BCorp partners Ritz-Carlton to woo the rich

Berjaya Corp Bhd (3395) and The Ritz-Carlton Hotel Company plan to develop luxury condominiums that would sell for RM2 billion, as they bet that the rich will continue to splash on high-end property.

Berjaya will build some 300 condominiums, to be managed and sold by Ritz-Carlton. A standard 3,000-sq-ft condominium unit could be sold for RM7 million.

"With Ritz-Carlton's expertise in luxury hospitality and management of high-valued real estates, we're confident of attracting well-heeled customers. We're looking at offering these units at between RM2,000 and RM2,500 per sq ft," said Berjaya Corp Bhd chairman and chief executive officer Tan Sri Vincent Tan Chee Yioun.

Kuala Lumpur's current most expensive address is The Binjai by KLCC Holdings, located along the intersection of Persiaran KLCC and Jalan Binjai. It was reported that the indicative selling price is at RM3,000 per sq ft.

Troika, a project by Bandar Raya Development Bhd, also along Jalan Binjai, had recently seen transaction almost doubling to RM1,800 per sq ft, from its launch price of RM1,000 per sq ft three years ago.
Tan said he would be happy if Ritz-Carlton could sell half of the units and BCorp will keep the rest for rental.

BCorp and Ritz-Carlton expect to start marketing these luxury units in September 2009.

So far, BCorp has invested some RM200 million in the sub-structure of this development. Another RM800 million worth of job packages will be tendered out.

"We hope to complete construction by 2011," Tan told reporters in Kuala Lumpur yesterday.

Housing & Local Government Minister Datuk Seri Ong Ka Chuan witnessed the signing of the management agreement of the new Ritz-Carlton Residences Kuala Lumpur at Jalan Sultan Ismail.

The new Ritz-Carlton Residences Kuala Lumpur at Jalan Sultan Ismail will be built on a 1.216ha site beside the Concorde Hotel and opposite Renaissance Hotel in Kuala Lumpur.

It replaces the RM700 million Berjaya Central Park, launched in 2005 with the small-office-home-office concept in mind. It was to consist of a 51-storey services suites with hotel blocks and three levels of basement car park.

Berjaya, Ritz-Carlton to build luxury condo

BERJAYA Corp and Ritz-Carlton Hotel Co will develop a condominium in Kuala Lumpur that is forecast to generate sales of RM2 billion (US$560 million) in a bet that wealthy investors won’t be deterred by the global recession.

The luxury development will comprise 300 apartments in the city centre that will be managed by Ritz-Carlton, the companies said in a statement today.

Units may cost as much as RM7 million each, Berjaya chief executive officer Tan Sri Vincent Tan told reporters in Kuala Lumpur.

The project includes two high-rise towers that will cost RM800 million to build, Tan said.

The worldwide recession has triggered real estate slowdowns in the US, the UK and New Zealand.

Tan, who said today that earnings this fiscal year would be “challenging,” expects the top end of the property market worldwide to be more resilient.

“We’re definitely looking for wealthy customers,” he said.

He expects to start marketing the property in the third quarter this year before it opens in 2011. Berjaya will keep hold of units that it can’t sell until demand picks up.

He said he would be “happy” if he sold 150 of the units and kept the rest to be sold later, without saying when.

Berjaya’s stock last year dropped 61 per cent, worse than the 39 per cent decline on the country’s benchmark Kuala Lumpur Composite Index. The shares have dropped 4.2 per cent this year.

Shares fell 0.5 sen to 57 sen at 11:41 am in Kuala Lumpur today, while the benchmark index rose 0.3 per cent.

Profit at Berjaya, which also operates a lottery in Malaysia and has property projects in Vietnam, more than tripled in the 12 months to April 30, 2008.

Berjaya also runs fast-food restaurants. The group in August said it will open Krispy Kreme doughnut stores in Malaysia, adding to franchises to run Wendy’s burger restaurants and Starbucks coffee shops.

Tan today declined to give a specific forecast for earnings. - Bloomberg

Golden Triangle offer from BCorp

THE landscape for office ownership in Kuala Lumpur is set to change as Berjaya Corp Bhd (BCorp) is offering strata title units in the Golden Triangle for retail investors to buy.

It is rare for developers to offer strata title units in the Klang Valley. Usually, the office building is sold en bloc, or the units in bulk, to institutional investors.

BCorp recently launched the much-awaited Ritz Corporate Suites - a Grade A officer tower fronting Renaissance Hotel - at the corner of Jalan Ampang and Jalan Sultan Ismail.

The twin towers Ritz project with green features is worth more than RM1 billion. The second tower is the 48-storey Ritz Carlton Residences, targeted for launch next year.

Mah Siew Wan, senior general manager for the properties and marketing division, said BCorp was confident that the 46-storey Ritz Corporate Suites would be sold out in three years.

Since its launch at the end of last month, some 10 per cent of the 207 units have been sold.

"We are confident that take-up will improve as this is a rare opportunity for investors to own strata title office lots in the Golden Triangle area.

"We are giving retail investors more investment choices instead of buying land and high-rise residential properties," Mah said in an interview with Business Times.

Mah said the Ritz Corporate Suites development is unique.

Each unit has an eco-friendly building management system to monitor and minimise utility usage. The level of carbon dioxide on each floor is also monitored.

The office tower units come in various sizes.

The smallest unit is 755 sq ft and worth more than RM1 million. There are units ranging from 755 sq ft to 2,831 sq ft, 2,379 sq ft to 4,069 sq ft, and 5,210 sq ft to 7,890 sq ft, priced between RM1,000 and RM1,350 per sq ft.

Mah believes that the Ritz Corporate Suites' green features will attract buyers

Berjaya Land recently launched its latest commercial project, a 46-storey green office tower in Kuala Lumpur's Golden Triangle.

The freehold Ritz Corporate Suites office tower, located at the corner of Jalan Ampang and Jalan Sultan Ismail, is next to the Ritz-Carlton Residences — a serviced apartment tower. A retail podium connects the two.

Mah Siew Wan, Berjaya Land senior general manager of properties marketing tells City & Country that the office office tower is designed to obtain the Gold Green Mark certification from Singapore's Building and Construction Agency. "We are going for the Green Mark as the certification is more established than Malaysia's new Green Building Index," says Mah.

She says unit owners and the building management will benefit from the office tower's eco-friendly building management technology as it will minimise utilities usage and create a healthy working environment.
Among the smart green features are floor destination control system lifts to reduce waiting time, a smart building management system for monitoring and minimising power and utilities usage and a carbon dioxide monitoring system on all floors.

"The carbon dioxide level monitoring system checks the level of carbon dioxide in the office. Too much carbon dioxide in the air and employees become sleepy and lethargic. Once the system detects an unusually high level of carbon dioxide it will release more oxygen into the environment," Mah explains.

The tower will have 2.9m-high ceilings to ensure efficient airflow and ventilation, while an intelligent air-conditioning system that incorporates a variable refrigeration volume system will maintain a constant temperature inside the office despite changes in the weather outside.

Mah says the construction of the office tower on a 2.7-acre site has begun and is expected to take about three years. The foundations and basement car park structure have been completed. The office tower itself has a potential gross development value (GDV) of RM500 million, she says.

Strata titles

The office lots are for sale, which Mah says is an advantage in the market as there are few strata offices available for sale.

"Currently, all the office buildings in the Golden Triangle are sold on an en-bloc basis to institutional investors or for leasing only. Ritz Corporate Suites is a rare opportunity for investors to own strata-titled office suites in a Grade A office tower ... in the heart of KL's Golden Triangle and central business district," Mah says.

The Bukit Nanas monorail station and the Dang Wangi LRT station are also nearby.

Knight Frank Malaysia executive director Sarkunan Subramaniam says high-rise offices sold on a strata basis are "not common". Offices likely to be sold on this basis are usually low-rise.

Mah says there were enquiries from retail investors and corporate buyers at the office tower's launch on May 18, when 207 lots were on offer. Prices range from RM1,000 psf to RM1,350 psf.

"We expect all the units to be taken up by the time the building is completed. We are committed to the three-year deadline for completion by 2012, but a shorter period is achievable and we should be ahead of schedule," Mah says, adding that the tower will have three levels of basement parking with another 7-storey elevated car park with a mezzanine with approximately 643 parking bays.

Berjaya's original plan had been to build the RM700 million Berjaya Central Park, but in 2009 the company announced plans to team up with The Ritz-Carlton Hotel Co to develop a twin-tower luxury serviced apartment project.

The residences were to be managed under the Ritz-Carlton brand, but Berjaya then decided to turn one of the towers into offices — The Ritz Corporate Suites.

Each floor has a net saleable floor space of 12,024 sq ft to 13,100 sq ft offering a range of two to seven office lots per floor. Level 10 to level 30 offer seven office suites per floor with sizes ranging from 775 sq ft to 2,831 sq ft. Moving up, from level 32 to level 43A, there are four office suites per floor with sizes ranging from 2,379 sq ft to 4,069 sq ft, while levels 45 and 46 accommodate two office suites per floor with sizes from 5,201 sq ft to 7,890 sq ft.

Every suite comes with an ensuite executive bathroom with shower facilities and designated lifts for easier access and better security. The tower will also have high-speed Internet access

The Ritz Carlton Residence, meanwhile, is scheduled to be launched next year, says Mah. It is also designed to achieve Gold Green Mark certification. The details, however, have not been finalised.

Berjaya Land is currently working on a boutique development called Vasana 25, located ........
