其中以博文街一至七號的富貴大廈東座,以及洋松街六十九至七十一號的樓齡最舊,均在1959年入伙,但已分別在2004及07年完成維修,從前殘破古舊的建築外貌,煥然一新。

隨著大角咀的活化工程陸續展開,發展商亦積極在該區發展新式的住宅項目,單單是市建局在該區已擁有約六個重建項目,包括櫻桃街、福全街與杉樹街、必發道與洋松街、洋松街與松樹街,以及杉樹街與晏架街等。

當區為了進一步提升生活環境質素,計劃透過綠化工程改善行人網絡,正研究依照各街道獨有的樹木名稱,栽種相關品種樹木,如楓樹、櫻桃樹、洋松樹及杉樹等,為陳舊的街道增添色彩之餘,同時亦為有名無實的街名填補實在的內容。

「隨著近年大角咀的重建及活化工程相繼展開及完成,整個社區面貌可說耳目一新,故此區內買家已趨於年輕化,其中二十五至三十五歲的客群比例,由以往只佔20%,增加至現在的30%至40%。」香港置業高級營業董事姚偉南說。

姚偉南表示,因交通網絡日漸完善,該區亦吸引了外區買家進駐,主要來自荃灣及中環等地區,預期未來該區年輕買家的比例將持續上升,但物業必須在會所設施、用料及家居設備有所突破,才能夠吸引這批買家。

目前區內擁有三個住宅發展項目的恆地,開售在即的亮賢居則特別針對了這批年輕買家的需要,提高了物業各項配套設施。

手機變身遙控

「這個項目的設計均較同系同區的港灣豪庭及新港豪庭有所提升,其中引進了綜合智能家居系統,住戶可透過手提電話控制全屋的燈光及電器,每個單位廚房均採用了價值80萬元的德國名牌廚櫃組合,浴室半入牆式防水並有可調校角度LCD電視。」林達民說。

該項目亦已斥資近5000萬元,在商場搭建了三間示範單位,雖風格各有不同,但設計主題仍離不開年輕時尚的範疇,其中四十八樓G室單位更以一對年輕夫婦作為設計對象。

「該單位採用了輕快及時尚的手法設計,以排色作為主調,並透過光滑的磁磚及粗線條的木地板表達年輕時尚的感覺。由於設計對象為一對年輕夫婦,所以我認為他們的新婚生活將相對溫馨,不但想永遠居住在一起,而且亦想無時無刻都看到對方,所以整個單位只有洗手間設有間隔牆,廚房、廳、工作間及睡房均採手了開放及半開放式的設計。」恆基營業部副總經理鄧鳳賢說。

單位的廳與睡房之間的電視牆由一塊清鏡組成,置於中間的電視機可三百六十度旋轉,讓戶主在不同地方都能觀看節目。至於工作間則特別設於睡房外,區分睡眠及工作的空間。

「雖然睡眠及工作區處於不同的空間,但我們特別在睡房一邊的牆身以玻璃設計,讓身處睡房內的人可以隨時觀看廳內,以及正在工作桌頭埋頭工作的愛侶,但又不會影響兩個空間的獨立性。」鄧鳳賢說。

發展商加快部署 集中屯門元朗 新界三盤逾百座洋房獲批

低密度住宅有價,不少發展商均致力興建低密度住宅以增加市場吸引力。屋宇署昨天公布三月份獲批建築圖則,當中涉及多個新界洋房項目,包括新世界旗下的元朗唐人新村項目、萬泰屯門五十八區青龍路項目,以及恒基位於屯門褔亨村路住宅等,座數達一百四十五座之多。

萬泰於○七年於拍賣場上投得的屯門五十八區青龍路地皮,獲批建三十五座三層高洋房另加一至兩層車庫,以及兩座十一層高分層物業連會所兩層車庫,整個項目共涉二十萬零八千四百一十二方呎。

萬泰早於去年十月已獲批興建三十八座獨立屋及兩座十層高的分層住宅,是次修訂方案較舊方案減少三座洋房,而分層住宅則增加一層。

青龍路修訂減三洋房

而恒基位於屯門褔亨村路的住宅項目,新近批建十三座三層高分層住宅,總樓面面積約八萬六千八百七十七方呎。

此外,新世界旗下的元朗唐人新村項目,亦獲批出修訂方案,涉八十七座三層高洋房,另加一層車庫。總樓面面積約二十五萬一千一百零四方呎。

事實上,該項目於去年九月已批出圖則,惟當時批出的八十八座三層高的洋房,較是次新批圖則減少一座。

而新地旗下的元朗洪水橋項目早於○六年亦獲批建兩幢十二層高連一層地庫的住宅,及兩座一層高會所,樓面面積約十萬一千四百方呎。惟現新修訂批建兩座十二層高分層物業,連一層平台,可建樓面約十一萬三千零三十七方呎,增加逾一成。

洪水橋樓面逾11萬呎

另一方面,太古旗下三個位於港島區的物業,分別獲批圖則。包括灣仔大生商業大廈,批建一座二十六層高連平台的商業大廈;而位於上環堅道及衛城道項目,則批建一座二十八層商住物業連會所;另西摩道以及衛城道項目,新近亦批出修訂方案,可建三十七層分層物業連住宅會所,涉及十一萬四千四百六十二方呎。

早前曾接獲不少反對聲的灣仔合和中心二期發展項目,亦新近批出圖則,並依照合和早前的意見批建五十五層酒店連商業項目,涉及的住宅可建樓面約六十萬零七千三百三十方呎。

新地洋松街主打細單位

另外,上月新地與市建局合作發展,位於大角嘴洋松街的住宅項目獲發動工許可,將建三百六十八個單位,據了解,當中九成六的單位面積為七百多方呎以下,大單位則只有十五伙。至於長實元朗洪水橋住宅項目,亦獲發動工許可,涉七百三十四伙,當中包括三十七座洋房及七座分層。

Sun Hung Kai 1H Core Net Jumps; Optimistic On Outlook

HONG KONG (Dow Jones)--Sun Hung Kai Properties Ltd. (0016.HK) reported Thursday a 44% rise in July-December underlying net profit because of strong rental income and property sales, and said it expects 2010 to be 'another good year' for both home prices and transactions amid a buoyant Hong Kong real-estate sector.

The blue-chip company, Hong Kong's largest developer by market capitalization, also said rents in the retail and office sectors are both likely to grow steadily this year, supported by rising spending by mainland China tourists and the global economic recovery, respectively.

The company's first-half underlying net profit for the six months ended Dec. 31 rose to HK$6.51 billion (US$834.6 million) from HK$4.54 billion a year earlier, and was above the average HK$4.91 billion forecast of four analysts polled earlier by Dow Jones Newswires.

Analysts generally use underlying profit rather than net profit to gauge the performance of Hong Kong property companies because their earnings tend to be distorted by regular revaluations of investment properties.

First-half net profit surged to HK$14.34 billion from HK$692 million due to net gains of HK$8.61 billion from property revaluations. Revenue fell 12% to HK$13.27 billion from HK$15.12 billion.

The underlying profit increase came amid a 29% rise in Hong Kong home prices last year, as interest rates were low and supply was tight, while rents also rose. So far this year, home prices have risen another 5%.

The home price increases have raised concerns an asset bubble is forming in Hong Kong's property market, leading the government recently to pledge it would fine-tune its land-supply policy if necessary.

But Sun Hung Kai, whose recent property launches have drawn a strong response, said the city's home market remains healthy and a bubble hasn't formed.

'We're optimistic towards Hong Kong's property market in the long term. There is room for development in the city's real-estate sector,' Vice Chairman Thomas Kwok told reporters at a news conference.

During its first half, the firm sold or pre-sold HK$9.16 billion worth of properties, up 22% from the year-earlier period. Of that amount, nearly HK$7 billion derived from sales at its luxury Hong Kong projects The Cullinan and The Latitude, both situated in Kowloon.

So far this year, the firm has sold over HK$7.5 billion worth of properties, mainly at Yoho Midtown in the New Territories, which drew a better than expected response, analysts said. The company said it expects its homes sales in 2010 to reach HK$25 billion.

Riding on the market uptrend, Sun Hung Kai is planning to launch several projects in the next nine months, including luxurious residential project Larvotto in Hong Kong Island's Aberdeen district, Valais in Sheung Shui in the New Territories, and Lime Stardom in Kowloon.

The developer said it will continue to boost its land bank in Hong Kong, especially through the conversion of farmland to residential sites, and will adopt a selective approach to expansion in China.

As of Dec. 31, its Hong Kong land bank totaled 44.1 million square feet, and it also held about 25 million square feet of agricultural land that could be converted into developable area.

Its China land bank amounted to an attributable 88.3 million square feet.

Hong Kong developers have been actively replenishing their land banks in the land-scarce city through various means such as government auctions, project tenders offered by the Urban Renewal Authority and rail operator MTR Corp., as well as the redevelopment of dilapidated buildings.

In February, Sun Hung Kai bought a site in Tseung Kwan O of the New Territories in a government land auction with a bid of HK$3.37 billion.

Sun Hung Kai, which operates premium investment properties including International Finance Center in the Central district of Hong Kong Island and International Commerce Center in the West Kowloon district, expects the retail and office leasing markets to improve this year.

'Demand for quality office space is anticipated to show gradual improvement amid the global economic recovery,' it said. 'Rents for top-quality office space in core areas such as Central are likely to fare better due to limited supply.'

The company's gross rental income in the first half rose 12% to HK$5.36 billion, driven by rental rate increases in its retail and office portfolios, especially at International Finance Centre.

Occupancy of the firm's rental portfolio stood at 93% at the end of December, the same level as at the end of June.

The developer proposed a first-half dividend of HK$0.85, up from HK$0.80 the previous year.

Developers set for field day as fewer units on sale

Attention has focussed on key launches due this month with fewer new flats available.

Cheung Kong Holdings' (0001) Festival City in Tai Wai continued to take the lead over the weekend with around 64 transactions, according to Ricacorp.

Executive director Justin Chiu Kwok- hung said dozens of homes will be reserved for May 1 Golden Week holiday sales.

Cheung Kong may face direct competition from Sino Land's (0083) The Hermitage in Tai Kok Tsui and The Balmoral in Tai Po, which obtained pre-sale consent earlier.

Sino's six-tower project in Kowloon will deliver 852 homes. Typical units will be from around 700 square feet, while special units will mostly be 2,000 sq ft or larger.

Hong Kong Property assistant district director Sunny Chung said show flats will open in around two weeks, with sales held late this month. Sino will ask from HK$15,000 per square foot for seaview units, he noted.

Secondary seaview units at Sino Land's nearby waterfront project, One SilverSea, average HK$12,000 psf.

Sun Hung Kai Properties (0016) is in final talks with the Urban Renewal Council on their Lime Stardom joint venture nearby that is likely to go on sale at the end of this month.

``Lime Stardom will be like a boutique hotel that specializes in smaller units,'' Chung said, noting ``The Hermitage homes are mostly larger than 1,100 sq ft ... and target upgraders.''

Of the 377 homes at Lime Stardom, around 94 percent have one or two bedrooms. The developer is targeting from HK$10,000 psf for these units and at least HK$13,000 psf for three-bedroom homes, Chung said.


Larvotto by SHKP, Kerry Properties (0683) and Paliburg Holdings (0617) is expected to hit the market this week at the earliest. SHKP earlier said seaview units of around 2,500 sq ft at Tower 1 will be made available first.

Midland Realty said homeowners in the district have raised their asking prices by 3 to 5 percent. Twenty percent of them have shelved sales, while half of the owners in Sham Wan Towers nearby have done so.

Sun Hung Kai Properties' Lime Stardom boutique residences in Kowloon will come equipped with European GORENJE appliances, and the LIME∞ penthouses will be the first to feature the Gorenje Pininfarina premium kitchen appliance collection by the Ferrari designer creating a European ambience for the Lime lifestyle theme.

LIME∞ penthouses will be very special. There will only be three ranging from approximately 1,300 to 1,700 square feet with three or four bedrooms. They will have internal stairs to the roof and upstairs whirlpools. Skylights will admit sunlight, and high 11-foot, five-inch ceilings will offer a sense of spaciousness. Bedrooms will be reconfigurable, as part of the Lime Stardom flexible design theme.

Penthouse A will have two large roof areas and a windowed balcony. The kitchen will open to the roof for activities and al fresco dining. It will also have floor-to-ceiling windows on three sides providing a 270-degree view of the surrounding mountains and sea.

We got one in Seattle named Olive8 (located at 8th and Olive)
