..details are yet to be finalised (we are both being flexible). They are looking at a soft opening sometime in July at the earliest, with a relatively well known american artist to come to Perth in August, for a BIG opening then.

Don't want to get too ahead of myself... but it is looking really positive.

I just had an interview for my (hopefully) new career at one of the renovated shops on William Street, Northbridge.

I agree that EPRA are doing very good things along william street. However, they are not keeping their promise of affordable rents. When I applied for one of the smaller shop fronts the rent was over 3k a month. They also tried to double The butcher Shops rent (they told them to fuck off) and tripled the didgeridoo shops rent. They have also individually selected the type of shop they want in each building. its good they are keeping the brands out but can you really plan diversity??!! food for thought.

Butcher shop got a 50% increase I was told. Some shops (such as Butcher Shop) have been asked to stay. This even includes that Chinese newsagent near the didgeridooshop, and even joy tours will still be present (amongst others).

3k a month is about $700 a week. Pretty affordable for what will be, before long, one of Perth's best eclectic retail strips.

You know I'm a cynical bastard when it comes to government intervention and northbridge, but I'm actually feeling more comfortable about the whole thing than I was a month or two ago.

I am actually revising my retail plan from earlier last year, just not in the EPRA sites and with out the coffee component. Found a nice tenancy down that little arcade where urbanistar is.

I think its funny that EPRA asked them to stay yet still increased their rents...

That's right. They were probably planning on it anyway, but figured they may as well apply and save themselves some cash. The cost for the total if all those buildings was quoted at $700 000.

That's not a bad rent for the area - my partner pays about $120k p.a. for a small shop in Morley Galleria.

i also think $3k a month is pretty reasonable for what must be at least 80 sqm including some storage etc. works out to around $450/sqm for pretty good retail space.

The City of Perth is in danger of becoming overrun with luxury apartments at the expense of affordable housing for the city's 35,000 key workers, a study has found.

The Affordable Housing Mapping and Incentives Study, commissioned by the City of Perth, found the business district was becoming more polarised demographically as upgrades and redevelopments pushed out lower income workers.

The study, completed by Sydney planning company Judith Stubbs and Associates, said between 1996 and 2006 the median weekly rent in the city increased 113 per cent to $250, while the median individual income rose by only 60 per cent to $626.

It found that two-thirds of the 734 low-income households renting in the business district and the 99 low-income homeowners were under "housing stress", spending 30 per cent of their income on housing.

It said of the 700 dwellings sold in the City of Perth over the past 12 months, only 10 per cent were affordable to low-income earners.

The study, endorsed by the council's planning committee on Tuesday, warned that without council intervention through incentives for developers or mandatory planning policies forcing them to offer smaller, cheaper apartments, the situation was unlikely to improve.

It predicted a need by 2031 for at least 1750 affordable rental dwellings for the city's 35,000 low to moderately paid workers.

Voon Chai, 25, who has lived in Perth's business district since 2007, said apartments were expensive. She needed the help of her parents to buy her apartment in Hay Street last year.
