PROPOSAL FOR THE FACADE OF THE OFFICE BUILDING, DESIGN OF THE PUBLIC SPACES AND THE ACCESS AREAS

Client: Proiect Bucuresti
Location: Bucharest

The "Alecsandri 8" offices will be composed of three independent buildings built over a common underground parking with three levels. The three buildings will be constructed in a protected central area of Bucharest. Consequently, differential treatment was decided in terms of architectural facades, in accordance with their position and their significance for the urban context. It was noted that the local building tissue is characterized by vertical fragmentation in small volumes. Each facade then shows horizontal composition elements - base, frieze, cornice, eaves, sills, etc. - who give unity despite style heterogeneity and vertical elements - windows, columns, etc. - which give architectural character and rhythm to each building.
It was decided to achieve a unitary P+4 facade for the three buildings, finished with natural materials (stone, exposed concrete). The facades mark the traditional cornice of the area and are proposed for both the exterior and the interior. Each level becomes a horizontal register marked by another rhythm given by vertical columns. On this levels shall be inserted "accidents" (lack of columns) to mark certain areas of interest (accesses in office lobbies, access gates, loggias, etc.).

Over this base, the volumes of floors 5, 6, 7 are treated completely differently, glass and metal strips giving a feeling of lightness and the appearance of roofs.

Considering that the project proposes to insert into a traditional tissue of heterogeneity and small volumes significantly larger scale buildings, we believe that the level of acceptance and finally the success of the project depends on its ability to provide affordability, permeability and attractive spaces for pedestrians. Therefore we proposed gates and dynamic design spaces from the street and low yard level. For the green areas, the stress is upon as many trees and less on grassed areas. Water fountains are not considered to be suited as we want to create a large pedestrian space, but as an alternative floor openings are provided that in summer are producing clouds of water spray.

Mayor’s suspended highway will pass …beneath Herastrau Lake!

Mayor Sorin Oprescu’s suspended highway will pass under Bucharest’s foremost historic landmarks but also under several private properties on the way, in order to cut costs with expropriations. Furthermore, the highway, officially named the Express Road- the Capital’s median ring, could pass underneath Herastrau Park.

500 million of which should be allocated only for the median ring (16.5 km), while the total investment amounts to 1.4 billion Euro (55 km). These were the last estimations from June 30.
One of the largest Chinese company, Shanghai Construction Group, is set to start building in October, which proposed 3 variants of the suspended highway.
