Regardless of how ugly the existing Harbor Garage may look, is it possible to make up the amount of parking spaces lost by its demolition for a new twin-tower complex?

The existing parking structure is used by residents of the Harbor Towers and visitors to the New England Aquarium. I think it would be impossible to dig underground for new parking at the site, though.

Also, what if the Harbor Garage site were redeveloped with just one tower rather than two? And who in SSC actually supports the Harbor Garage Towers project?

The parking can be replaced by putting the garage underground that has been part of the plan in every version of the redevelopment of the garage because many of the spots have to be maintained at least until the Harbor Towers easement is up and there is also mechanical equipment in the garage that does some of the HVAC for the towers so that would have to be relocated into the new towers as well. Currently the issue is that the BRA and State have said the largest a development can be here is one 600 foot tower with up to 900,000 square feet of space but no more than that.

I think plenty of people support some type of tower/redevelopment replacement of the garage but not many people expect this development to actually happen for a long time.

Another question is, How deep can they go on that site since it is very close to water (like, how many floors should it have)? Any new underground paring garage on the Harbor Garage site will need to serve the New England Aquarium, Harbor Towers, and any new skyscraper(s) which may come up at the Harbor Garage site.

And I'm also thinking: Should a tower be built on the Harbor Garage site at all? And if so, what should its height be, similar to the Harbor Towers next door? I actually thought the Harbor Garage was built as part of the Harbor Towers complex.

Thanks to people who care about a great project from a great developer, the tide is turning and the political winds shifting. This one can be resolved in a weekend w/ people rolling up their sleeves, bold thinking, and frank honesty up there in Room 900 at City Hall.

My solution w/ early render/s.

#Harbor Garage Solved...

City moving forward at 50% lot coverage. not on hold any longer!

Chiofaro says "Ok. we'll do it!"

This really opens the door!

Great. These towers look very good. They will be a real asset.

It will only be one tower and based on what the limitations of the site are it is likely a new tower design will be needed to fit the tower into one corner of the site to prevent shadows on Long Wharf, which also means this is likely to be a thin 600 foot tower.
