Swedish Skanska enters local market after EUR 14 million land acquisition

Construction and development company Skanska has launched operations in Romania by announcing it will develop an office complex in Bucharest on a 15,000 sqm plot of land. According to Mediafax newswire, Skanska paid some EUR 14 million for the plot of land it bought from Banseasa Investments which is owned by Romanian businessman Gabriel Popoviciu.

The 15,000 sqm plot is located in the Floreasca-Barbu Vacarescu area, on Gara Herastrau Street, next to the Aurel Vlaicu metro station. The future office project – named Green Court Bucharest – will consist of three buildings with a total leasable area of 52,000 sqm.

“The Floreasca-Barbu Vacarescu area has developed into the most dynamic office sub-market in the city. It attracts much attention from the tenant and investment communities thus making it an ideal location for Skanska’s first office development inRomania,” said Andreas Lindelöf (pictured), president of Skanska Romania.

Skanska Group has 57,000 employees in selected home markets in Europe, in the US and Latin America. Headquartered in Stockholm, Sweden and listed on the Stockholm Stock Exchange, Skanska’s sales in 2011 totaled SEK 123 billion (EUR 13.8 billion).

Student contest for S IMMO's office building THE MARK in Bucharest


S IMMO AG, in partnership with the “Ion Mincu” University of Architecture and Urbanism in Bucharest, is organizing a students’ competition for the planning and design of the urban public plaza inside of THE MARK office project located in the center of Bucharest, Romania.

THE MARK, the new office project to be developed in Bucharest by the Austrian investor S IMMO AG, has 28,000 m² of gross external floor area. Starting from the developers’ objective to establish new standards in terms of design vision and the use of new-generation technology, the project is conceived by one of the famous international European architects, Chapman Taylor. It will offer a whole new perspective to the corporate environment for working and living. Upon its completion, at the earliest 2015, THE MARK will represent a visual reference point across the city, as well as in the Romanian office market.

The initiative of organizing an idea contest aims at harnessing young talents in the process of designing and planning an area with very interesting historic, urban and architectural value. The main objective of the competition is finding the optimum architectural solution for the future public square, by also highlighting the historic value of the urban context.

“Since the inception of the development, THE MARK was conceived as to offer exceptional environment conditions, both in terms of the building’s durability, as well as with regards to the historic and urban context. THE MARK will represent a new iconic building of Bucharest, that will restore the history of the place, in a new, innovative design adapted to the actual urban living”, states Friedrich Wachernig, member of S IMMO AG’s Management Board.

The 10 awarded projects of the contest will be awarded with a money amout plus the invitation to attend a workshop organized in the beginning of 2013, where they will have the opportunity to continue and detail the study, together with S IMMO experts and architects. The selection will be made in two stages by a jury composed of UAUIM representatives, the Chief Architect of Bucharest City Hall, one representative of the Ministry of Culture and National Heritage, as well as S IMMO representatives.

Some updates from the local romanian forum...

Skanska's first project in Romania, Green Court, consisting of 3 office buildings, with 12 stories max and total leasable area of 52,000 sqm. It's location is right across the street from SkyTower.



Foundation works are currently ongoing, as you can see in the left of the image:




Right next to it is the Nusco 2 tower project, currently awaiting approval. From the renders, it looks as tall as Nusco1 tower so almost 90 meters high and 15 stories.






In the same area is the Floreasca Park office complex, with two 6 stories high office buildings, total leaseble area 37 sq meters.
