#Completed: Green Square (Valley) - 13st/50m/mixed/urban renewal

Mixed use - Urban Village, Located in the Valley.

Green Square, developed by Leighton Properties, is the largest mixed use Corporate Office Park developed in Brisbane over the last 15 years. Green Square has been designed to accommodate over 49,000m2 of A-Grade Commercial office space, High Tech Utility facilities, community facilities and a residential precinct. These buildings will surround a Pocket Park and retail plaza providing food outlets and services for staff and visitors.

The site is located within 250 metres of all public transport and a public car park. The continuation of Alfred Street provides vehicle access to the site and easy pedestrian access to Brunswick Street Railway Station and the Valley Metro Retail Centre. Access will be further enhanced by the completion of North South Bypass Tunnel.

It looks very good, as long as the CBD and Valley can merge more. Therefore, we can have a huge City area. The specific CBD can be "downtown", with the Valley connected to "downtown" between light rail and major pedestrian access. We should not have a City that you can explore in two hours.

Would still prefer Emerald Tower than this, but Green Square is a great stepping-stone

One thing is clear - It is all happening in the city: apartments, scooters, café bars, live/work loft space. The urban renaissance has opened the door for a generation of café-dwelling, scooter-riding, European-city-breaking out of a diverse population to live the urban lifestyle without needing to be a stock exchange high flyer. Has no one ever heard of regeneration chic? Suburbia is so 20th Century.

Wow, 49,000 sqm of A-Grade office space!! That's massive. I'm not sure if that'd be gross floor area or net lettable area? I'm guessing net lettable area? By comparison the 32 storey tower at 400 George will only have a NLA of 41,893 sqm (GFA 49,617 sqm).

The masterplan deson't have any legend?? But I think "1" is the top right pic in SoulvisionQ1's post - groundscraping 5s office building. Then "2" must be the 13 storey tower, "3" is this:


And building "4" is this:


Then building "5" is shown on the edge of the previous sketch - about 5 storeys. Took a while to nut that out.

Wow, awesome development. This will hopefully tie in very nicely with all the redevelopments happening within the RNA grounds.

its near those awful pigeon holes behindside the centro carpark exit/entry... anyone seen them? hideous.

Thats a very nice mixed use development. I like the Architecture going up on this end of town of late.

Wow, should be excellent for the area. Great location. We desperately need the office space in Brisbane, I am guessing that once approved, this should be constructed fairly quickly.
