Meanwhile, Pulau Indah Ventures Sdn Bhd, a 50:50 joint venture between Khazanah and Temasek, will develop the "Urban Wellness" project on a 2.02ha site in Medini North.

It will also develop the 85.5ha "Resort Wellness" project in Medini Central.

The GDV of the projects, which include the development of a wellness centre, serviced residences, a corporate training centre, commercial, retail and residential and wellness-related offerings, is estimated at approximately RM3 billion.

Medini Square

Bina Puri’s other project is more significant. Medini Square in Iskandar Johor Malaysia, with an estimated GDV of RM485 million, is an integrated mixed-use development with 45 shopoffices that stand at four to six storeys high, a 32-storey office tower and a 32-storey SoHo tower. The floor layouts have not been finalised yet.

“We are quite optimistic about the take-up of our shopoffices. Meanwhile, the offices range from 900 to 4,000 sq ft [or half a floor] in size. We are talking to some institutions and investors who are looking at buying en bloc. The talks are at a preliminary stage,” remarks Tee.

The offices and SoHos are priced at RM700 psf while the shopoffices are priced at RM500 psf onwards. Medini Square will come up on 6.02 acres of leasehold land in the Iskandar Malaysia master development. Its features include a central plaza, alfresco dining environment, landscaping and water features, says Tee.

PETALING JAYA: Sunway Bhd plans to more than double the size of its landbank in Medini Iskandar, raising it to around 2,000 acres from the already-announced acquisition of around 700 acres, industry sources said.

“The project will be a significant one and Sunway hopes to differentiate itself from other developments in Iskandar with a unique offering, targeting very much the Singapore market,” said one source.

“It will be more innovative than what Sunway has in Malaysia,” the source added.

Another source said there was also a plan for a new road linking the Sunway project in Iskandar to the Second Link in order to give Singaporeans better access to the development.

Sunway hopes to capitalise on its established brand name and its “Singapore connection” through the presence of the Government of Singapore Investment Corp (GIC) as one of its major shareholders since 1999.

An analyst said he was expecting the Iskandar project to be significant for Sunway's earnings going forward and was awaiting more details on their plans.

Last December, Sunway said it had entered into a joint venture with Khazanah Nasional Bhd to buy 276.4ha of land in Medini that would have an estimated gross development value (GDV) of RM12bil.

With the acqusition of the additional land, sources said the GDV of the project would be higher, at more than RM15bil.

The land is in Medini's Zone F, which is strategically located in the heart of Iskandar Malaysia.

It is about 10 minutes from Singapore via the Second Link Expressway and 25 minutes from the Senai International Airport.

The joint venture company, Semerah Cahaya Sdn Bhd, is in the midst of drawing up the masterplan for the project.

Sunway currently holds 38% in the joint venture but will increase it to 60% within 54 months from the date of the lease purchase agreement.

This integrated development project will be named Sunway Iskandar, and the first launch is expected in early 2013.

Sunway is required to pump in an initial equity investment of RM136.8mil, and will subscribe for shares in Semerah Cahaya for RM198mil in four tranches.

The first payment of RM49.5mil a year will start from the 18th month from the date of the lease purchase agreement.

Sunway already has a presence in Iskandar through its construction division which is undertaking three major construction jobs in Iskandar Malaysia, including Legoland, Pinewood Iskandar Malaysia Studios and the Central Utilities Facility at the Bio-XCell biotechnology park.

A research house has highlighted that Sunway is paying less than Eastern & Oriental Bhd (E&O) for the land in Iskandar, but said that did not mean the planned RM12bil development would carry a lower risk given the rising competition among developers in the area.

Also, the report said Sunway might have to tap shareholders for funding at some point in the future to pay for project.

“We believe Sunway has managed to pull a coup, as the location of this land is better than its other competitors at much lower cost,'' Hwang-DBS Vickers research said in a report.

This is Sunway's largest acquisition after the merger of the businesses of two public-listed companies, Sunway Holdings and Sunway City in August which resulted in the merged entity becoming one of the top five property-construction companies listed on Bursa Malaysia.

Medini is not arabic name, rather it's actually malay!! the name was adapted from old name of Johor's southern tip, Tanjung Medini..

IIB, MCT ink agreement on Medini Iskandar collaboration

KUALA LUMPUR (April 25): Iskandar Investment Bhd (IIB) has entered into a collaboration agreement with MCT Group (MCT) to discuss MCT's proposed investment in Medini Iskandar, Nusajaya in Johor.

Under the agreement, both parties will discuss the development of buildings comprising SOHO/studio units, a hotel and a boutique retail gallery as part of MCT's proposed investment into Medini, Iskandar Malaysia.

IIB president and CEO Datuk Syed Mohamed Syed Ibrahim said, "The
presence of MCT would compliment efforts in the transformation of Medini Iskandar into the central business district of Nusajaya, in the heart of Iskandar Malaysia. The projects and lifestyle developments proposed by MCT within Nusajaya will play a role in influencing the development in Iskandar Malaysia."

MCT Group founder Datuk Sri Barry Goh added that they are excited with this project in Medini. "We are very excited with this project in Medini. Nusajaya is not only strategically located in the heart of Iskandar Malaysia for business convenience, waterfront lifestyles and international connectivity, but also stands on strong pillars of catalytic, Entry-Point Projects — such as EduCity, Medini Iskandar and LEGOLAND Malaysia — in addition to Pinewood Iskandar Malaysia Studios and Gleneagles Medini."

He added, "These catalytic projects are in themselves attractive features and unique value propositions for us to plan our mixed development and garner positive market response."

IIB oversees the development of approximately 36 sq km of land in Iskandar Malaysia.

The MCT Group of Companies is a major property developer within the Klang Valley area. Among its projects are the One City development in USJ 25 and Kingsley Hills development at Putra Heights, both located in USJ, Subang Jaya.

Medini gets boost with condo project

Medini Iskandar Malaysia Sdn Bhd today formalised its joint venture with China's Zhuoda Real Estate Group to build 2,600 units of high-end condominiums in Medini, Johor.

The condos, with an estimated gross development value of RM2.6 billion, will be developed over two phases and completed in five year's time.

The project is Zhuoda's maiden overseas venture.

THREE MORE: Development of condominiums in KL, Johor and Penang

EASTERN & Oriental Bhd (E&O) will be launching three more condominium projects with a total gross development value of about RM1 billion, within the next six months.

The projects will include the first phases of its properties in Kuala Lumpur, Johor and Penang, said deputy managing director Eric Chan.

The Kuala Lumpur project is located on a half hectare land on Jalan Yap Kwan Seng, while the Johor one is the first part of the RM3 billion Medini Integrated Wellness Capital in Iskandar Malaysia.

The Penang project is the group's second tower for its Andamam at Quayside condominiums.

Chan told reporters this after a media briefing on its completed luxury lifestyle project, St Mary Residences, here yesterday.

St Mary Residences, developed in partnership with the Lion Group, comprises 457-unit luxury apartments, and the E&O Residences Kuala Lumpur, which is the group's first serviced apartment project in Kuala Lumpur. It also has a retail centre of over 34,400 sq ft, which is expected to be fully occupied by the end of this year.

Chan said, to date, half of the retail space had been taken up.

The apartment units, which include 16 penthouses and four super penthouses, were sold between RM1.5 million and RM12.18 million.

All the apartment units, said Chan, have been sold out while the penthouse units will be offered for sale soon.

He said in collaboration with Lamborghini KL, buyers of the su-per penthouses will be offered an option to purchase a limited edition Lamborghini priced at RM1.68 million.

Chan also said E&O for the next six months will provide information on the range of rentals, to owners of the units at St Mary Residences who will be getting their keys next week.

"We will assist them in getting their units rented out for free for the first six months and we will work with valuers and property agents on this," he said adding that the rental price will be between RM5.50 and RM8 per sq ft.

The smallest unit is a studio suite measuring 1,131 sq ft while the biggest is the penthouse unit with a size of 6,759 sq ft.

Developer: Distinctive Properties Sdn Bhd

The developer is planning to launch another two projects, tentatively in the first and second quarters of next year. The first to be launched will be a luxury condominium project known as Iskandar Residences located in Medini, Iskandar. The project is a 20:80 joint venture between Iskandar Investment Bhd and Distinctive Properties. It is expected to comprise two towers of 28 and 36 storeys with a total of 737 units on a 6.3-acre plot.

The second project is Soul@Medini, an integrated commercial development on an 18-acre tract that is also in Medini. There are plans for retail, corporate offices, serviced apartments, a hotel and showrooms.
