Can't believe we don't have a thread on this development, it will dramatically change this area for ever.

Other areas being considered under a 30-year plan for Adelaide include Marion/Oaklands, Modbury, Flinders-Bedford Park, Mawson Lakes, Mitcham, Glanville/Port Adelaide, Cheltenham and Elizabeth.

Premier Mike Rann and Infrastructure Minister Patrick Conlon announced the purchase yesterday and said the area could become "the gateway to the CBD and the northwestern suburbs".

Mr Rann said the site was perfect for building an "almost self-contained village" right on the doorstep of the parklands and right next to the new electrified rail and tram system.

Up to 1500 medium and high-density green star residential apartments, retail outlets and a mix of commercial offices will be built on the site around a town centre.

The first sites are expected to be available for development in early 2011.

The property had been on the market for around $70 million.

Mr Conlon said the Government would reveal the sale price after settlement had been finalised late next month.

The Land Management Corporation will borrow funds from the SA Government Financing Authority to fund the acquisition and initial site preparation works.

Owners of the site – the Gerard Corporation – are expected to vacate it in late 2009.

The project is expected to take 12 to 15 years to complete depending on market demand.

Mr Conlon said the opportunity also existed to investigate a number of new sustainability initiatives in how the area was provided with water, energy, heating and cooling.

CONSTRUCTION on a new "green village" on the old Clipsal factory site at Bowden is expected to start at the end of next year.

The Government has announced that planning would now start to transform the 10-hectare site, which it bought last year for $52 million, with a consortium drawing up a master plan.

Hassell and Parsons Brinkerhoff have won the tender for the master plan from 21 other bidders.

Infrastructure Minister Patrick Conlon said the new site would be known as "Bowden Village".

"This is one of the most important master planning exercises we will undertake in SA," he said.

Mr Conlon described the Clipsal site as a much sought after location which provided a once-in-a-generation opportunity to develop a sustainable green village on the city's doorstep.

He said the new development would be the "jewel in the crown" of the series of transport-oriented developments the Government had planned for around the metropolitan area.

All the developments are linked to new, upgraded rail and light rail infrastructure.

Mr Conlon said one of the possibilities for the new Clipsal site would be to have the electrified rail line servicing the site go underground through the development.

The master plan study will include a community engagement program with details being released soon.

Mr Conlon said the master planning process would through until October this year.

"We want a plan based around rapid transit with people living and working in an energy and water-efficient development with an affordable range of housing to accommodate a growing population," he said.

Looks amazing, cobblestone streets with no cars

even though the architecture is simple and high-density, i can bet that the price for a 1 bedroom shoebox will be well over $500,000, because its so environmentally friendly, a tiny family town house will be well over $1mill, just watch, it wont be affordable.

and the our Government thinks its a really good thing having really high house prices

Id like to live there once it gets started, and i hear a fairly large % will be affordable housing (I hope). I love that area now, but cant wait for that Clipsal site to be developed. It would be great to walk down to the gov for a drink, and theres great bike paths by the Torrens to the city, as well as trams and trains

The State Government is considering demolishing Bowden Station and sinking the railway lines including a major interchange.

Good to see plans for some taller buildings in the Inner Suburbs, connected to the new tram line and hopefully a re-built Bowden station. Hopefully the new tram line will spark a bit of urban renewal in the Hindmarsh area as well.

but looks like typical Advertiser have re-used the same old render from Perth (not really a sneak peak), unless Adelaide are going to steal buses from the transperth bus fleet.

HIGH density apartment buildings up to 13 storeys in some parts;

PEDESTRIAN and bicycle-friendly streets;

CAPACITY to house up to 3000 people.


"It will be a demonstration place in Adelaide because it will be the first place in the community that is truly urban with a mix of uses – and it will rely less on the car so it is an introduction to the 21st century," Mr Arrington said.

Land Management Corporation chief executive Wayne Gibbings said the charette had enabled community and business leaders, as well as town planning experts, to have their say on the master plan.

60-65m buildings is pretty impressive for the inner burbs, good to see this area will have decent trading hours aswell.

Wow this sounds promising. I hope it can all go ahead... though knowing this state... I'm sorry I got off the phone last night to my dad. He HATES Adelaide and hasn't lived here in the past four to five years... it hurts when he talks shit about MY home city, calling it behind and pathetic. he however hasn't seen the changes that the state/capital has made in those years and the even bigger changes it will make in the coming decade... he laughed me off when I said we were changing and when I told him about all the money and business the Uranium mine and submarines will bring in, he told me that the mine will be too far away to have any impcat on Adelaide... I'm sorry to vent, he just put me in a real shitty mood. I know Adelaide isn't a glamorous place (like his belioved Gold Coast) but it is a place with character and it is experiencing growth... right guys?

I lost it - and went to my blog (http://railhobbies.blogspot.com/2009...em-is-you.html) to say so - when I read the Advertiser comments section.

Some people not only want their 1/4 acre block - they really want to stop other people who don't want one and are happy with their piece of the sky.

I look forward to seeing not just Bowden but a good densification of that area when the stobies go up above the rail line and trams and trains both enter the suburb.

dont worry too much eco-rat, the ridiculous histeria against the sucessful tramline extension a few years ago from The Advertiser and 5AA, made them look like total retards, so much so that many Adelaideans now think that people who write letters to the editor are just idiotic, selfish and senile that need to be ignored and thankfully it is now happening and our city is changing for the better
