Work is well underway on this downtown residential development.

Since the Central line opened in 1994, the only notable feature at the 10th & Osage light rail stop in Denver’s La Alma – Lincoln Park district has been the historic Buckhorn Exchange restaurant. Weedy lots framed the station to the north and south, and no development next to the station ever managed to get off the drawing board. Until now.

Thanks to the Denver Housing Authority’s ambitious redevelopment plan for their South Lincoln Homes project, the area around the 10th & Osage station will be transformed into a higher-density, mixed-use transit-oriented community. The master plan calls for the replacement of the existing 270 public housing units built in the early 1950s with over 800 new residential units (a mix of rental and for-sale, subsidized and market-rate) and over 70,000 SF of commercial, retail, and community space. All together, the redevelopment will cost $250 million and take a decade or so to complete. Here’s an aerial of the site from GoogleEarth looking west. Just a few months after launching construction on their 10-story, 231-unit apartment project at 2020 Lawrence, they have just announced their next project: a 13-story, 220-unit apartment project at 17th & Chestnut in the heart of the Union Station district. In fact, this new project will be the first to front the future 17th Street Gardens, one of the new public spaces planned as part of the Union Station Transit Center project.

Now, four years later, the economy is much improved and new projects are popping up everywhere in the Downtown area, so it should come as no surprise that Sage is again moving forward with developing their 16th & Market property, one of the best development sites in Downtown. This time, however, it’s not a hotel, but a combination office and apartment project. Since the site is located within the Lower Downtown Denver Historic District, the development’s design must receive approval from the Lower Downtown Design Review Board. The project is currently working its way through the design review process with the LDDRB and earlier this month, the LDDRB Board give the project conditional approval for mass, form and scale.

Here are some preliminary project facts: 1350 16th Street will be a ten-story building with 47 residential apartments (floors 7 through 10) sitting above approximately 115,000 square feet of office space (floors 2 through 6) and about 13,000 square feet of retail, along with lobbies and other functions on the ground floor. There will be two levels of underground parking. Part of the project includes a four-story section that stretches along Market Street over to the empty Rocky Mountain Seeds building near 15th Street.

Back in April 2012, we reported on the new mixed-use office/apartment project, known then as 1350 16th Street, proposed for the corner of 16th and Market in Lower Downtown Denver, site of the downtown Office Depot for many years. Since then, the project has received its approvals from the city and the Office Depot has moved to its new home in the EPA Building at 16th and Wynkoop. Today, demolition began on the former Office Depot building, perhaps one of the ugliest buildings in Downtown Denver and infamous for its nearly block-long blank wall along Market Street.

In its place will be 16M, the new name for the project being developed by Integrated Properties, Sage Hospitality, Elevation Development Group, and designed by Gensler. 16M will include 130,000 square feet of office space (floors 2-6), about 47 apartment units on floors 7-10, ground-floor retail, and three levels of underground parking.

From an urban morphological perspective, the bridge will go from being the figure surrounded by open ground to being, in a way, the ground surrounded by many figures (that’s for my planner/architect geek friends!). Whatever your perspective, this is an exciting milestone for the Union Station area.

Here’s the scoop on 16 Chestnut:

It’s a 320,000 square foot, 18-story, 240-foot-high office tower located on the rectangular parcel bounded by 16th Street/Millennium Bridge, Chestnut Place, and 17th Street. The site is surrounded by the new Mall Shuttle loop at the Union Station light rail station.

The development is currently in the concept design stage. Therefore, please note that all of the following images, provided courtesy of East-West Partners and their design partner klipp architecture, are very preliminary in nature and subject to change. Nevertheless, these renderings do give you a general sense of the mass and scale of the proposed building.

The general building program includes a level of underground parking, ground floor retail and entry, a second-level lobby that includes a cool walkway that spans across the mall shuttle lane and connects to the Millennium Bridge (a pedestrian bridge to a pedestrian bridge!), a few more levels of parking, and about a dozen or so floors of office space. Here’s some renders and a conceptual ground-floor site plan and building section/stacking plan—again, very much subject to change:

Today, we’re covering 1601 Wewatta, a 280,000-SF office building proposed for Denver’s Union Station district.

1601 Wewatta is being developed by Hines and Jordon Perlmutter & Company, with leasing handled by CBRE. The 10-story project is located at the corner of 16th and Wewatta in the Denver metro area’s hottest real estate market: Downtown Denver’s Union Station district. The development is planned to break ground in early/mid-2013. Here’s the project site annotated on a GoogleEarth aerial:



In addition to its primary office use, 1601 Wewatta will also feature 17,000 SF of retail space on the ground floor, which will significantly help with the activation of the sidewalks and the public realm within the Union Station area. The project also includes 435 parking spaces on four levels of underground parking.
