Mr Sorapoj said customers for 8-10 units worth a combined 300-400 million baht cancelled their bookings after last year's political chaos, all of them foreigners.

"If these units had not been returned, sales would have been higher," he said. "Sales are currently at 35%, and we've targeted 45% for this year."

Pace and IBC have spent up to three billion baht to date on the project, which will cost them a total of 11 billion baht.Kasikornbank granted loans for the land cost and construction of the retail aspect.

A second tranche of 5-6 billion baht for construction of the 99-year leasehold condominium complex with 194 units and a 150-room hotel will be released in a couple of months.

Last year, Pace achieved sales of 3 billion baht, up from 1.1 billion in 2009. In the first five months of this year, it recorded 2.4 billion baht in sales and expects 4.9 billion for the full year.

Last year's revenue included one billion baht from the transfer of some units at Saladaeng Residences, with another 1.5 billion baht expected this year.

Revenue from MahaNakhon will start being realised from late 2014, when construction will be completed.

MahaNakhon units are now going for between 200,000 and 350,000 baht a square metre.

Saladaeng Residences are commanding 140,000 to 150,000 baht per sq m, with 25% of the 132 units remaining.

This forums have quite stupid rules about statuses. Heavy machines and general works on site, even huge excavation works don't count - its all "prep", however stupid that seems. Project can only be moved to U/C when actual structural part of the building is being build. Piles for foundations for example.

What are they doing with the pileing? On a building this tall wouldn't they start by digging before the start work on the foundation.. is the pileing just for the front part of the building?

I'm not sure if understand your question. But as for digging. It depends. Sometimes they first dig hole and then drill the piles. And alternatively they may first make the piles, and then dig a hole crushing the piles on their way. But still none of this is happening. The reinforcement cages you see on the site are most likely for the slurry walls not the foundation hence they don't count as U/C.

OK so i guess the question was; on a building that tall they will need to dig a large square area for the foundation at least 1 or 2 levels underground-then pile at the bottom of that and create the steel work and re-enforced concrete for the foundation , they wouldn't just start pileing at gound level like they were building a flat 4 story shopping center would they?

So unless we see digging we can assume that they have not yet really started construction of this 70 story building?

Digging big hole itself is not U/C by standards of this forum. Pilling works is. And as I said they might start the pilling before digging the hole. It all depends which option they will chose. But still, sooner or later (before or after the pilling), they will dig the main hole.

Amazing design, a great tower for the CBD of Bangkok, Sathorn. Truly an eyecatcher.
I can't wait to see it rise, next time when i visit Bangkok.
