Vallanchery | Estancia | U/C

ESTANCIA IT SEZ is a notified SEZ and the first project of its kind in Chennai, providing a totally integrated township for discerning IT professionals to work and live, away from the congestion and pollution of the city.

Located on the GST (NH 45) Road in Guduvanchery, just a 20-minute drive from the airport, it is spread over an area of 82 acres. Surrounded by lakes and hills it already has a resort like environment. Adding to the natural beauty will be the landscaped campus of Estancia, serene and environmental friendly, to accommodate around 50,000 people.

Estancia will consist of three major components developed under three SPVs, promoted by the Larsen & Toubro Limited and Arun Excello Infrastructure Pvt Ltd.,

1. 29 acres IT Special Economic Zone (SEZ) with 3.04 M sq.ft of office space.
2. 37 acres Residential Gated Township with over 2000 apartments
3. 11 acres Commercial and retail development with a Hotel Service apartment (By Holiday Inn) and a Mall cum Multiplex.
4. 3 acres for a school run by Vidya Mandir (Mylapore).

The total project, spread over approx. 82 acres is expected to be completed in two phases by 2010 or even earlier as per demand.

World-renowned architects RMJM of UK, have created the master plan and designed each building, keeping modern international practices of township layouts in mind. Strata a subsidiary of RMJM has created the landscapes. Estancia will no doubt rival similar townships in Singapore and Hong Kong in scale and grandeur on completion.

The major component of Estancia is the IT Park, Which is a notified Special Economy Zone (SEZ).

Hence all the IT /ITES companies choosing to locate with in this IT SEZ will get all the exemptions on taxes and duties such as Sales tax, excise duty, stamp duty and registration charges, service tax. With the eminent lapse of the STPI scheme in 2010, SEZ is going to be in great demand.

Estancia is the only development of its kind in Chennai wherein the SEZ is co-located with a residential zone and commercial and retail space. All employees can stay and work in close proximity with the hassles of commuting long distances. A major school to be run by Vidya Mandir will be located with in the same campus.

SRM University is located next to Estancia offering scope for further education in the same vicinity.
IT SEZ

The IT SEZ will be spread over 29 acres and will have 3.04Mn. Sq.ft of constructed space. The total built up area will be spread over eight blocks, each ranging from 2,83,000 sq.ft to 4,68,000 sq.ft.

The Phase I of this project will consist of a Signature Tower of 3,67,000 sq.ft approx and three other blocks (B1,B2 & B3) of 4,68,000 sq.ft each, along with the common infrastructure such as approach roads, lighting, drainage and so on. The Signature Tower is for multiple users and construction has commenced. The other three blocks will be on a built to suit basis as per customer requirements.

The IT buildings will have world class specifications such as;

1. Centralized air conditioning
2. 100% power back up
3. Scalability : Excellent
4. High floor loading capacity
5. Floor to floor height of 3.90 Metres
6. Building Automation Systems
7. Common amenities such as cafeteria, ATMs, etc. (In the signature block)
8. Adequate basement parking
9. Signature Tower Floor Plate – 22,000 sq.ft to 33,000 sq.ft
10. Other Towers floor plate – 40,000 sq.ft (approx)

the circular building is the only interesting building in this project imo, and I would have wished they were more imaginative with the glass clads.

Still a decent project, but nothing spectacular.

This project site is a very interesting one.

Arun Excello and L&T ECC (Jt. Promoters) emphasises on the WALK TO WORK, WALK TO SCHOOL, WALK TO SHOP concept.

You have a huge Residential complex with multi storeyed buildings overlooking the nearby hills and water bodies.

You have 25 acre IT SEZ which have world class IT facilities.

You have a mall and multiplex.

You have vidya mandhir school.

Probably Estancia will be the first completed project of this kind in Chennai.

oh yes, the project is a mixed use scheme, and is very much in touch with the present days trend and hence interesting.

What I mean when I said 'not interesting' is the design of the buildings, the physical structure. Most of the buildings are boxy and featureless. I would have fancied more curves and elegance that went along with the natural shape of the waterbody etc.

RMJM Hongkong are the Architects. The water bodies are not natural but man made.

It looks like they followed the models that are prevalent in Singapore for the residential construction. The indian house holds also expect traditional verandahs and balconies (which are needed in tropical climates) and many of them believe in Vaasthu. Unless you design buildings accordingly, the saleability takes a beating. No builder / developer can ignore this and go for innovative but Non Vaasthu design.

The Architect community in India is under tremendous pressure to innovate and offer a vaasthu compliant design solution which is looking modern and different.

The controlling factor in all IT buildings is the Usable Floor Efficiency. The IT Companies insist on at least 85% of the total area as clear carpet area for use. They dont pay extra for other architectural features and car parks.

Since the field is very competitive, the developers are forced to go for a rectangular shape where the efficiency is higher. Similarly, the IT companies are able to accomodate more no of people in a rectangular hall than a circular or odd shaped hall. Each extra seat means approx US$ 10 per hour.

it is not $10 per hour per person rent. that is way too high. typical monthly rent for grade a would be $1/sq ft or $100/person. a person bills approx. 20*8 hrs a day (bpo do 20 * 24 hrs a day in a month). that would would be $100/160 per hr/seat. indeed cheap since average billing rate that is in excess of $20 for software companies (bpo's bill about 1/3 but work 3 times longer/day compared to software).

i suppose what kannan meant was, if you can squeeze one more seat in the building through efficient design (such as rectangular), company could earn an additional $10 an hour/seat, every hour of day .

do the buildings have any renewable energy models -- such as geo-thermal, solar ? if not, too bad, we're not yet on-board in the new-wagon of energy revolution!! i really hope they do. these buildings that are cynosure of the changing landscape have to really propel us to the new future.. not just drumbeating the age-old thoughts of 'modern' architecture, curvy designs. glossy & shiny but not efficient or green.

You can imagine what one seat fetches - approx 250 days X 8 to 12 hours per shift.

So the seating capacity is the deciding factor within the available space.

Of late most of the new IT buildings are trying to get LEEDS rating. Though we are able to get a better water balance, energy balance is a challenge. With glass curtains all around, it is light load vs HVAC Load. HVAC load is far higher than Light load. Double Glazing adds cost and Carbon rating of all these materials may actually negate the total holistic energy balance.

In India, glass and chrome may not be an enviro friendly answer.
