信德和新地及新世界合作發展的紅磡漆咸大廈重建項目,項目有機會於明年登場。此外,信德將研究通過各種方式吸納土地,稍後亦將研究勾地表地皮。

另外,信德旗下薄扶林豪宅靖林餘下三個單位,並獲準買家出價洽購,發展商將以「一間貴過一間」的策略推出。

建48層高住宅連酒店

信德集團銷售總經理梁焯鏗表示,由信德、新地及新世界合作發展的馬頭角漆咸大廈重建項目,項目有機會於明年登場。事實上,發展商去年底為項目完成補價,涉及金額為十一億三千四百七十三萬元,平均每呎樓面補地價三千零九十二元,據了解,將建一座四十八層住宅連酒店,住宅部分共二百六十三伙,而基座則設有一間兩至三星級酒店,提供介乎九十至一百零八個酒店房間。

他又說,雖然政府修訂紅磡分區大綱圖,但該項目依然可以地積比六倍發展,高度為主水平基準以上一百五十米,成為區內高限中可發展最高的物業,相信具競爭力,現時該盤只處於開則的階段,單位設計等等細節,則仍然有待研究。

靖林餘三複式戶待沽

他續說,信德旗下的薄扶林靖林,現時共有三套複式單位可供出售,面積同為三千六百二十方呎。

早前,雖然有意向人士出價近七千萬元洽購,平均呎價逾一萬九千元,惟發展商意向將朝着呎價二萬元作為目標,因此,暫時仍未添新成交。

至於澳門方面,梁氏指系內壹號湖畔,現時僅餘特色戶可供推出。鑑於旗下的不少項目已告推售,因此,是時候增加土地儲備,集團將通過研究各種方式吸納土地,稍後亦會研究勾地表內的地皮,看是否有合適的項目。

Lack of projects hurts Shun Tak

New accounting standards covering gains on investment properties failed to lift Shun Tak Holdings' interim profit from the doldrums.

Despite a gain of $107 million booked from the revaluation of its investment properties, the group yesterday reported a 2.3 per cent drop in profit to $210.7 million for the six months to June.

The drop was mainly due to a decline in contributions from its Hong Kong property development business, with operating profit from the division down 72.45 per cent year on year to $92 million, largely due to a lack of new projects.

"This decrease in operating profit is attributable to the completion of the sales of residential units at Liberte in 2004, and the reduced revenue from sales of the remaining residential units at the Belcher's," the company said in an announcement.

Turnover dived 39.94 per cent to $1.34 billion, while basic earning per share amounted to 10.1 cents against 10.9 cents previously.

The group said it expected to wrap up its 12-year quest to acquire Chatham Garden in Kowloon, a Hong Kong Civil Servants' Co-operative Building Society (CSCBS) site for redevelopment purpose, by the end of this year.

Shun Tak started the acquisition process of the site in 1993, at the same time that it launched the bid for another CSCBS property, Belcher Garden in Pokfulam, which was redeveloped into the Belcher's.

"Redevelopment of Chatham Garden into luxurious residential apartments is under planning. The expected gross floor area is approximately 366,000 square feet," said the announcement.

The group will also start building a luxury residential project at 124 Pokfulam Road, which can generate a gross floor area of 33,000 sq ft. The project is expected to be completed next year.

Ferry services contributed a profit of $92 million, down from $96 million last year despite an increase in passenger numbers, due to a fuel price increase of almost 50 per cent.

漆咸大廈重建2幢商住樓

【明報專訊】由信德(0242)、新地(0016)及新世界(0017)合作的紅磡漆咸大廈重建項目,首度獲屋宇署批出建築圖則,可興建2幢32層住宅連商業樓面(於4層平台及2層地庫之上),項目原獲城規會批建一幢48層住宅連酒店項目,現由一幢轉為兩幢。項目已支付11億元的補地價,申請開工紙後,即可動工重建。另新世界的車公廟站上蓋物業項目,亦獲批出建築圖則,可建4幢38至40層住宅(全於3層平台之上)。
