Nan Fung Wins Tender for Wan Chai Site

Nan Fung Development, a privately held mid-tier developer, has won the tender for an Urban Renewal Authority development site in Wan Chai.

Nan Fung outbid nine developers such as Cheung Kong (Holdings), Henderson Land Development and Sino Land for the site at 235 to 245 Queen's Road East, the authority said yesterday.

The 4,070 square foot site near Wan Chai Market, which can provide a gross floor area of 35,200 sqft for residential and commercial uses, will be Nan Fung's only residential project in the area.

Prices for the project could reach at least HK$5,500 per square foot due to strong demand for residential units in the area, Ricacorp Properties managing director Ivan Ho said.

Meanwhile, expressions of interest from developers are due today for a residential project by the authority in Tai Kok Tsui.

This one is actually quite badly blocked by the Zenith towers and another commercial tower nearby. So I guess most of the harbour-facing units won't actually have sweeping views.

Developers keen to refurbish historic areas of Wan Chai

Two developers have shown interest in refurbishing old streetscapes in Wan Chai after an invitation to submit proposals was launched by the district council last year.

In a bid to extend its sphere of influence in Admiralty, Swire Properties, which owns commercial tower Three Pacific Place, has proposed revitalising the open gardens and improving pedestrian networks next to the tower with a budget of HK$25 million, according to a district council paper to be discussed today.

Swire's proposal covers three public gardens and a recreation ground on Sun, Moon, Star and St Francis streets. Apart from repaving garden areas, facilities, including benches, lighting and shrubs, will be added to the open space to make it more community friendly.

On Moon Street, street lamps will be redesigned, and signs improved to highlight the history related to missionary activity in the area. Walls will be designated for arts activities and mobile retail stores will also be allowed. The project will take one to two years to complete.

In a bid to revitalise the Blue House cluster, St James Settlement has also proposed working with Nan Fung Group, which has a property nearby, to refurbish the surrounding areas of the cluster, the paper said.

In the NGO's proposal, a social enterprise will be established to promote the culture and history of Stone Nullah Lane, site of the Blue House cluster. Hygiene and facilities for the disabled will also be improved.

But the project, which is expected to be completed in 30 months, was criticised by the special committee, formed by some district councillors and government representatives to oversee revitalisation efforts, for being too vague and devoting too much time to consultation.

The committee also asked the NGO to clarify Nan Fung Group's commitment.

Peggy Lee Pik-yee, a district councillor on the special committee, said the council would have to discuss today whether it would support Swire Properties to pursue its proposal.

Consultation with residents would be necessary as the project area included several residential towers, and a study would be needed if the public supported it, she said.

Ms Lee said the council also had to consider the financing plan and seek government support. "The district council has only financed small-scale local projects and does not have joint-venture experience with private organisations for such a big project."

Meanwhile, at the open-air markets in Tai Yuen and Gresson streets, shelters, properly connected to power, are being installed over some of the stalls to improve the market environment and lower fire risks. The stalls will no longer have to rely on illegal sources of electricity.
