I think the problem is, the density in Belltown is pretty patchy, with some areas very dense and some areas not at all. Once it's all filled in it will be great, but for now, it's still definitely a neighborhood in transition.

Broadway is a 24-hour street with concentrated retail. Belltown disperses activity onto every avenue, resulting in a mostly low concentrations of activity.

Panhandling is also related to the number of shelters and support services. Free buses are a major factor. Even low-income housing often has panhandler residents. I support this sort of housing in my neighborhood. Either way, Belltown has way more of these things than Capitol Hill. The only draw Capitol Hill has more than Belltown is that Broadway might be a more target-rich panhandling environment in terms of peak pedestrian density.

In reference to "Broadway" I assume you guys are talking about NYC. If so, keep in mind that Broadway is and has been a tourist attraction for years.

Yeah, you're right, it's not a 24-hour district! Those two hours from 4-6am aren't very lively up there!
Seriously, Broadway is one of Seattle's only pockets of real 24-hour city like NYC. There's people around all the time, and it will only get better as it densifies, and as they eliminate bar closing times.

It's definitely not lively from 3-6ish in the morning, but there's people constantly going in and out of the QFC.

Of course, the building opens in less than a week, and everybody can see the building for themselves. This building has a lot more presence, and its a nice remodel. Of course, for half a million dollars, it should be nice.

Great rendering! Did it already light up at night time?

I love the rendering of Starbucks's makeover! I am big fan of this sign and it will add the character to Capitol Hill.

Too bad the renovation of the Green Building didn't include putting the huge cornice on - so it won't look like the rendering unless they've suddenly chosen to add the cornice. Still a cool rendering! streetview

If they can put a building like that into a rendering, thats one step closer to being able to build an aesthetically-pleasing modern building!

I probably should have made it more clear in my previous post that the cornice was on the building years ago but the restoration a year or two ago didn't end up including a cornice replacement.

Yep, Jerry Traunfeld was on as well, they both did well, I thought they got screwed due to TC: Masters elimination process, which is different than the regular Top Chef. The judges all liked both of their dishes, but they got the boot anyway
