LEEDS Update:

New Buildings

*Criterion Place. Outline approval

Two towers, one at 47 stories, the other 29. The design by Ian Simpson architects was the winner of a design competition from a final shortlist of 3, and was by far the largest and most spectacular design. No news for a long time (either good or bad)




*Kite Tower, no location

Possible 40 storey tower, still in the early planning stages, and as yet without a site




*West Point, Aire Street/Wellington Street (Proposal to come)

Extension to the existing west central scheme designed by Ian Simpson Architects, to include a 52 storey mixed use tower with a smaller block next door. Application expected soon, with construction possible mid '06





*City One, Sweet Street (Outline Proposal)

Development up to 41 stories. Still at the outline stage. The plans replace an earlier outline to build a mixed use development up to 22 stories. Progressing, but knocked back by damming CABE report.



*Doncasters Site, Whitehall Road (Proposal to come)

Redevelopment of wharehouse complex to provide several buildings. The tallest will be 38 stories, and 20 stories. Proposal to follow soon.


*Bridgewater Place, Under Construction - Core near to full height.

30 storey mixed use tower up to 106m (126m with a spire). Over two years of delays and contract disputes, but this one has finally got underway. The original approved plans have been modified, by taking 1m off the total height, and by moving the smaller block slightly to the west.






*The Plaza, Clay Pit Lane. U/C - groundwork stage

26 storey (83m) building designed to accomodate 1600 key NHS workers and students in over 600 flats. The initial application was quickly appoved, and subseqently ammended to include an extra storey and even more flats. The lowrise part is being built first, with the tower to come later.




*Globe Road (Proposed)
31 storey tower, plus around 1000 appartments in lowrise blocks.




The development should be at the far left of this photograph, with the tower forming an extension of the whitehall road midrise skyline.




*Whitehall Quays:
And here's the rest; a long line of midrises will be built along Whitehall road, between Riverside West and no.2 Whitehall (existing buildings). The latest project is the KWlinfoot block. Future plans will include a (possible) 30 storey residential tower.

Individual Buildings; Offices, U/C:




HA GOYH Offices; 53m tall: (approved)




The Whole masterplan, when finished:





*Clarence Dock

Over 600 appartments, office space and resturants/bars etc. in a huge development alongside to Royal Armouries museum. The project includes several phases:

1. two 11 storey residential towers, linked by a lower terrace of terracotta clad appartment blocks - under construction



2. Glass clad offices (5 stories)

3. Clarence Tower. It was hoped that this tower could be up to 25 stories, although the poposal just submitted is listed at only 20 stories.




*Mayfiar - Approved
85m Tower up to 28 stories, on Westgate and Cropper gate, effectively wellington road, near the BT building (westgate central). Work should start spring 2005




*West Point
Complete overhall of the old 65m tall Royal Mail building. Includes demolition of the old podium block and recladding of the main building, plus an additional two 'wings'. Development will include 350 appartments. U/C


*Blue. Complete
16 storey residential tower on Little Neville street. Around 50m tall with brick cladding.



*New York House
46m tall, 15 storey residential block. Unknown status. Some claim it has been approved, but there is no council record. No construction activity.




*City Island, Gotts Road U/C

Two 14 storey residential towers under construction. Plans have been proposed to add (it apears) an additional 16 storey cascading tower and a 10 storey office block. A 8 storey office building has already gained approval



Second phase including a block up to 17-stories has been proposed.


*Ibis Hotel, Westgate/Marlborough street:

Complete




*'Aspect 13' Lovell Park Road. Complete
250 flats in a development up to 13 stories hidden behind the Halifax bank building


*York Street, Quarry Hill
Two buildings;
One dance studio with attached 14 storey appartment block (approved), and one 13 storey building (proposed).


*Trinity One: U/C




*Portland gate.

Mixed use scheme behind the civic hall on the site of a present-day carpark. The council is in the process of choosing a developer for the site. This is one (rather uninspiring) option:







Redevelopment of existing towers:

*K2 Recladding of Dudley House (61-65m) and conversion to appartments - complete



*Tower House
Recladding of Leeds' 2nd tallest. Complete




*Park Plaza Hotel. Complete
Recladding of former Gaurdian Royal Exchange House (77m) and conversion to hotel + drastic changes to podium block.




*The Headrow/Albion Street
Redevelopment of existing midrise plus increased height of podium block to provide shops, offices and 60 appartments

That (above) is an absolutely stunning pic, xapoph. Even more so when that big gap is eventually and inevitably filled, eh?

Someone claiming to work at the office building next to the Bridgewater Place site says they have been informed construction is imminent.... fingers crossed.

Now there's definite signs of activity, with portacabines and other stuff moving in. Looks like Leeds will be soon getting it's first real skyscraper

Actually I love that side of the tower...its gorgeous!

Nice projects overall, most look similar to a lot of what is being built in the Manchester, or at least what I have seen here on the forums.

Good news; The council is holding an exhibition of 3 possible proposals for the Criterion Place site, right in the heart of the city and close to Bridgewater Place. All 3 designs are tall apparently, and one designed by ian simpson is at 47-stories. The area is covered by a temporary carpark at the moment, and the council have been inviting proposals for the last few years. Clearly the city centre location and close proximity to the rail station means this is going to be a prime site, and won't be wasted with shoddy midrise crap.

....and it appears the council have made the decision early if our sources are to be trusted; Ian Simpson architects are the winner with this striking 44 (or 47) storey tower plus a smaller block



Impact on the 'skyline' (with the only just U/C bridgewater place)

There are possible rumours that this could start next year. Plans for a 26-storey residential block appeared, and then were withdrawn days later - nobody quite know what's happening, and if there will be a repeat.

Recent news about Bridge House suggests that it will be 85m, making it the 5th tallest new building (and 5th tallest overall) to be built in Leeds

I've updated the first post with all the recent news. Plans have been released for a development on Globe road that includes one building that appears to be around 28-30 stories. Renders have also been released for the approved Bridge house.

More intersting news:

* Victoria Hall, Wade Lane: 23-storey (75m) block of student flats proposed next to Tower House (terrible design though)

*'Ha Goyh' office block proposed for Whitehall Road. Great looking glass government office block, up to 12-stories (53m)

*Plans for the above also suggested a 30-storey residential tower will be also proposed for Whitehall road, but no other details yet.

*Bridge House will be 85m (roof) and 96m (spire) tall, and almost enriely clad in glass. The design has been increased in height 3 times now, so presumably Leeds council are demanding something more special for this location.
