New flats selling well in spite of dire bubble alert

Despite stark warnings by senior government officials of a bubble forming in the property market, nearly 400 new flats were sold over the weekend.

Sino Land (0083) has sold around 20 flats at Providence Peak in Tai Po since sales started on Saturday.

The developer plans to lure more mainland buyers by boosting its promotional efforts in Shanghai and Beijing.

It put another 17 units at Providence Peak on the market over the weekend.

These flats - sized between 818 and 2,037 square feet - cost an average of HK$8,928 per square foot.

The project has a total of 548 units and is expected to be completed by March.

New World Development (0017) sold 29 flats at The Riverpark in Sha Tin, according to a source.

Most of the buyers are residents of Sha Tin who want to upgrade their homes, the developer said.

So far, the Riverpark show flats have attracted around 20,000 visitors, with the 981-unit project likely to be completed by April.

The Hong Kong Housing Society sold all 320 available units at Heya Green in Sham Shui Po over the weekend.

After drawing interest from as many as 3,109 buyers, the society is planning to launch the remaining seven specialty flats at the project soon.

Among the 10 benchmark residential projects, 15 units changed hands during the weekend, up from 11 a week ago, according to Centaline Property Agency.

Tai Koo Shing in Quarry Bay and Laguna City in Kwun Tong both recorded zero transactions.

"The overwhelming response for the new homes showed that demand in the property market is still driven by end- users," said Louis Chan Wing-kit, Centaline head of residential sales.

" Some of the buyers who failed to buy in the primary market have turned to the secondary homes instead, boosting transactions."

Midland Realty also recorded 13 transactions during the weekend, up from six a week ago.

Year's outlook still stable, says DTZ

Home prices may rise mildly in the second half and go up by an average 15 percent for the whole year, international property consultants DTZ forecast yesterday.

"Economic fundamentals have improved and unemployment remains low," said DTZ senior director Alva To Yu-hung. "That helps stabilize market sentiment."

He expects prices of small and medium- sized flats to rise 15 percent this year and those of luxury homes to gain 5-10 percent.

In the first six months, housing prices rose 10.8 percent year on year to HK$6,278 per square foot, according to Midland Realty.

New World Development Co (0017) took in HK$8.6 billion from the sale of 637 flats this year, and by December sales are expected to top HK$10 billion. It has sold 14 units at the 345-unit The Masterpiece in Tsim Sha Tsui at HK$24,000 psf, collecting some HK$673 million.

And 62 flats at the 66-unit The Signature in Tai Hang Road, Causeway Bay, were sold at HK$23,000 psf for HK$2.83 billion.

More than half - or 561 flats - of the 981-unit Riverpark in Sha Tin generated HK$4.56 billion ,with flats going for an average HK$8,500 psf .

Meanwhile, Henderson Land (0012) is expected to launch the first batch of the 928 two-to-four-bedroom units of Double Cove - its project at Ma On Shan - in September after holding roadshows in Hong Kong and the mainland.

It is expected to launch another project on Tai Po Road, also in September.

Henderson Land said it has already sold 82 percent of the flats at its High West project in Sai Ying Pun at an average HK$14,000 psf, taking in about HK$800 million.

Cheung Kong Holdings (0001) sold 1,300 of the 1,777 flats at The Beaumount in Tseung Kwan O at HK$5,800 psf.

Property stocks gained yesterday on encouraging sales of new flats. Sino Land (0083) rose 3.5 percent to close at HK$12.96 after it took HK$13.91 billion from home sales in the first half. Cheung Kong gained 4.2 percent to HK$100.80.

Focus on island in weekend home deals

The pattern of transactions in the secondary home market was largely unchanged during the weekend, with some owners continuing to raise asking prices.

Centaline Property Agency counted 45 transactions at 10 major estates, one more than a week earlier.

Attention was on the east of Hong Kong Island after the sale of 13 units in a single day at Tai Koo Shing last week.

The action included a deal at Tai Koo Shing for a 676-square-foot flat for HK$7.26 million, or HK$10,740 per square foot - considered high by agents.

The two-bedroom flat, which was bought in 1994 for HK$4.05 million, is currently rented for HK$18,500 a month.

A 1,055-sq-ft, mid-level flat in a Kornhill high rise went for HK$9.3 million, or HK$8,815 per square foot, within 12 hours of going on the market.

It was bought for HK$5.15 million in 2006, noted Centaline district sales manager Ron Yeung Man-kit, "so it has appreciated by 80.6 percent in six years."

"The high transaction volume has led to reduced supply and a rise in the prices at 10 major housing estates," said Louis Chan Wing- kit, Centaline's managing director for residential sales.

With greater challenges for potential purchasers at these locations, he added, "buyers may soon turn to other estates."

Sellers were also in the driving seat in the primary market.

There were more than 30 flats sold at The Beaumount from Cheung Kong Holdings (0001) in Tseung Kwan O over the weekend.

And 10 high-level, mountain-view flats at The Beaumount have been reserved by an investor from Shanxi, who has made a HK$50-million offer.

Around 20 flats at the 981-unit Riverpark in Sha Tin were sold by New World Development (0017) and MTR Corp (0066) at the weekend. About 650 flats have now gone for HK$5.5 billion.

MTR announces 2012 FY results, noting over 83% of pre-sale units at The Riverpark have been sold.

Profit from property development in 2012 was HK$3,238 million comprising mainly our share of profits from The Riverpark at Che Kung Temple Station, for which the Occupation Permit was obtained in September 2012. We also booked profits on inventory units sold at Festival City, Lake Silver and The Palazzo.

During the year, we launched presales for The Riverpark, with over 83% of the 981 units sold by year end. Strong sales were also achieved at Century Gateway, the Tuen Mun Station property development Phase 1, where we only act as agent for the relevant subsidiary of KCRC, with 97% of the 1,075 units sold by year end.
