Singapore-based Cathay Organisation Holdings Ltd may team up again with Boustead Holdings Bhd to develop a RM300 million Pavilion Entertainment Centre (PEC) at the former Pavilion cinema site in Jalan Bukit Bintang.

Cathay and Boustead, via their equal joint-venture company Damansara Entertainment Centre Sdn Bhd (DEC), joined forces to develop the RM107 million Cineleisure Damansara, Malaysia¡¦s first-of-its-kind entertainment and leisure centre.

DEC director Kwan Weng Foon, who is also general manager of the Equus Group, a unit of Cathay, said Cathay was considering working with Boustead to develop PEC in the heart of Kuala Lumpur with an estimated investment of RM300 million.

Cathay, synonymous with the movie entertainment industry in Singapore and Malaysia, opened its first cinema, The Pavilion, in Kuala Lumpur in 1936. The advent of cineplexes forced the closure of The Pavilion theatre in 1996.

The theatre was demolished in 2000 and the site where it once stood had been turned into a carpark.

Meanwhile, Kwan said DEC expected to rake in RM20 million rental income next year from Cineleisure Damansara, which is located at Mutiara Damansara, Petaling Jaya, and slated to open in the fourth quarter of the year.

Speaking to reporters after the unveiling of Cineleisure Damansara yesterday, he said the centre had registered a 40% take-up rate for the centre and expected it to hit 70% by the fourth quarter.

The seven levels of Cineleisure comprise five entertainment and lifestyle floors including a 10-screen multiplex by Cathay Cineplexes and two levels of parking with 1,000 parking lots. Kwan said Cineleisure marked a bold step in an increasing trend for retailers to target the youth market and the re-entry into the Malaysian cineplex arena for Cathay.

¡§Cineleisure is poised to draw its crowd from the potential catchment of over 400,000 residents in the most affluent area in the Klang Valley with a projected 70,000 more residents over the next three to five years,¡¨ Boustead director of manufacturing and corporate planning Koo Hock Fee said.

Pavilion KL project to cost RM800m
Updated : 29-08-2005
Media : Business Times
Story By : VASANTHA GANESAN

PAVILION Kuala Lumpur, a mixed urban complex, comprising service apartments, offices, hotel and shopping centre in Kuala Lumpur's Golden Triangle will be built at an estimated cost of some RM800 million, industry players say.

Construction cost in the area would be between RM200 and RM250 per sq ft, excluding land cost, they said.

The 3.68 million sq ft-project is to be developed by Kuala Lumpur Pavilion Sdn Bhd, a subsidiary of Malton Bhd.

The development is on a 5.1ha-land located between Jalan Bukit Bintang and Jalan Raja Chulan.

In 2002, Kuala Lumpur Pavilion was appointed by Urusharta Cemerlang Sdn Bhd (UCSB) to develop the former Bukit Bintang Girls School (BBGS) in KL into a commercial complex. UCSB was assigned the rights to the land by the Government in return for building the school's new premises.

The shopping complex makes up the bulk of the built-up area covering some 1.38 million sq ft of space.

The 368 units of service apartments and commercial offices make up some 826,000 sq ft and 262,000 sq ft of space respectively.

There will also be a luxury 180-room boutique hotel.

Director of leasing and marketing of Kuala Lumpur Pavilion Joyce Yap said that the intention of the group is to build the Pavilion brand both locally and regionally.

The targeted opening date for the shopping mall is mid-2007.

We have secured about 40 per cent of our tenancy with one major anchor tenant. The other tenants will be specialty anchors, she told Business Times on the sidelines of the Asian Conference of Shopping Centre 2005 last Thursday.

The anchor tenant is Parkson departmental store, which will occupy retail space totalling 260,000 sq ft in area.

We want to secure 20 per cent to 30 per cent of tenant mix with new retailers not found in Malaysia and which would contribute to making Malaysia a shopping destination, she said during the presentation of her paper titled Pavilion Kuala Lumpur Planning from the Basics.

The shopping complex is targeted at the middle and upper-middle income market, cosmopolites, professionals from 25 to 45 years of age, tourists and urban families.
