Airport sets stage for growth corridor

With the Rajiv Gandhi International Airport (RGIA) completing one year of operation, and with infrastructure being created and better connectivity coming up each passing day, a new city is emerging with the airport as the focal point.

Most of the new real estate projects being undertaken — be it in the affordable segment, in the gated community or commercial segments — are coming up along the new growth corridor that the Greater Hyderabad Municipal Corporation is developing. Some of these projects dotting the growth corridor are likely to become satellite townships.

About 120 lakh sq.ft of property is being created in the Gachibowli area alone, which has emerged as the new hot destination for IT companies, financial services players and hospitality services providers, according to the General Manager of Ista Hotels, Mr Jaideep Anand.

The area around Gachibowli, where institutions such as ISB, Infosys, Wipro, UBS and ICICI have set up bases, is like Gurgaon a decade ago. Look at the transformation the new projects will bring to the city, he said.

In effect, I believe that a third city (in addition to the twin cities) is emerging. If you look at all the property developed near Hitec City, it is just about 80 lakh sq.ft and one compares this with the development in and around Gachibowli and new areas dotting the Outer Ring Road, a major shift is in the offing,” Mr Anand pointed out.

The Hyderabad Urban Development Authority, which has taken up the 162-km Outer Ring Road, has created a Special Development Zone that encourages satellite township projects.


The land could be used for multipurpose projects, both commercial and housing, and encourages high-rise structures.

Alongside the development, the master plan seeks to create regional parks, reserve forests and plantation zones, thereby ensuring a balance between concrete structures and green spaces.

According to the plan, the competent authority may enforce urban design and architectural faced control in certain areas as well as on sites abutting major roads of 30 meters and above.
Growth areas

The Managing Director of PEBL, Mr M. Anand Reddy, said most of the growth in terms of real estate development is taking place along the Outer Ring Road between Gachibowli and Shamshabad region. Several major national companies and some international ones too have taken land for development along this corridor.

The learning for the Government in terms of development of the Serilingampally municipality would be put to use in other municipalities such as Rajendranagar, where a lot of development work is under way. Incidentally, as the developments come under the purview of the Union Urban Development Minister, Mr S. Jaipal Reddy, there are prospects of more focus for this area.

Asked if the metro rail network will provide the necessary thrust, Mr Reddy said the Outer Ring Road is well connected to major points in the city and any new connectivity will only expedite development.

The Director of Aparna Constructions, Mr D.S. Prasad, said home buyers are increasingly looking at new areas with lung spaces and greenery. The IT hubs around Gachibowli and the financial district have become major attractions for developers to come up with projects near these centres.

Having an airport in the vicinity adds value to the area. On the market conditions, Mr Prasad said the market has been good the last month. Enquiries have gone up and bookings have also increased. Buyers now realise that prices have stabilised and are willing to enter into deals.

On whether there is excess capacity, the realtor said: “Somehow this impression persists in the marketplace. This not true. The demand-supply gap has already been bridged as very few new projects have been taken up in the last one year or so. If we continue to delay projects, we may face a shortage within a couple of years.”

For new projects to come up, it would take at least one more year after securing clearances, Mr Prasad added.
