Well the city is pretty adamant about having about 3,500 units, 35% of which have to be for lower income people (you know, those making under 100k). Pellis group was th eonly one of the three that didnt inlcude housing so we'll see how that plays out.

I think for something this tall, it's going to be hard pressed to get people to buy a unit 100 floors up in the air! The best scenario is a condo-hotel, wheras the bottom half are condos and the upper half are hotel rooms. something like what the Hyatt is building in Pudong, China. I for one may want to experience sleeping on the 100th floor (just once), but will not want to buy one and live like that as my residence. But a condo-hotel may pencil out for a higher offering price to the TA. If SOM-Rockerfeller can raise their bid north of $300 million, I think they may have a shot.

That would be absolutely unfortunate to pass on the SOM design. If San Francisco were to build a guaranteed global icon up there with the likes of the Golden Gate, Eiffel tower, the Statue of Liberty or the Sydney Opera House, they'd forge ahead with SOM's breathtaking and unique design.

I have a question for you Bay Areans on the know:

Say the Pelli design wins. Would there be any chance the SOM design would take place on one of the other proposed sites where a tall building is planned? The skyscraper only of course, not the base.

I like the 2nd one the best i think... Even though its not that great. I like the 3rd one, except for that overwhelming amount of useless and ugly metal bars all wrapping around the tower.. if the stupis webbed bars were removed, i'd like it.

Skidmore's transit terminal alone would be an excellent addition to San Francisco.

New York should be in awe of the city's transit ambitions. Even the proposal is audacious! Go bold or go home.

The jury recommended Pelli-Hines as their first choice, and SOM last. The TransBay board meets Thursday, when they are expected to consider the recommendations of the jury, and select one proposal for further review.

On what basis? The only information in this thread about the transit terminal is in the jury report, which rated it a poor third. Most of the discussion in this thread is about the tower, which is not the transit terminal, merely the means of paying for it.
