尖 沙 嘴 The ONE 意 向 呎 租 50 元 起

華 置 尖 沙 嘴 東 英 大 廈 重 建 項 目 , 正 式 命 名 為 The ONE 。

  (星島日報報道)傳統零售區尖沙嘴將添新成員,華置旗下東英大廈重建項目,正式命名為「The ONE」,總樓面超過四十萬方呎,投資額二十五億元,並預期明年首季完工,落成後將為全港最高的純零售商場,發展商意向呎租五十至五百元,目前已落實及將落實出租樓面約三成。

  項目位於尖沙嘴彌敦道一百號及加拿分道、加連威老道交界,為區內核心零售區之一,華置董事劉鳴煒表示,項目名為The ONE,屬零售商場物業,樓面逾四十萬方呎,預期將於今年八月平頂,明年首季完工,意向呎租五十至五百元,視乎不同樓層而有不同定價,其中最貴呎租為地鋪,平均呎租約五百元,目前已落實及接近落實出租樓面約三成,其中最大的租戶為戲院 ,租用商場的六至十一樓樓層,合共四萬四千方呎,共提供八百個座位。

  他表示,The ONE設計突破傳統商場,以垂直方式向高空發展,將集購物、飲食及娛樂於一身的綜合商場,為集團最新最大型的項目,預期將有超過二百個多元化商戶進駐,租戶包括服飾、娛樂及食肆等不同類型店鋪。

  他坦言,商場呎租於多月前經已決定,並未因金融海嘯而改變租金價格,而項目面積由二千至三千方呎起,可視乎不同租戶的需求而定,若有租戶要求,可將單位二合為一,現已落實部分租戶,亦有部分為大型知名品牌。

  他又指,該零售商場位於區內核心地段,租金難以與旗下其他商場作比較,至於回報方面,因項目於早年購入,而當時地價較平,因此回報相對較高;而該項目落成後,將成為全港最高的純零售商場,並預期將有逾二百個多元化商戶進駐,至於租期方面,娛樂等行業商戶租約期可長達至七年,而普通的零售業租期一般為兩年。

  縱然區內未來兩年將有多個商場落成,但他認為,項目將與其他商場互惠互利,希望可共同帶動區內氣氛。就零售業前景看法,今年下半年零售市場較現時為佳,雖然受去年金融海嘯及人類豬流感影響,但本港經濟仍然穩定,其中地產及金融市場向好,故對零售業前景抱樂觀態度。

  劉氏表示,集團位於尖沙嘴及銅鑼灣的商場項目則呈個別發展,主要視乎不同的行業,但整體仍審慎樂觀,近日有不少續租個案,部分租金保持平穩,而部分租金亦錄得增長,幅度約半成至一成。

  另外,他表示,集團佔七成權益的澳門仔偉龍路住宅項目,目前仍等待政府審批,期望下半年可獲批;而內地項目亦發展順利,位於成都青羊區華置廣場項目進展順利,預期下半年出售,意向呎價六百五十至八百三十六元。

  The ONE樓高二十九層,有三層為停車場,地庫連接港鐵尖沙嘴出口,另外L十六樓設逾萬方呎空中庭園,可飽覽九龍公園及城市景致,亦可遠眺維港景色。項目前身為東英大廈,為區內老牌商廈。

華置The One 打造全零售商場; 連K11及isquare 尖沙咀購物天堂地位鞏固

華置(00127)旗下尖沙咀彌敦道東英大廈重建商場項目,正式命名為The One,提供29層商場,為本港樓層最高的全零售商場。連區內兩個即將落成商場,新供應逾130萬平方呎,加強尖沙咀購物天堂地位。

項目意向呎租50至500元

華置董事劉鳴煒,昨日出席集團旗下彌敦道100號命名儀式時表示,The One全作零售用途,包括食肆、時尚服飾及影音等,商場總樓面約40萬平方呎,明年第一季完工,整個項目投資額約25億元。

對於招租情況,劉鳴煒表示,目前已落實及快將落實承租的樓面,佔項目的3成,其中有戲院已落實租用數層樓面。項目的意向呎租約50至500元,據了解,一年前項目始定下意向呎租,經歷金融海嘯至近期經濟略為好轉,意向呎租與之前變化不大。

過往幾年,尖沙咀區多個商場項目動工,未來一兩年陸續落成。凱聯旗下的彌敦道isquare商場,提供近60萬平方呎樓面,而新世界(00017)旗下河內道K11項目商場部分,面積34萬平方呎。未來三大新商場,合共提供約130萬平方呎樓面,業內人士認為,尖沙咀多個商場落成後,購物核心形象更為明顯。近年尖沙咀廣東道已成遊客必到之處,而3個新商場,坐落在彌敦道、麼地道及加連威老道等,購物熱點進一步擴大,加上尖沙咀區零售層面,由國際名牌店,至大眾化價錢的商品均有提供,預料該區購物地帶的形象再加深。

【明報專訊】劉鑾雄(大劉)日前以「The ONE」為尖沙嘴東英大廈重建項目命名,令人聯想到06年他曾以「The One」之名在報章刊登全版廣告,為6月20日生日的紅顏知己李嘉欣賀壽。適逢嘉欣生日又到,自然惹起他藉此向壽星女再送大禮的揣測。昨日是嘉欣成為許晉亨太太後第一個生日,亦是曾與大劉傳緋聞的洪欣結婚大日子,大劉在此時刻,選擇與愛將甘比撐枱腳,各自各精彩。

大劉甘比繼續撐枱腳

大劉昨午與甘比前後腳到達福臨門午膳,手持綠色名牌手袋的甘比邊行邊講電話,由保鑣護送下進入;相隔約15分鐘,大劉乘坐車牌48座駕抵達,會合甘比食飯。

近日大劉替重建項目命名為「The ONE」是否與嘉欣有關之說,成為熱門話題。昨日39歲生日的嘉欣接受《明報周刊》訪問,認為只是時間上的巧合,大家不要聯想太多。她說純粹是他公司的決定,不過因在她生日前夕公布,故才變成娛樂話題。她沒有什麼特別感覺,但令她被追訪,生活變得不方便,雖然她不會嬲怒,但也談不上愉快。問到若真的是大劉心意,有什麼說話回禮?她說祝他早生貴子。說罷再補充自己的祝福無分性別,免得被誤會。她又說丈夫許晉亨沒有問過她這事。

問到丈夫送什麼生日禮物給她?嘉欣說是首飾,還有生日前的驚喜。許晉亨在她放手袋的櫃裏,放了一份附上小字條「Please Choose Me」的禮物,拆開是一個手袋,甚有情趣,令她感到結婚是多開心的事。

尖沙咀重塑旅遊零售中心

尖沙咀區在未來3年內,相繼有新建豪宅及商場項目落成,當中包括在明年初落成由新世界(00017)及市建局合作發展的尖沙咀河內道項目。由於近年區內正進行多項私人重建和重塑零售重點地區,或可重現當年旅遊零售中心。

項目連酒店 商場逾6層

數十年前,由於海運大廈可停泊大型郵輪,附近連帶彌敦道一帶零售業相當興旺,繼銅鑼灣站穩全球呎租第二名;但自從舊零售熱點先後重建後,尖沙咀零售中心的地位日漸褪色。

及至海港城一帶的名牌店吸引自由行旅客,帶旺整條尖沙咀廣東道地段後,再次成為大型發展商銳意爭奪重建地的興趣。

整個河內道重建項目佔地約89,332平方呎,商場部分「K11」涉及樓面逾34萬平方呎,共提供逾6層樓面。有關項目亦提供服務式住宅及酒店,分別涉及面積約49萬與約27.7萬平方呎,提供住宅345個及383個酒店房間,市場預期K11勢成區內最新指標商場。本報向新世界方面查詢「K11」洽租情況,發言人回應商場租賃反應理想,詳情將在9月份公布。

目前尖沙咀區除河內道項目外,尚有凱聯國際持有iSQUARE國際廣場,及華置東英大廈重建為銀座式商場項目,落成後分別提供約60萬及40萬平方呎樓面,兩項目將會在2009年底及2010年首季落成,將成為區內最新蒲點。

此外區內長實旗下尖沙咀前水警總部重建項目,在年內落成。項目除設有酒店外,地下及1樓為商場部分,面積約12萬平方呎,已全數獲預租。
