PEMAJU hartanah, Land & General Bhd (L&G), kini kembali mengetengahkan jenamanya dalam industri pembangunan hartanah tempatan menerusi pengenalan projek pembangunan komersial terbarunya - 8trium@Sri Damansara.

Pengarah Urusannya, Low Gay Teck, berkata menerusi pembangunan itu, syarikat yang kini bebas daripada belenggu hutang, berupaya menawarkan satu rangkaian hartanah mewah yang membabitkan gabungan suite pejabat, peruncitan dan kemudahan bersantai dengan nilai pembangunan kasar melebihi RM1 bilion.

Katanya, 8trium@Sri Damansara yang akan dibangunkan di Bandar Sri Damansara, Petaling Jaya itu, akan menawarkan pelbagai keluasan tapak binaan yang bermula daripada 5,000 hingga 7,130 kaki persegi bagi lot pejabat, manakala 46,000 hingga 57,000 kaki persegi bagi lot unit komersial.

Dengan status pegangan bebas, projek itu turut memiliki pelbagai kemudahan sampingan lain yang dijangka menjadi daya tarikan tersendiri, iaitu kemudahan kolam renang, gimnasium, kafeteria, surau yang lengkap dengan perkhidmatan lif, kemudahan internet dan sistem pengawalan keselamatan 24 jam.

Beliau berkata, setakat ini, pihaknya hanya menetapkan cadangan harga hanya bagi jualan unit pejabat, iaitu bermula daripada RM380 sekaki persegi.

“Kami yakin pelancaran 8trium baru-baru ini, mampu meletakkan semula Bandar Sri Damansara, iaitu projek hartanah utama kami, sebagai lokasi setanding dengan hartanah pembangunan lain,” katanya.

Low menambah, menerusi 8trium@Sri Damansara itu, ia dijangka berupaya meningkatkan sumbangan segmen hartanah sehingga 50 peratus kepada pendapatan kumpulan bagi tahun kewangan berakhir 31 Mac 2011.

8trium adalah menara pejabat komersial setinggi 21 tingkat yang mengandungi suite pejabat dan runcit dibina atas kawasan seluas 1.06 hektar.

Katanya, sehingga kini, 60 peratus daripada 8trium@Sri Damansara telah dijual dalam enam minggu pertama pelancarannya.

Selain menumpukan kepada pembangunan 8trium@Sri Damansara, beliau berkata, L&G turut merancang menjual atau membangunkan dua bidang tanah di Sungai Petani dan Johor Bahru, masing-masing dengan keluasan tanah 14.58 hektar dan 4.86 hektar.

“Kami masih dalam perbincangan dengan beberapa pihak untuk membangunkan tanah di Sungai Petani secara usaha sama, manakala di Johor Bahru, ia masih lagi di peringkat kajian,” jelasnya.

Projek baru bakal jana pertumbuhan sederhana

PETALING JAYA 16 Sept. - Land & General Bhd. (L&G) yakin mampu mencatatkan perolehan lebih baik bagi tahun kewangan yang berakhir pada 31 Mac 2010 berbanding RM37.6 juta, tahun lalu berikutan pelancaran dua projek hartanahnya yang baru.

Dua projek itu ialah 8trium, projek pembangunan bercampur dengan kos bernilai RM160 juta dan projek kondominium mewah bernilai lebih RM1 bilion di Bandar Sri Damansara, di sini.

Pengarah Eksekutifnya, Ferdaus Mahmood (gambar) berkata, pelancaran kedua-dua projek baru itu merupakan sebahagian daripada strategi untuk menjana pertumbuhan jangka sederhana kumpulannya.

"Kami yakin kedua-dua projek itu mampu meletakkan semula Bandar Sri Damansara sebagai lokasi setanding dengan yang lain," katanya selepas Mesyuarat Agung Tahunan (AGM) L&G, di sini hari ini.

8trium yang terdiri daripada dua menara pejabat komersial setinggi 21 tingkat mengandungi suite pejabat dan runcit dibina atas kawasan seluas 1.07 hektar.

Kondominium mewah yang dijangka mengambil masa antara lima hingga lapan tahun untuk siap akan dibangunkan di kawasan seluas 16.8 hektar.

Menurut Ferdaus, sebanyak 80 peratus daripada Menara 2 8trium sudah terjual dalam tempoh 10 minggu selepas pelancarannya pada Julai lalu.

"Pada masa yang sama, kami sedang berbincang dengan pihak yang berminat untuk membeli secara en-bloc Menara 1 yang mana kerja-kerja pembinaan dijangka bermula Oktober ini dan siap pada hujung tahun 2011.

"Kami mengunjurkan jualan kasar bagi 8trium sebanyak RM110 juta setelah siap sepenuhnya," katanya.


Tambahnya, kerja-kerja pembinaan untuk kondominium mewah yang berharga sehingga RM400 sekaki persegi pula dijangka bermula pada pertengahan tahun depan tertakluk kepada kelulusan tempahan pembangunan daripada Majlis Bandaraya Petaling Jaya (MBPJ).

Beliau berkata, kedua-dua projek yang bakal merupakan mercu tanda kumpulan bergerak ke depan mampu meningkatkan tahap operasi selain meraih keuntungan operasi dan meningkatkan pendapatan.

"Bagi strategi jangka panjang, kami mencari peluang membeli bank tanah baru dalam negeri dan luar negara untuk pembangunan hartanah pada masa depan

"Selain itu, kami juga sedang meneroka usaha sama dan pakatan strategik berpotensi dengan pemilik tanah," ujarnya.

Selain hartanah, L&G kini terbabit dalam sektor perladangan dan juga pendidikan.

Land & General eyes more land purchases

KUALA LUMPUR: LAND & GENERAL BHD (L&G), the developer of the Bandar Sri Damansara township here, plans to acquire more land in the Klang Valley to undertake more commercial and residential projects.

Managing director Low Gay Teck said the land purchases would be financed via the company's internal funds and bank loans.

"It's a mix... commercial and residential," Low told reporters today at the groundbreaking ceremony for L&G's recently-launched 8trium @ Sri Damansara, a mixed commercial initiative.

The estimated RM160 million project on a 1.1ha (2.65 acres) of freehold land, comprises office and retail components. It is due for completion in 2012.

L&G to build condo, residential units

Land and General Bhd (L&G), developer of the 1,200-acre Bandar Sri Damansara, aims to develop the remaining 45 acres of the township next year, its managing director Low Gay Teik said today.

He said the company hoped to get the authorities' approval by end of this year and planned to develop a new condominium and residential units.

Asked on its other landbanks in Johor and Sg.Petani, he said L&G had no plans to develop the land there for now.

"We believe it's not the time to develop yet. We will wait for the right time before developing the land," he told reporters at the company's ground-breaking ceremony for its 8trium mixed property development project in Petaling Jaya today.

L&G is consistently looking at acquiring new land and also at joint venture possibilities, Low said.

"Currently, we are in talks with several parties to acquire new landbanks for new mixed-commercial and residential development in the Klang Valley," he added.

On the 8trium project, he said the project is due for completion by 2012.

With a gross development value (GDV) of RM160 million, 8trium is a mixed commercial development project combining a two-storey retail podium and 260 units of office suites contained in two suite towers.

Since the launch in July, 90 per cent of the Tower 2 has been sold, while the Tower 1, launched 10 days ago has recorded almost 30 per cent sales.


"I believe, based on the current response, we should achieve 90 per cent sales for both towers by middle of next year," he added.
The project is expected to contribute positively to its financial year ending March 31, 2010. -- Bernama

L&G upbeat on sales of units in 8trium towers

Property developer Land & General Bhd (L&G) (3174) expects 90 per cent of units in its two commercial towers in Bandar Sri Damansara, Selangor, to be snapped up by June next year.

Dubbed "8trium", the commercial development comprises a two-storey 100,000 sq ft retail podium and 260 units of office suites contained in two blocks.

The development has a gross development value of RM160 million and makes up 90 per cent of L&G's unbilled sales.

"Tower 2, which was officially launched this July, is over 90 per cent sold. Meanwhile, 30 per cent of Tower 1, which was launched 10 days ago, has been taken up," L&G managing director Low Gay Teck told reporters after the 8trium groundbreaking ceremony yesterday.

The project is slated for completion by the first quarter of 2012.
The developer is also looking to develop another 16.18ha in Bandar Sri Damansara.

"We have submitted the necessary documents for the approval of the relevant authorities for a residential development there," said Low.

L&G is also in talks with landowners to pursue land deals in the Klang Valley, for either residential or commercial developments.

"We don't have a target landbank size, but what we look for is valuable land. Our business direction is to consider areas that are sought after," he said.

The land purchase will be financed via bank borrowings and cash reserve.

L&G also has undeveloped land in Sungai Petani and Johor.
