One more phase added to Musheireb project
Publish Date: Thursday,10 February, 2011, at 12:14 PM Doha Time By Sarmad Qazi As work on the Musheireb regeneration project picks tempo, the developer Dohaland has added one more phase to the previously five-phased development. Labelled 1C, the latest phase is scheduled to be completed in 2014, Dohaland CEO Essa al-Mohannadi said yesterday during a presentation on the 35-hectare (86 acres) project at MEED Qatar Projects 2011. According to the official, phase 1A, the first phase, will be completed next year. Phases 1B and 2 will be ready by 2014 also, with phase 3 set to be completed by 2015 and phase 4 in 2016, finishing off the $5.5bn project. “After one year of project initiation on ground, we are seeing very good progress and are on schedule. The enabling work at 1A is 100% completed, and 1B and 1C are at the advance stages of design,” al-Mohannadi said. Construction on phase 1B is expected to start at the end of this year, he said. The groundbreaking ceremony of Musheireb was held on January 13, 2010. Bordered by Al Rayyan Road to the north, Jassim Bin Mohamed Street to the east, Musheireb Street to the south, and Al Diwan Street (part of Ring Road A) to the west, Musheireb became Qatar’s throbbing city centre after growing since the 1950s, and is being redeveloped on modern scale with inspiration from the traditional designs. The mixed-use development contains hotel, retail, residential, mosques, cultural, heritage, school and government buildings ranging from three to 30 stories. “This will not be a walled development. It will be open to all, who wants to live in Musheireb,” al-Mohannadi said. According to the official, the project has evinced great interest from within Qatar and around the region, and a leasing strategy is currently being finalised. “We will welcome all,” he said. Buildings in Musheireb will be positioned in clusters and with façade articulation to respect the prevailing climate rather than competing against it. There will be abundant use of shades, colonnades and wind towers. The project includes the Diwan, heritage, retail, mixed-use and administrative quarters. |

Qatari development company Dohaland’s flagship project ‘Musheireb’ has won two awards at the MIPIM Architectural Review Future Projects Awards, through one of its appointed architects, mossessian & partners. The ‘Mixed Use’ category and the ‘Overall Winner’ was awarded for the mixed use cluster of buildings around the Al Barahat Square, a new civic space in Doha, Qatar, and the centerpiece of Phase 1B of Dohaland’s $5.5 billion (QAR 20 bn) ‘Musheireb’ development. ABB bags bid for underground sub-stations
ABB, the leading power and automation technology group, has bagged an order worth $30mn (QR109mn) from the Qatar General Electricity and Water Corporation (Kahramaa) to build two underground sub-stations to help meet rising residential and commercial power demand in the country. The sub-stations will be practically invisible to the public and form part of the first phase of Musheireb, the key project of Dohaland, which is a subsidiary of Qatar Foundation. The project will be executed in five stages and aims to reconstruct and restore a 35ha area in Doha’s old city centre. ABB will design, supply, install and commission two 66KV gas-insulated switchgear (GIS) sub-stations as well as transformers, 11KV metal-clad air-insulated switchgear and cables. The sub-stations will be equipped with ABB automation systems and the latest generation of protection and control products, compliant with the IEC 61850 global substation communications standard. The project is scheduled for completion by the end of 2012. “These underground sub-stations are designed to blend into the surrounding landscape and will be based on our latest GIS technology, which provides an extremely compact footprint while ensuring high efficiency and safety,” said Peter Leupp, head of ABB’s power systems division. Kahramaa is rapidly expanding and enhancing its power grid to meet growing demand for power in the region. Its transmission grid comprises about 200 primary high-voltage and extra-high voltage sub-stations as well as hundreds of kilometres of overhead lines and underground cables. The distribution network includes about 6,500 low- and medium-voltage sub-stations, supported by more than 4,500km of cables. |

DOHA SCHOOL, MSHEIREB
JMP is developing design proposals for a new primary school in Doha, Qatar, as part of the Msheireb masterplan development Acting as the gateway to the new heart of the city centre, the school will offer the local and wider community an integrated learning environment for 450 pupils, under a fully-bilingual instructional programme. The scheme also comprises a nursery school and sport and recreation facilities which are available for local community use. A reinterpretation of the traditional courtyard typology is evident in the school’s arrangement on the urban site, with the classrooms arranged in curriculum-led clusters around the perimeter of a series of intimate and variable courtyards and gardens, which will become open-air extensions of the teaching spaces. The school buildings themselves take inspiration from the forms and massing of traditional Qatari village communities, and this language also extends to the climatic responses, where the careful play of building orientation, windows and shading devices help to create naturally-ventilated spaces for most of the school year. The school is currently at Schematic Design stage and is due to begin construction in 2011. ![]() ![]() _______________________________________________________________ 5-STAR MANDARIN ORIENTAL HOTEL AND SERVICED APARTMENTS The concept for the buildings is underpinned by the underlying visionary principals for the Msheireb project. The series of buildings that make up the hotel and serviced apartments, take their point of reference from the past, and the traditions of Qatari architecture, but are interpreted to define a new language which is firmly embedded in the future. In defining a new language for Qatari architecture the architect is first drawn to tradition, and developing an understanding of what makes the architecture of Qatar unique to the region. In defining that tradition the fragments of history reveal a story which has its origins in the small fishing villages and communities on which the city was founded. Buildings generally constructed of white render, were made from locally available materials and hand crafted techniques. The wall acts as a controlling device to insulate the interior and reflect the heat of the sun, set back balconies and deep reveals to windows bring controlled into the building. Mashrabiya utilised hand carved screening plaster as a way of controlling light and providing privacy to internal spaces along tightly planned streets. The silhouette of the buildings and the use of varied active roofscapes is an important aspect of traditional architecture, delineating routes and connections and marking key points of intersection of routes. A key driver for JMP in the development of the massing and elevational treatment of the hotel and serviced apartment buildings has been the integration of the buildings with that of the hierarchy, scale and character of the street, lanes, squares and courtyards that surround the site. The buildings are unified through a crafted approach to the use of materials and detailing. The facades of buildings are treated as solid forms, into which apertures and recesses are cut to reveal the mass and depth of the material. A warm stone used with mitred joints to reveals and corners emphasises the carved nature and solidity of the facades, which along with the filled jointing of the stone creates a uniformity to the surface, recalling the of the rendered facades at Al Wakra. Integral to the design is sustainability and the use of low energy systems, through both active and passive means. The environmental/climatic characteristics of the site have informed the orientation of building and the design of internal/external spaces, and the building fabric. These factors, along with our response to the cultural and social issues, have combied to inform our approach to the project, rooted in tradition, but confident to absorb and transmit contemporary influences. ![]() ![]() ![]() ![]() ![]() ![]() ![]() ________________________________________________________________ DAILY MOSQUE, MSHEIREB The new Jumaa Mosque is within the Mohammed Heritage Quarter, one of the most historic parts of inner Doha. Close to the original Doha coastline, the area, and its immediate surroundings have always been the anchor of religious and political power serving the indigenous population. JMP have sought a fusion of highly elegant Modernism with a historically familiar arrangement of volumes, spaces, and thresholds whose strong sense of presence is made even more resonant by the use of specifically Qatari materials and architectural details. We have rejected pastiche. Our design concept is about a meeting of architectural cultures in which contemporary design is inflected with resonant marks of locality, and deeper Islamic history. Our concept has evolved from the traditional Qatari Mosque and follows the principles of simplicity, functionality and spirituality, combined with a modern interpretation of materiality and order. White stone provides a strong and robust front, clean lined and perfectly made the building, a perfect cube. Metal islamic gates enclose the entrance pavillion and support spaces including retail and Imam accommodation. Within the prayer hall an explosion of golds and ochres fill the space - the walls are gilded with motifs. A colonnade of stone wraps the courtyard on both sides framing a perfect courtyard square. In its centre, a pond and rhyll give a sense of calmness and comtemplation before the entrance to the Prayer Hall. Stone, simplicity, warmth. local materiality, solidity and permanence are in keeping with the overall masterplan and feel of this prominent site and surrounding heritage buildings. ![]() ![]()

I think we have the first topped of building now !!!
Gensler named lead consultant for Msheireb project Phase 2, 3 ![]() DOHA: Msheireb Properties (formerly Dohaland) yesterday announced the appointment of Gensler as Lead Consultant for Phase 2 and Phase 3 of their flagship project Msheireb. Under two separate agreements, Gensler will undertake the design of the Retail Galleria in Phase 2 as well as the Lead Consultant duties in Phases 2 and 3. The company will execute all detailed design works for buildings designed by a total of six design architects firms including Gensler, through to construction documentation stage and full-time site supervision up to project completion for the Msheireb project. The award of contract to Gensler follows the earlier appointment of Burns & McDonnell as Lead Consultant for phases 1A, 1B and 1C of the project. The Phase 2 scope of services consists of comprehensive design supervision of 10 mixed use buildings totalling an area of 144,888 m2 GFA. This includes 68,500 m2 of retail, 27,000 square metres (sqm) of commercial office space, 25,388sqm of hotel and 24,000sqm of residential space. For Phase 3,Gensler will also oversee the design of 14 buildings, totalling an area of 151,300sqm GFA , including 77,000sqm of residential space, a 28,400m2 hotel, 29,000sqm of retail space, 11,000sqm of office space, 2,600sqm of community use and a 2,500sqm mosque. The QR20bn Msheireb scheme will transform a 31-hectare site at the centre of Doha, recreating a way of living that is rooted in Qatari culture, attracting residents back to the city centre. More recently, the Msheireb project won two awards at the MIPIM Architectural Review Future Projects Awards in Cannes. Due for completion in 2016, the mixed-use scheme will see Msheireb Properties construct over 100 buildings to offer housing, workspace, cultural and community facilities, while preserving key heritage buildings from the past. The entire scheme is targeting average LEED Gold certification, with several buildings targeting LEED Platinum, making Msheireb the world’s first sustainable downtown regeneration project. Dohaland was recently rebranded as Msheireb Properties in a move intended to reflect the significance of its signature project Msheireb in the company’s evolution, and reaffirming its local Qatari roots. http://www.thepeninsulaqatar.com/qat...phase-2-3.html
