KFH may invest in Aussie property projects

KUWAIT Finance House (Malaysia) Bhd (KFH) is considering the possibility of investing in property development projects in Australia, says its director for real estate advisory, Siti Mariam Mohd Desa.

"We are still considering the venture and have received a few invitations. We are looking at mixed-development projects and Australia is stable in terms of investment," she told reporters after the Pavilion residences key handover ceremony in Kuala Lumpur today.

Siti Mariam said that KFH had already participated in a few property development projects in countries like Singapore, China and Malaysia.

"The few projects in Malaysia are mostly located in the Kuala Lumpur City Cente (KLCC)and other areas like Sunway Quay in Selangor and in Penang.





"Property prices in Malaysia are generally lower," she added.

On the Pavilion Residences, Urusharta Cemerlang Sdn Bhd chairman Tan Sri Zainol Mahmood said it was an exclusive world-class apartment complex, with a gross development value of about RM600 million.

The Pavilion Residences are located within the Pavilion Kuala Lumpur integrated development. It is six-star luxury residences comprising 368 units across two towers, ranging from studios, one to four bedroom units, duplexes and a penthouse.

The four-bedroom units were sold at over RM4 million each and the penthouse at an impressive price of RM15 million.

The tower two has been sold to purchasers from over 18 different countries including Australia, Bahrain, Canada, England, Hong Kong, Japan, Italy, Malaysia and Mauritius.

KFH sold the Pavilion Residences Tower One to IMMO Pavilion, a local holding company that is part of the IMMO Portfolio Target Fund managed by SEB Asset Management, one of Europe's largest real estate fund managers.

KFH was the former equity partner of Urusharta Cemerlang, holding a 49 per cent stake in the entire Pavilion Kuala Lumpur integrated development. The Qatar Investment Authority has since acquired its share.-- Bernama

Pavillion Residences terletak di tengah-tengah segitiga emas, merupakan projek perumahan mewah yang mempunyai nilai pembanguan kasar berjumlah RM600 juta telah menarik minat pembeli antarabangsa.

[FONT="Arial Black"]Zainol berkata, Pavillion Residences yang mempunyai dua menara itu telah habis dijual dengan pecahan 50 peratus kepada pemilik tempatan dan 50 peratus kepada pemilik luar dari 25 buah negara termasuk Australia, Bahrain, Kanada dan Jepun.

‘‘Pavillion Residences mengandungi 368 apartmen eksklusif berharga antara RM4 juta hingga RM15 juta seunit.

‘‘Ia mempunyai kemudahan terkini dan setaraf hotel seperti mempunyai kolam renang, kelab kesihatan, gelanggang tenis dan sebagainya,’’ katanya.

Sementara itu, ketika ditanya tentang projek baru yang akan dimajukan oleh Urusharta Cemerlang dalam masa terdekat, Zainol berkata, mereka akan memulakan pembinaan hotel butik di lokasi yang sama.

6-stars Pavilion Residences?


Question to ponder: What does a 6-star residence mean to you?

i agree expectations are high, but to what standard a 5-stars cant offer?

Does it incorporate green features, and certified by LEEDs international body?

Do they claim the services r incredible unrivalled by other high rateds around the city?

Does it mean you pay outrageous premium for exclusivity, even though u expect the standard expectations will not take you far fetched from common standard?

Does it mean everything come with extra features that others dont? Gold fitted seat bowl, motorised wall panel to the exclusive use of Rolls royce phantom that pick you up for some grocery shopping?

I know it is a universally myth, but why people still buy into the idea?

They can call it 10 stars if they wish. It's not a formal accreditation, particularly since its a residential project (correct me if I;m wrong).

Saying something is six stars gives the project a certain edge above the norm (or the image of it being a class above the rest)

someway can lead to disasterous publicity if the expectation does not meet at all. anything more than five stars receive down-to-the-finest line attention, not only from the buyers but competitors, reviewers, industry key people, etc. bad reviews help competitors stay above.

i think a safer position is never try to be above everyone else.

KUALA LUMPUR: Kuala Lumpur Pavilion Sdn Bhd has appointed Joyce Yap as its chief executive officer for retail from May 1.

Yap joined the company which manages lifestyle mall Pavilion Kuala Lumpur in May 2002 as director of leasing and marketing after which she was promoted to acting chief executive officer for retail.

She has more than 20 years of retail, sales and marketing experience covering among others, the marketing, sales and management of properties ranging from residential to shopping centres.

Upon graduating in business studies in London, Yap stayed on and embarked on her career with the international trade division of the Gestetner Group in 1979. Since then, she has taken on senior sales & marketing and property management roles in large corporations such as Lion Properties Sdn Bhd, MBF Properties Sdn Bhd, General Corporation Berhad and Berjaya Ditan Sdn Bhd.

As a testament to her achievement and contribution, Yap was awarded Winner of Distinction of Distinguished Lifetime Contribution to Management of Shopping Centres in 2008.

She is also a founding member of the Council of Asean Shopping Centres, President of the Association for Shopping and High-rise Complex Malaysia (PPKM), vice president of FIABCI (International Real Estate Federation) Malaysia as well as a committee member of the Malaysian Association of Convention and Exhibitions, an active think tank committee of the Malaysian and Kuala Lumpur Tourism councils.

Raffles Hotels aims to be KL rate leader

THE prestigious Raffles Hotels & Resorts expects to be the most expensive hotel in Kuala Lumpur when it opens at Pavilion Kuala Lumpur in 2011.

Raffles is now the rate leader in seven out of the eight markets it is in. In Dubai, the rate leader is the Burj Al Arab in Dubai. In Singapore, Raffles last year closed at an average room rate (ARR) of S$1,000 (RM2,420) per night.

Fairmont Raffles Hotels International (FRHI) executive vice-president David Roberts expects the hotel to have an ARR that's a fifth higher than the leader at that time.

"We will position ourselves as a rate leader," Roberts said.

Currently, the rate leader in the capital is Mandarin Oriental at over RM600 per night.

Roberts was speaking to reporters following an agreement signing ceremony between Raffles Hotel Management and Harmoni Perkasa Sdn Bhd.

Harmoni Perkasa is a wholly-owned subsidiary of Urusharta Cermerlang Sdn Bhd. Pavilion Kuala Lumpur is 51 per cent owned by Urusharta and 49 per cent by the Qatar Investment Authority.

The signing ceremony confirmed a Business Times story in April that Raffles will open at Pavilion Kuala Lumpur in 2011.

Raffles Kuala Lumpur will have 200 rooms and suites measuring a minimum of 50 sq metres - 50 per cent larger than most five-star hotel rooms.

Raffles expects to be able to achieve a gross operating profit of between 35 per cent and 45 per cent in Malaysia. FRHI, meanwhile, has confirmed the opening of 15 more Raffles hotels between 2010 and 2012.

Raffles KL to open doors in 2011

KUALA LUMPUR: The luxury hotel brand Raffles will have its first hotel in Malaysia - the Raffles Kuala Lumpur - which is expected to open its doors in 2011.

The Raffles Kuala Lumpur will be at Pavilion Kuala Lumpur, along Jalan Bukit Bintang. Featuring 200 rooms and suites, each with a minimum of 50 sq m (about 538 sq ft), it will offer the most spacious rooms in the city.

Raffles Hotels & Resorts' signed an agreement on May 28 with Harmoni Perkasa Sdn Bhd, a unit of Urusharta Cemerlang Sdn Bhd, which owns Pavilion Kuala Lumpur.

"The name Raffles is associated with exceptional standards of service, hospitality and cuisine. We look forward to working with Raffles Hotels and Resorts to bring a luxurious lifestyle experience to Kuala Lumpur," said Harmoni Perkasa chairman Tan Sri Zainol Mahmood.

Owned by Fairmont Raffles Hotel International, Raffles Hotels & Resorts is expected to expand from seven Raffles hotels now to 23 hotels worldwide by 2012.

Chris Cahill, COO of Fairmont Raffles Hotel International said the group had always wanted to extend the Raffles portfolio to Kuala Lumpur.

"Now we have an ideal strategic partner and an unrivalled location," he adds. The group also owns Fairmont and Swissotel brands of hotels and resorts.

Raffles Hotels & Resorts' public relations and communications manager Vivian Koh said Raffles Kuala Lumpur will offer six restaurants and bars including a specialty restaurant, an all-day dining restaurant, a lobby lounge, a lobby bar, a pool bar and a Cafe Stelle located at the Couture Pavilion precinct. The cafe which will be a showcase of Raffles' service prior to the opening of the hotel, opened its doors today.

The Raffles Amrita Spa, a signature component of Raffles hotels and resorts worldwide, will feature 10 treatment rooms and an extensive range of massage and wellness treatments.
